About Karleen Ward

Karleen and I (Phil) were both born and raised in Northern California. The Tahoe Basin has always been a second home to us and over the years we have come to appreciate its wealth of beauty more and more. Although we ski less than we did when we were younger we spend countless hours / days hiking and snow shoeing throughout the valley and peaks surrounding our Tahoe home. We look forward to sharing this wonderful location and home with you and your family and friends.

Karleen Ward purchased this house in 2004

Why Karleen Ward chose Tahoe City

It's unique. There is no location like it in Tahoe. Seriously.

What makes this house unique

Skiing, Snowshoeing, Cross Country Skiing as well as Hiking and biking trails during Summer months can be accessed from the home.

Great cabin - perfect for our MLK getaway weekend!

  • 5 of 5

My family stayed at this home over MLK weekend...and we had a fabulous stay. Karleen and Phil clearly cared a lot about making sure that everything was well organized and ready for us. There has been a TON of snow in Tahoe this season, and they went out of their way to personally go to the house the day before we arrived to make sure that the 4 feet of new snow was shoveled and that we would have no problems accessing the home. Overall they were very easy to communicate with. The house is very comfortable and clean...we loved how it was decorated. And it's location by the Sherwood lift was excellent. So much nicer than driving to Alpine Meadows, whose parking lot was closed due to the amount of crowds. We would love to come stay in this home again. Thank you so very much! (In case anyone was wondering....Verizon does work here but the other services were spotty)

Secret Hide-away

  • 4 of 5

Loved it! Tucked back about 3-4 miles off the main road giving it a secret hide-away get-away for all! Peaceful and quite. The house was a bit smaller than expected and a bit older bathrooms and kitchen, but very good condition and very clean too.

Terribly disappointed

  • 1 of 5

My family and I were not happy with this rental house. The owners have it up for sale and it's clear it hasnt been cared for properly. I had read one bad review but there were some good ones so I decided to rent it. Big mistake. Even opening the front door was a challenge it took awhile to get in. The place was not kept clean starting with the BBQ grill which was so filthy we couldn't cook on it. And the porch where the grill was also had not been swept in awhile. The hot tub cover was water logged and it took three adults to remove it, water level was low n water was dirty. We couldn't use it. Micro oven didn't work either, it was one thing after another. This was a rental that wasn't ready for quests. The worst was the dead mouse I found in the living room sofa along with insects and food particles. I found it by following the horrible smell that permeated the living room. I then took pictures of all of this, called the owners and sent them the pictures. Their excuse was to blame the cleaners. And told me they would fire them, and that should satisfy me. They refused to reimburse me half of what I paid. Staying here put a damper on our vacation that we were all looking forward to. My grandkids were horrified about the dead mouse. I felt that they should have never rented this place in that condition. I told them I was going to write my review and the owner threaten me by saying she would write a bad review on me. Imagine that! I feel others should be aware of this place.

Owner's Response: We spent considerable time trying to please this guest and in the end they demanded more than a 50% refund for their 4 night stay or they would write a bad review. They also mentioned that this was their first experience renting a home (difficulty using a lock box) a hotel might have been a better choice for them. This house is located in the middle of the Tahoe National Forest so I would urge anyone that might be upset by the possibility of seeing critters who share the forest (mice, chipmunks, bears) to not rent a house in Tahoe. We have a professional cleaning service that cleans our home after each renter. We have many positive reviews that confirm the cleanliness of our home. Unfortunately, but not shocking, a mouse got into the house prior to their arrival. Our microwave is new, they just couldn’t figure out how to operate it. We have a brand new spa cover and lift.

Stay away.

This is NOT a "ski in ski out" property despite being listed as such. At best it is a 30 minute walk to a lift. You cannot get two cars into the driveway either. I don't know why the owner wouldn't let the guests use the garage, especially when there is heavy snow. The TV didn't work. We didn't even try the kids DVD's stored on the closet. The rental is up for sale and the owners don't seem to want to improve it at all-- IKEA coffee cups, just about every plate is chipped, the upstairs shower is rife with mold, light bulbs are burned out, the bath soap offered was 1/8th inch thick (never seen a soap bar that small), the front door only opens with great difficulty (it's stuck and needs repair), the dishwasher creaks loudly, towels are cheap, some doors are warped and don't close, etc. And then the guests are asked to clean up by putting linens and dishes in the washers or "Failure to complete these check-out tasks may affect your deposit refund". Wait a minute, you already pay a very healthy cleaning fee?

Just so you know I am not making this up, the open area of kitchen, dining (on a picnic bench) and living room is quite nice.

But if you are taking this to ski, stay away.

Owner's Response: Wow, I guess after 8 years of renting our house on VRBO we have been so lucky to have some wonderful, thankful, appreciative guests. But sooner or later someone like this negative person comes along and we are forced to defend false statements. There are many false statements in this review and we find it disheartening to have to defend them. You can walk from our front door to the Sherwood Bowl Lift in 5-7 minutes. I'm not sure what route this renter took to the lift, but we've been walking to the Sherwood Bowl Lift for 15 years from our house, often with kids in tow (wearing ski boots) and it's never taken more than 10 minutes. Given the fact that we had a record snow fall winter, the front door weather stripping has been tasked which may have caused it to stick. However, neither of the two exterior doors are warped nor any doors in the house. Before this guest booked our house he explained that his family does not watch TV. This might explain why he was unable to understand the remotes controlling the media system. The TV does work. When he said he didn’t care about the TV he mentioned that he would appreciate the spa being available so we drove 4 hours round trip to clear the recent snow fall from the spa make sure he had access to it. There is absolutely no mold in this house. The master shower panel has some sun damage where the sun shines in through an adjoining window. All of our bath towels are Macy’s Hotel collection as are the bed linens. As the photos of our house show, we do not have a picnic table in the dining room. 2 cars fit comfortably in the driveway. 3 cars when snow is not present.

nice ski house

  • 5 of 5

Nice house in a lovely peaceful location. Loved having the hot tub on the deck. Just a few tips - I neglected to check which Alpine lift this was, Sherwood does not service green territory if that is a need for you. It's approx 25 mins to the Alpine base. Also, no Wifi, if that is important to you. :)
