The minute you pass through the door into this fully equipped Chef's kitchen with its cherry cabinets, Bosch and Electrolux stainless steel appliances, and wet bar you will know-"this is a special family home, not

just a traditional rental."

From the kitchen, you will step down into the 400 plus square foot sun room with its brick floor, gas log fireplace, comfortable wrought iron furniture, a large flat screen TV and a table for dining. This room is a magnet for gathering and overlooks the patio and backyard.

If you want al fresco dining you can arrange the tables from the two patios to accommodate 12.

From the sunroom, you will step up into the formal dining room for eating or for card playing or puzzles. From there you enter one of the four large common rooms. This room has a gas log fireplace, large bay window with window seat and plenty of room for many to gather and share memories or for one or two people to sneak away and enjoy some quiet time.

When heading for the first floor bedrooms and baths you will pass the cozy den on your left with its queen sleep sofa and pocket doors. These doors allow for privacy if the need arises to use this room as a sixth bedroom.

There are four more rooms on the first floor.

The first floor Master suite has its own bath, a queen bed, and twin trundle beds. It is adjacent to a very large study with gas fireplace and comfortable leather furniture, flat screen TV, desk and printer for those who have to work. The study overlooks the second patio and the gardens at the rear of the home. This can be a family suite or can be perfect for a couple wishing to have their own private space.

The other two bedrooms on the first floor each has two twin beds and share a bath off of the hallway.

There are pictures of all of these rooms with the listing. All five bedrooms plus the den and sunroom have ceiling fans in addition to central air.

You now ascend the bridal staircase to the second floor. At the top of the stairs to your left, you will see the Great Room with its wet bar, distant views of the water and steps leading up to the roof deck.

If you look to the right of the stairs you will see the magnificent Red Room with it four poster bed, private sitting area (that is also a full-size sleep sofa) and your own very special black and white bath. The bath has a cast iron soaking tub and a rainforest shower. The room is perfect for the bride to be and her attendants prior to the wedding. (many brides to be have stayed here, including my own two daughters.)

The second bedroom on this level (the Blue Room) has a queen size and a twin size bed. There is a fourth bath in the hallway that services this bedroom as well as general guests.

The Great Room has numerous 6 foot in length windows that overlook the property. In addition to the wet bar, it also has a large flat screen TV and tables for playing games.

The easily accessible roof deck has reclining chairs for sunning and three tables that seat twelve. From here there are distant seasonal water views-sometimes as far as the Atlantic. There are also views of the Mill Pond and the drawbridge.

The outside lot is professionally landscaped with a lush green lawn and a wide long expanse at the rear of the house for lawn games or just relaxing.

The closest Beach, Oyster Pond, is just a 10-minute walk away and downtown is a 15-minute walk. There you will find many restaurants and shops.

Veterans Field, the home of the Chatham Anglers, is less than a mile away. The entrance to the Cape Cod Rail Trail for biking off of Crowell Road is about a mile away.

Wonderful stay on the Cape!

Stayed at Paul's house with a group of Harvard Business School students over labor day weekend. We came with sky-high expectations given the property's phenomenal reviews - and they were surpassed. The house is simply stunning. The furniture is so beautiful, and there's everything you could possibly need and WAY more available (about 5 different sets of wine / champagne glasses e.g.). Feels like luxury stay at a mansion. It's very obvious that Paul himself spends time here, and this couldn't be further from a "summer rental" home. This brings me to Paul himself - Paul is wonderful. Super responsive throughout, and very kind. He took care of my every concern, no matter how minute. The last day, he even let us stay longer than originally agreed to because we wanted to drive back later. House itself is in absolutely fabulous location, easy walk to town and beach. The street the house is on is one of the nicest streets in Chatham. I'm very thankful Paul let us be his guests, and we'll be certain to be back soon.

"The experience was first class"

Pleasure to say we had a wonderful experience on our recent stay at Cape. Starting with beautiful landscape to well equipped Kitchen to luxurious living rooms, spotless bathrooms and spacious bed rooms. It turned out to be more then we expected as depicted on the website. The Sun room and Backyard patio was THE BEST! Downtown Chatham and clean beaches was all worthwhile.We highly recommend this beautiful house to have the best experience at Cape.

Beautiful home, great location

This is a lovely, immaculate home with abundant spaces both inside and outside to relax. The kitchen is well stocked, which made it easy to prepare meals at home. Perfectly located on a private road a short walk from town, the beach and many restaurants. The owner, Paul, was very responsive to our many questions and was extremely helpful in making suggestions for places to eat and sights to see. I highly recommend!

a week in paradise

The house is in a very quiet neighborhood, essentially no traffic. The posted picture does not it justice, it feels larger. The house is furnished with love and attention to detail. All things worked fine and the very good german washing machine and dryer in the large basement are a nice plus.

Chatham and the beaches are in walking distance.

We would love to go back .

Great house. Would definitely stay the again.

This house provides all the room and amenities we needed when our group (12 ladies) visited Chatham this spring. When we arrived the house was very clean and the owner had provided instructions for us. We cooked several evenings and the kitchen was well stocked (lots of plates, glasses, etc.). Lovely neighborhood; easy walk to Main St. and shopping. I would definitely recommend this home to a friend.

About Paul McGrath

Visited Chatham for the first time in 1977--fell in love with the town and knew I would be back. After spending two and a half years looking found this very special house in a fabulous location close to the house we rented the year before. It was a three bedroom, 2 bath-since then we have done a 2,000 square foot addition adding 4 more rooms. Two more bedrooms, 2 more bathrooms and two more common rooms. This house holds SO many memories for my family and for the families of our many tenants. Both of my daughters were married in Chatham and had the wedding group at the house prior to. The house has hosted a 60th wedding anniversary, several 80th birthdays, many parents of the bride or groom pre wedding, and dozens of extended families gathering to create memories.

Why Paul McGrath chose Chatham

The LOCATION! Quiet, private neighborhood, large lot with much room for outdoor activities. Add to that a 10 minute walk to Oyster Pond, a 15 minute walk to downtown. An after dinner walk down to Stage Harbor or a one mile bike ride to the Lighthouse Beach are added extras. The house has always been loved and it shows.
