Greetings:

My name is Deborah. My husband, Tim, and I have been traveling to the Cancun, Mexico area for the past 10 years. Although we had been to numerous resorts in the Cancun region, when the LaAmada construction was finalized in 2009, we visited the development and fell in love with the location, luxury & privacy of the prestigious LaAmada community and its world class marina. After several years of dreaming of owning a property in LaAmada, we came upon an opportunity to lease a LaAmada penthouse unit from Alvin Downs, who purchased the unit back in 2008. On the third day of our stay in this amazing LaAmada penthouse, we knew we had to find a way to own this incredible property! Although the property was not currently for sale, after much discussion, Alvin graciously accepted our offer to purchase and we were successful at acquiring this beautiful Caribbean gem! Over the 5 years that Alvin owned the property, he had hundreds of guests from all over the world stay at his beautiful condo and enjoy La Amada as much as we did. It is with open arms and open hearts that Tim and I welcome all past guests back to this slice of paradise, and encourage future guests to consider this amazing experience as well. We are absolutely committed to providing the same excellent service to which previous guests have become accustomed. Ernesto will be continuing to actively manage the property on our behalf, and provide any requested services to make your stay comfortable; including transportation to and from the airport, purchasing groceries and beverages for your arrival, private cooking, as desired, and assisting in any way he can to meet your vacation needs! Far walk to beach; Pros and Cons - 4 adults June 2017

The condo itself is gorgeous! The outdoor patio was amazing (it's not beach view but far away behind the trees and side of other buildings you can see the ocean). The beach is a long walk. The grounds and pools are pretty, but we weren't pleased to learn there was no hot tub. I specifically searched for a hot tub unit and its advertised as having an indoor and outdoor hot tub. It's also a ghost town there. For the first 2 days we didn't see another person around besides workers. It sits right next to Beloved which is busy so it was a little reassuring we weren't completely secluded.

We had inquired about beach and pool service and were told they do have a Beach Club restaurant but we weren't told they are only opened from 11am-6pm. Definitely recommend having groceries. We never made it to the recommended restaurants that are described as a "short" walk. One, it would not be a short walk and two we actually couldn't see what path we were supposed to take and there was never anyone around to ask or signs. That's also the downside to this being so secluded and vacant. You can't just stop someone to ask a question so if you don't really know your way or have a plan on excursions you're a little lost. We did try and ask their provided concierge about excursions but she wasn't much help at all. We popped in at Beloved and they helped us tremendously!

In the beginning of booking we had some discrepancies in pricing based on what vrbo shows and what owner was telling me. After a lot of back and forth she agreed to honor the vrbo rate. We checked in for 6 nights and realized we only had 1 towel each so I emailed her. She told me that's all they provide as outlined in the agreement (which it's not) and she and her husband only use 1 bc they don't feel they "get very dirty" but were welcome to wash them. The unit is described as providing laundry soap but there was none and the dryer doesn't dry. A 2nd email came over saying she would have Ernesto (who is great btw!) bring more towels bc she wanted us to enjoy our stay. It seemed passive aggressive and she could have just responded with that first.

We chartered the yacht and its a 5 star! Patricio was amazing!! Overall the unit is beautiful but it's too far from the beach for our preference and too vacant. We like privacy but this was on another level. We feel it was a little oversold without full disclosure and falsely advertising a hot tub wasn't appreciated. Especially when that's a designated search

Owner's Response: We are pleased to issue a correction to this guest's comments. We explain that our penthouse is privately located and has an ocean view, which is correct. It has a full ocean view on the North side of the expansive balcony, which is visible from our photos posted on the site. The beach is only a 5 minute walk. We explain this to all our guests. In our opinion, this qualifies as a "short walk." The LaAmada Residences have spa tubs, rather than hot tubs, and it is advertised as such. Due to the extremely hot temperatures of the Caribbean climate, no one wants to sit in steaming hot water. Not sure why this was important to this guest, but she never specifically inquired about this prior to deciding to rent. No beach restaurant is open 24/7 because it is on the beach. We have private chef services we offer at a very economical price (less than $10.00 per person). This guest booked chef services twice and then cancelled them with very short notice to our chef. We also provide a Grocery List and advance shopping services that our Property Manager takes care of for our guests. All our guests absolutely love his convenient option and use it so that they arrive to a completely stocked kitchen. The pathway to take the "short walk" to the nearby restaurants is immediately behind the penthouse and the 24/7 security guard is available at all times to provide directions. Our Property Manager is also available 24/7. As to towel services, our Lease Agreement is very clear about the towel service for our guests and we delivered free additional towels immediately to these guests, upon their request; even though we should have charged an additional fee pursuant to our Lease. As to the issue with the pricing, we have 3 different websites for our property and this guest was looking at a different website pricing. Once I explained this to her, I agreed to give her the lowest advertised rate. This guest was very concerned in advance of booking how she would retrieve her security deposit and what conditions would have to occur for it not to be returned. Perhaps this was a clue to their behavior. According to the feedback from our Property Manager, this guest was intoxicated most of her stay and the 2 male adults in the group were running around and hitting each other like "spring breakers" every time our Manager saw them. While I am sorry that these guests did not have the time they expected to have, our luxury penthouse is not suited to partiers.

Luxury!!

Deborah's condo is even nicer than in the pics. Ernesto was great. Well equipped and supplied. Very comfortable beds. Very quiet. This condo is part of a large complex that didn't do well during the recession. As a result not all units were sold and it was sold off in pieces to different developers. But this has not affected up keep or service. Other than the beach club which had nice light fare (ceviche guacamole salad fresh coconut) however there are not restaurants in the part of the complex where the condo is located. There is one hotel that will allow non-guests but it was about a mile away and since we had no car we would just take taxies downtown or to hotel zone. My family loved that we had so much Undisturbed peace and quiet! The spa was beautiful but we decided to use an independent spa in the hotel zone called bamboo spa which was great and less than half the price. Overall we highly recommend this condo if you are looking for luxury and a bit of solitude!

Great time

We had an absolutely relaxing time here at this location. Ernesto was the best of answering questions, groceries prior to arriving and dinner recommendations. The condo itself was beautiful, we all took naps on the patio in the beds/loungers. We only had 5 people on the beach or pool. The beach pool and beach, we were served by the restaurant at the beach club. We walked down on the lighted trail to the hotel. Just ck into hotel with your I'd and let them know you want to eat there. Great relaxing vacation. Be sure to get your pessos at the airport and enough for your visitime. It is expensive to exchange there and best to use them. Loved the condo for our family and roof pool!

Gorgeous private and quiet!

We rented 2 penthouse condos - one being this one and one across the hallway. Both of the units are managed by Ernesto. This condo was absolutely stunning and our group of 8 people enjoyed every minute in the 2 units. The unit is very comfortable with everything you need for a week stay. There are 2 beautiful seperate bedrooms/bathrooms and they are comfortable, clean and large. The King suite was incredible with a comfy bed, seperate bathtub, glorious rain shower and patio door to the super large deck. The other bedroom has a Queen bed with a futon for extra guests and a small kitchen area. That room also has a whirlpool tub in the bathroom. The main area is equally beautiful and large. The kitchen has everthing needed (a few more kitchen towels would be nice) There is wifi that worked great and satellite TV so you can watch TV if needed but you are in Mexico so that is unnecessary to us! The view from the property is more jungle but it is serene. We loved the view from the other unit as it looked out directly over the Marina and there was much to see. There is bottled water provided and there is a washer/dryer combo machine if you want to do laundry. Be aware that it really doesn't dry the clothes so there is a drying rack provided and we had no problem with the clothes drying on the deck.

Ernesto is a great caretaker and he was readily available by phone. He cooked for us the first evening and it was an amazing dinner - (we should have had him cook for us multiple times) He will also provide transportation and other services but we made those plans ourselves.

In regards to the property, be aware that it is quite quiet. The beach is awesome and the beach club is gorgeous and we pretty much had the property to ourselves. We had many drinks and lunches at the beach club and the prices and quality of food and drink is excellent. We scheduled a private dinner on our last night there and again it was outstanding - would do that more than once as well. You do however have to book that the day before. They were so accomodating that they even changed their day off to cook for us!

We would totally recommend this property if you are looking for a quiet place to totally unwind and enjoy the beautiful scenery.

As far as the owner, she is great to work with. She and her husband had just purchased the property and she has great communication - I highly suggest renting their place!

Oh - the rooftop pool is amazing!
