About the property

Gorgeous house, 3 Bedrooms, 2 Full Baths with ocean views!

“We had our first family vacation with our little boy (1 yr old) and we're glad that we found this hidden gem area (Chatham) and got to stay at Matt's house. The house is exactly the way described and very comfortable for family to stay (esp with the little one). It was spacious and clean with quite neighborhood, perfect for those looking for peaceful family vacation. Matt was very quick and helpful to answer all our questions before and during the stay. Beds were very comfortable and all the amenities (including washer/dryer) were convenient to use. We felt very welcome and satisfied with the stay. We will definitely choose to stay at Matt's place next time we're in Cape Cod. ”

...from a guest review (May 2016)

Enjoy views of Nantucket Sound and 3 minute walks to the beach from this newly-renovated Cape Cod gem. Our house sits across from quiet conservation and wildlife wetlands complete with sandy nature trails to Cockle Cove, bird watching, and the historic site of the Marconi tower. No need to drive to the beach.

We have proudly completed extensive renovations on our home to make it as comfortable, practical and fun as possible! You'll enjoy new stainless steel appliances, newly purchased decor, furnishings, and furniture that is all tastefully done in a charming 'potterybarn-esque' style. The master bedroom has a queen bed and crib for a child with an attached, full bathroom and closet space galore. The second bedroom has two full-sized beds (big enough for a couple on each) and the third bedroom has a king-sized bed. Our home comes fully loaded with board games and toys for kids (and adults who still act like them), beach supplies, tons of movies, wifi and - let's not forget - the newly built outdoor shower!

The white sands of Forest beach meets the warm waters of Nantucket Sound which boasts some of the clearest, warmest, sandiest waters on the Cape. Its warm, quiet water make it perfect for young children learning to swim while older kids and adults enjoy sailing, windsurfing, and snorkeling. The sunsets are amazing, the beach never gets too busy since there are only 20 parking spaces (unlike hundreds at other beaches in the area) and there's a 1-mile walking trail along the conservation area of the beach where you'll see Osprey parents feeding their babies.

Catch glimpses of passing sailboats on the ocean as you enjoy sunset barbecues, lobsters, and cocktails with family and friends on the front patio. Or head into town for world-class dining and shopping on Main Street, a summer band concert, or a Chatham Angler's baseball game. Don't miss the Chatham Band on Friday nights...bring the blankets and get there early, it's a MUST see!

Why Matt Snyder chose South Chatham

We are close to everything but far enough away that you can really soak up the peace and quiet. Walk across the street to the conservation land first thing in the morning and enjoy a cup of coffee on the secluded bench...you'll know exactly what we're talking about :)

What makes this house unique

- beach location

- peace & quiet

- outdoor shower

- huge front patio

- access to neighborhood tennis & basketball court

- fantastic neighborhood

- near the bike path

- one of the biggest beaches in Chatham is also one of the least busy due to parking limitations

Guestbook comments from the owner

Beautiful, clean home with updates and nice decor (much better than the dark wood paneling and outdated decor typical of beach houses)Our kids loved it here. Quick easy 2 min walk to the beach, which is safe for kids (the nantucket sound water here is much warmer and safer than the atlantic side of chatham). forest beach is great because it doesn't get the crowds that the other beaches do, but is still a beautiful beach, with incredible sunsets, and great walking trails for about a mile down

A nice stay in South Chatham

  • 4 of 5

Our last trip to the Cape had us staying in South Chatham in a quaint small home walking distance to the Nantucket Sound. The proximity to the sound was great fun and the kids enjoyed picking shells and walking on the beach. The home was accommodating for a small family and had most amenities. It was also fairly close to the Bike Trail which was a great easy ride and a Highlight for the parents. The weather was good sleeping (cool nights), but I imagine it may get stuffy with the right amount of heat and moisture. Matt the owner was helpful and pleasant to deal with.

The Perfect Vacation House!

  • 5 of 5

My family of 5 stayed in Matt's house over the Memorial Day weekend and it was absolutely perfect! It was clean, plenty of room, fully stocked with everything we needed, including fun games and puzzles for my girls. Matt was more than accommodating with information and tips on what to do in the area and where to go. It was close to the main downtown area and also a nice quiet beach. In addition, we left a computer there and Matt let me in the next week to pick it up. He was more than helpful and responsive with this unique situation and we can't thank him enough. I highly recommend his house and we look forward to coming back soon!

Very Responsive Host, Perfectly Located Home

  • 5 of 5

We stayed at Matt's home in August, 2016 and found both the location and the home to be perfect for our needs. Walking distance to Forrest Beach was a plus as well as the short drive into downtown Chatham. We traveled with a 10 month old and the home was very baby friendly. With ample toys and room to play it made our stay much easier. Oh and let's not forget the crib in the master bedroom. Huge help. Would gladly stay again.

Cozy, spacious, lovely beach house

  • 5 of 5

We are booking our second summer with Matt, he asked that we write a quick review of our experience from last summer....happy to do so! We are excited to come back for another trip with our family of 2 parents, 3 kids (age 3, 5, 8) and 2 grandparents. The reasons we're coming back:

1. The location (you can see the beach in the distance from the front yard, we even heard the waves one night!). We also like being away from the hustle and bustle of downtown in the peak of the summer...much more peaceful being just a few minutes drive out of town

2. The house...Pottery Barn decor, cool breezes, great layout, comfortable beds and couches, and it was very clean

3. The games and toys...it was so nice to leave most of our stuff at home and enjoy the toys, puzzles, games, and art supplies

4. Matt is very easy to deal with, very helpful when a couple issues came up (we forgot our beach bag at home with all of our beach chairs, buckets, shovels and toys...Matt brought us some within an hour of us just asking "where's the best place to buy these in town"!)

Can't wait to get back this summer for another week on the Cape, thanks again Matt!

Perfect little gem in Chatham!

  • 5 of 5

Our family fell in love with Chatham and Matt's house, it was the perfect home for our week in the Cape! The house is spacious, with tons of common spaces for family dinners and game nights. The bedrooms are well situated and very comfortable. It was really hot when we stayed here, but the house stays cool even during the days because of how close it is to the ocean. We loved the breezes and had to close the windows at night (classic Cape Cod where it gets chilly at night even in the peak of summer). We also loved the outdoor shower and the grill.

As far as location goes, it was ideal: we liked being a few minutes drive to downtown Chatham but away from the busy (almost chaotic) feeling in town when it's peak season. There's a few quaint, cute restaurants in the area and Stop & Shop is just a few minutes away. Forest Beach is great because it has very few parking spaces, leaving it mostly for the neighborhood. I also liked that we could see it from the house and walk there in a few minutes.

Definitely coming back with my family next summer, thanks again Matt!

The Cape Cod bike path is 3-5 minute ride from our house, it's a great (and often unknown) option that's very close to us. Basketball and tennis court are just around the corner and available for everyone's use!
