What makes this condo unique

Being just one floor up from the ground, this condo provides a terrific, unobstructed view of the Gulf and easy access to parking, pool deck etc. Are you tired of waiting for elevators in skyscraper resorts during the busy season? Walk up one flight of stairs and you are at your door if you don't feel like taking the elevator.

Not Good!!!

  • 1 of 5

I have stayed in many places over the years in PCB including The Dunes Of Panama. The only thing that I have good to say about this unit is that it was on the first floor and close to the pool. It was VERY outdated. The door knob to the front door is broken, so it takes forever to lock the door from the outside or unlock the door. The showers had mold on them. The master bathroom had a hairball in the floor and please do not walk barefoot. You will have black feet. There was chewed chewing gum on the back on the bed along with dirty socks left in the smaller bedroom. The balcony had cigarette butts all over it so I know it had not been swept. The kitchen chairs where broken. The furniture in the living room was not comfortable. The couch was broken down and we were afraid to sit in the chair that swiveled because it felt like it would break at any minute. It was definitely not worth the money we paid. Very disappointed that someone would offer this to families and not even make sure it was cleaned.

Everything but the condo itself

  • 3 of 5

It is really sad that there are so many issues with this condo and it has the potential to be so much more. Panama City is absolutely beautiful and so much to do. The beaches are immaculate and the water is crystal clear. The Dunes is a wonderful family friendly well kept place to stay. Before I booked I asked the property manager if the issues in previous reviews were resolved and they assured me they were. The condo is dated and quite frankly filthy. There are holes in the ceiling above the Washer and Dryer and in the guest bathroom. The carpet in the bedrooms is dirty. The walls and furniture are sticky and dirty. It is a pet friendly unit and there is pet hair on the couch and chairs. It really felt as though this condo did not recover from Spring Break. In 10+ years of renting from VRBO this is by far the most dissappointing. I actually booked Labor Day week in Bdg C after looking at the difference in units so it had nothing to do with The Dunes. I will say that when the garbage disposal wouldn't work (with the last tenants food still in it), maintenance had it fixed in 2 days. Same thing with the Comcast TV component. Mainteneance was there quickly and it is the owners fault that this condo is in such disarray. We had an incredible week in spite of the condo issues and will definitely be back to the Dunes in Sept!

I liked the less crowded beach!

  • 5 of 5

The owner is very friendly and helpful. This was our second stay at this condo and we plan on staying there again! The walk down to the beach is wonderful! The distance from the wooden walkway to the water is very short so no long tiring treks across the sand! The pool was very clean also. The condo had plenty of dishes but I was on vacation so paper and plastic for me! LOL It's a great deal!

Don't rent this condo! The condo is dated - needs repairs! Ridiculous check out time!

  • 1 of 5

A dated condo with some uncomfortable furniture in the living room - except for one chair. The beds were comfortable but the queen bed didn't even have a mattress pad. The condo was first floor so people passing on the driveway would look up as they passed by. One woman even stood there chatting on her phone and smoking! We paid a cleaning fee but were instructed to strip the beds and put towels and bedding in the laundry area. The freezer doesn't work. Check out time is ridiculously early - 9 am Central Standard Time. I would never again rent a condo from the owner of this unit. I used a credit card to pay the original amount due but I was instructed by the owner that if I wanted to use a credit card on the remaining balance I would have to pay a $75.00 fee for that privilege. (I will pursue it with the VISA card company but I'm pretty sure that it's a misdemeanor in FL to charge that high fee on a small balance due.) So I sent a personal check and it took over two weeks AFTER the check cleared my account for the owner to acknowledge final payment had been received. In the meantime I was getting "payment due" notices and finally received a "late" notice which insinuated I might lose my reservation!

Great view but lots of maintenance issues

  • 2 of 5

The view was great and the bed was comfortable and that is about all. Lots of maintenance issues that could not be fixed until we left. Rental company and owners allow pets but property management states only the owners are allowed dogs. Gave us a nice scare in the middle of our stay that we were going to be told we had to leave. Fortunately nothing more was said. But be aware this could happen to you. Also condo needs lots of updates/remodeling/repairs. Not too happy with the price we paid for an off season time and all the maintenance issues.

Dirty and desperate need of updates.

  • 2 of 5

The property looked like it hadn't been cleaned in a year. Dirt and dust piled up in corners on the floor and on the toilet paper dispenser. The toilet had a huge black stain inside it. The ceiling in the hallways we're bowed and moldy, at any given moment they could fall. The carpet was filthy. The master bedroom bed was very uncomfortable. There wasn't any toilet paper supplied when we got there like it said on the app that it had nor was there any dish towels supplied. The bath towels supplied were stained and we got two per person and there was only 3 of us so I had to do laundry daily. Which the dryer took 3 times dry 1 load. The hot water heater is no good because we never had a hot shower. The hot water lasted maybe 2 minutes at the most. While we were there they started renovations on the building so we constantly heard loud drilling and we had to dodge construction crews. The outside of the grounds has a lot of large roaches. This condo was not worth the price at all. It truly was a bad experience and the owner really needs to check out his place, because if he is paying people to clean and up keep it, he might want to check into that because it's not being done. I imagine they'll have other dissatisfied renters also.
