The villa was designed to take advantage of the sultry, soft trade winds with the main dining/living area opening up completely to the outdoors. Comfort and elegance with a Caribbean flair is the theme throughout the villa and continuous on with the Mediterranean style terrace with arched colonnades. The main level includes a spacious living area, state-of-the-art custom kitchen, dining area with oversized island, bar area with beer fridge and ice maker and a full bathroom. Keeping in mind privacy and spaciousness, the villa offers two equal size master suites on the upper level with more ocean views and oversized outdoor terrace with seating. The bedrooms have tasteful local furnishings, king size beds and your own private en-suite bathroom. The layout of the villa provides for separation between each guest room, ensuring the privacy of each guest. In addition, there is an charming 'suite' available as a third bedroom option. The 'Suite' has its own entrance with a tropical Queen size bed, private terrace and a full-sized kitchen with bathroom & shower. The private terrace offers cozy garden views as well as ocean views.
There are a total of three levels of decking with private decks/balconies from each of the three bedrooms.

We are a super busy family with 3 growing boys looking for the perfect place for our vacation and when we first saw this property in 2010 we knew it was the perfect vacation home for all of us with the large open spaces and oversized terraces and close proximity to the beach. It has something to offer each one of us.

The very secluded and quiet “Dawn Beach” is the perfect getaway yet close enough in proximity to all the excitement you want and it has one of the nicest beaches with great snorkeling. St. Maarten is one of the few Caribbean islands left where you can still get a beer right on the beach for a mere few dollars, or have lunch, a burger, fries and a cold beer for under 10 USD.

Beautiful property but needs a bit of TLC
We just returned from 8 days at Twin Palms. What an enjoyable trip! The food on St. Martin is beyond compare! The property is beautiful but a bit neglected. There are items that are in disrepair that we noted other guests commented on several months ago. As an example - the ice maker in the bar area is still not working. The dishwasher has a serious leaking issue and has had one for several weeks. We were told "not to worry about it". However, when we used it the first time and the suds crept onto the tile by 2 + feet we opted to hand wash the dishes the rest of the week. Roofing material and other construction items are being stored on the driveway. The door to the downstairs apartment entryway is missing the glass. An outside light has fallen off the supports and hangs from the wire. The pool filter broke two days before departure and was not repaired before we left. Many of the items are minor but it gives the property an air of neglect. The inside of the Villa is beautiful. Very comfortable. However - It was a bit strange to arrive to pack and play cribs and roll away cots set up in the bedrooms. We were able to tuck them away but we should not have had to go through that exercise as the property manager was aware we were four adults renting the villa. Regarding the view - it is important to note that the view is only visible from the right hand side of the terrace. The pictures give the appearance that you have a full view from the terrace. That is not correct. We were ok with that - it is still a beautiful view. However it should be made clear. Also, the walk to the beach is significant. The path down from the property is covered in vegetation, dirt and rocks - not a path you want to take in flip flops. At the end of the path is a road which you must take about 50 yards and then two flights of stairs down to the Weston Property - a walk through the Westin Property to the beach. We did not take on the challenge of walking to the beach through this path. We did venture down the path for a morning walk in sneakers but had to watch our footing and didn't like walking through the vegetation. We take an annual trip to a different island every year and rent a villa for approximately the same amount we paid for Twin Palms. We would rank Twin Palms in the top tier but the issues of neglect and the path to the beach prevent it from being a top choice.
Hello Lise, thank you for your lovely review on the beautiful island of St. Maarten and our villa Twin Palms. Our reviews are very important to us and we wanted to give you a quick update in all fairness to our future guest whom are considering staying with us and to reassure them that we "DO NOT" in any way, and never have, neglect our villa and can be so attested by the many, many lovely reviews we have collected over the years. The dishwasher has been fixed (we had to drill a new drain through thick exterior concrete wall - no easy fix), debris has been removed (we just finished replacing the roof), path has been cleared and gardener has been made aware (we are in our 50's & 70's - and use our private path daily to reach the beach, in flip flops of course), pool filter has been fixed (most items have to be ordered from the US), children's playpen issue has been addressed with Roselia - you should not have had to do that and we sincerely apologize, exterior light has been fixed (tropical depression a day before your arrival) and our second brand new ice maker, in a year, was en-route on a ship to St. Maarten when you wrote your review. Unfortunately we could not find one plumber on the island that was able to fix our 1st brand new ice-maker which only worked 1 day after bringing it on a plane all the way from Canada. We were disappointed to say the least.
Villa Twin Palms offers beautiful endless views of the ocean with views of Tintamarre island in the background and a steady stream of sailboats & catamarans going in and out of Oyster Pond. The view of the pond is partial yet in no way does that diminishes the beautiful views Villa Twin Palms offers from our 2 main expansive patios and many of our previous guests that leave us wonderful 4 & 5 star reviews enjoy the beauty of their tropical surroundings, including our amazing views, when staying with us at Villa Twin Palms.

Perfect for a short getaway
Our travel plans got cut short but the owners and staff members were incredibly accommodating and helped our trip go smoothly. The house was beautiful and had nice greenery with several fruit trees. Overall a lovely place to vacation.
WOW!!! Amazing view and amazing Villa
First let me preface that I am very seasoned traveller- taking ~20 business trips a year in addition to my vacations. I have a high standard for lodging as I spend so much time in hotel rooms. I’ve also travelled all over the world and St. Maarten ranks #1 or #2 for beauty, amenities such as nice grocery stores, and dining. I’m not a big shopper, so I can’t really comment on that (I only bought food on this trip)
This was our first time staying in Dawn Beach. I can’t tell you how much our family loved the Twin Palms Villa. The house is amazing. Lots of open space to hang out and relax with a view is to die for. Our favorite thing about the house was sliding doors that you can open and make the entire living area indoor/outdoor.
We were a family of 3 with our best friends joining. We all love to cook, so we thoroughly enjoyed the kitchen (gas stove!), dishwasher, microwave, blender and almost anything you could want. I’ve never had a rental that had knives that were sharp enough to actually cut things so we were delighted- pineapples? No problem ☺ We all drank the water from the house- tasted great and no issues.
The pool on the terrace was a big hit and a highlight for our son. I loved that I could be making a meal or cleaning up the kitchen and he could be playing in the pool just steps away. He loved the assortment of noodles & pool things for guest use. As others have noted, the beach is just a short walk down the hill and everything you need is in the house- we used the beach chairs and umbrellas several days. We also visited Orient Beach and Mullet Beach, we loved them all, the day at Mullet was quite rough- the waves were very strong so my young son did not enjoy it as much as Orient which has a nice gradual slope so he could play easily in the gentle surf.
The house is kept immaculate- the housekeeper is a sweetheart and a very hard worker (I think depending on how long you stay is how often she visits). The bedrooms are very comfortable- views are (again) amazing. The beds are super comfortable and the AC is nice to use in the evenings but you can also leave the windows open. Towels and bedding is very nice-
The owner, Lia is a gem to deal with – she is very responsive online and all recommendations she provided with the welcome letter were spot on. Lia, thank you for sharing your beautiful home – we would rent again in a heartbeat!
Wow, thank you! We've had many nice reviews over the years but yours is definitely one of the nicest and we thank you for taking the time to write it. We strive to keep the villa in top shape and it is always nice to know it is appreciated. We certainly could not do it without our fantastic housekeeper Rosealia whom keeps the place super clean and comfy.

The house is beautiful, and two of the rooms were great and have lovely balconies from which you can while away the time over coffee in the mornings, and breathe in the seemingly endless supply of ocean directly in front of you. My friends preferred the balconies, I took my morning coffee on the loungers by the pool, and fantasized about changing my life ;) Watching the small boats that would meander by only added to the absolutely perfect view. We were there 8 nights for a conference, but I also spent many hours just chilling and reading by the pool, as our conference was only a five minute walk down to the Weston. Beware, the wasps that I found down the path/stairs near the chairs actually do sting - one got seriously angry with me for sitting too near it.
The upsides - very large house with literally everything you could possibly need, and everything was very comfortable. There was almost no way you could want for any creature comforts in that house, everything was provided for you. The only thing I could have wanted for was antihistamine when the wasp tried to end my life early, and that was my fault for not packing any form of medicine for such normal travel events.
My issues were: pool was not heated and was small - not awesome as like many I assume the pics of the pool were a big draw, downstairs studio was really not appropriate for our group (though would be perfect if you had teenagers traveling with you, etc. as it was actually cool - just not for our needs and we had already paid for it so that was a bummer) - we ended up not using it at all. We had a few extremely uncomfortable experiences with one of the cleaners who liked to show up unannounced, was very loud and really disruptive. It was so problematic that I finally called the management office on the last day to discuss it with them. They assured me it was not normal and that they would handle it, which I hope they have done, as I'm usually pretty easy going so to set me off that badly it was really an issue.
Overall - for what we paid I thought we got a very good value. Minus the cleaning issues. And the studio we did not use. The view is killer if you like the water and you are only a five minute walk down the path to the beach. I wasn't that jazzed about the neighborhood due to lack of viable restaurants etc., but you are definitely in a good part of "town" and the homes really are gorgeous.
Don't Hesitate - it was all this and more!!!
Just got back from a week at Twin Palms and was very happy with our choice. It was perfect for two couples to share and the home had all the amenities you could ask for. Wonderfully stocked with the essentials that you need (t.p, paper towels, sugar, spices, laundry detergent, soap, etc.) and was very clean. You can tell the owners know how to be good hosts. Pool was small but nice and the pool guy came a couple of times during out stay. Location was great - we liked being so close to the Westin Casino and spent many nights there as it was an easy drive home. Owner's were great to work with although sometimes a little slow to respond - understandable as the Wi-Fi is always on island time and doesn't always work - just be patient. The views from the deck and bedrooms are to die for and waking up every morning to the sound of the surf was great. The home is located within a gated community and also has an alarm system so we felt very safe. I would definitely recommend this home.
Lovely villa with spectacular view
This villa was great. My husband and I rented it for 4 nights. It would be perfect for 2 couples.
To be super critical... I wish it had been a southern facing view. We only had sun on the deck before 9:00am... and thus the pool was cold for afternoon swims or evening dips. The owner said the house had a heater for pool - but they never came to unlock it. Never saw the downstairs apartment but it's not something you'd want to stay in - no view all overgrown.
We loved bikini beach at orient. Went to pineal island one day / lovely but go early to get a front row chair- land by 11am. Dined at oyster pond Daniele ( mr buzbys) and la shambala ( killer view) and Le pressoir in grand case- all great.
Rented car from Avis- we had a little sand on seats and they charged us a sand fee of $10 - so beware . Overall Great trip - great people great food great villa.
Twin Palms is convenient to the newest casinos, restaurants and spa on the island. There is also Zip Lining at the Loiterie farm with a obstacle course.....fun for all and a must.
