Delightful 3BR+Den/3BA Home: Gazebo, Hot Tub, Porch, Short walk to Quiet Beach
This lovely three-level, contemporary home is situated just a short block back from a quiet beach that's reminiscent of the movie classic 'Summer of '42'. If you're looking for a quiet, relaxing vacation away from the traffic and hectic pace of Rehoboth, Dewey, Ocean City, and other nearby Atlantic beaches, Broadkill Beach will delight you. While best suited for a party of eight, the house can accommodate up to 11 people.
The road into Broadkill passes a championship public golf course. It then winds through the Primehook nature preserve, a birdwatcher's and nature lover's paradise -- putting you back in time to an era where tranquility and open space still exist. The preserve with its pristine waterways for you to explore, is a favorite with kayakers and canoeists. The road ends in an inviting development of charming homes with a single road that parallels the beach.
Set back from the road, the house is on a triple lot surrounded by trees, affording ample privacy. The main living level includes a modern kitchen, the second bedroom with its South West decor, a full bath, and an expansive great room featuring cathedral ceilings, sky lights, a wet bar and fireplace. Through sliding glass doors, the great room opens onto an enclosed sleeping porch with expansive windows that provide the best birds eye view of Broadkill's famous home town 4th of July Parade. The front porch with a sofa,rocking chairs, and coffee table also provide an inviting and quiet place for persons to enjoy their early morning coffee or use our wireless Internet access to catch up on their latest emails.
A flight of stairs with open views leads up to a master bedroom suite with a king-size bed, a sitting area, a private deck that affords views of Broadkill's spectacular sunsets, and two skylights that provide enchanting vistas of the myriad of stars visible on a clear night. Lie in bed and test your ability to identify the stars and constellations; or simply delight in the view.
Our spacious ground floor includes a cozy third bedroom with a queen sized bed, a full bath, a separate sitting area with a futon, and a den with a fold-out sofa, Captains bed (single) and a comfortable T.V. /gaming area. The ground floor, which can be closed off for privacy, is perfect for a second family or elderly parents having difficulty climbing stairs.
Behind the house is a large screened gazebo, secluded by trees and equipped with a hammock, a hot tub that easily accommodates four (fabulous on cooler evenings!), a gas grill, and a large octagonal picnic table for casual dining. Between the gazebo and the main house is an enclosed outside shower with a separate dressing area.
The beach is just a three minute walk away over a charming wooden walkway that protects the dunes. Sheltered by Cape Henlopen on the south and Cape May on the north, its waters are relatively calm. And best of all, the beach is rarely, if ever, crowded. Families build campfires on the beach; and well-behaved pets are welcome.
While Broadkill Beach is 'away from the madding crowd', it is far from being isolated. Broadkill's general store is just a short walk from the house, and carries a little bit of everything including wonderful homemade donuts on weekend mornings. And if you have a desire for first-class shopping or a taste for the variety and excitement of the larger resorts at any time during your stay, Lewes, Rehoboth, and Dewey can be reached within a half hour or less. And even closer-by, the the old and charming town of Milton offers a refreshing kayak trip through the town along the Broadkill river followed by a delightful imbibing tour of the Dogfish Head Brewery.

Why David Pass chose Broadkill Beach
We loved the quiet location, the uncrowded beach where we could walk forever(and have our dogs walk with us), the quaint country store with great ice cream and sandwiches (and recently, kayak rentals), being in the Nature Preserve (it is fascinating to see the multitude of birds that frequent the preserve), being very close to great golf, and being able to sail and kayak from the beach OR Canoe down the Broadkill river! It seemed like a step back in time where life was calmer and less hectic, hence our choice of 'Summer of '42' for the name. Broadkill is a calm beach where the waves are minimal, yet great surf is available in the nearby Cape Henlopen State Park (which also has great biking and hiking trails and a dog-friendly beach. Broadkill is a unique place away from everything where time seems to stand still, yet just a quick hop in the car to the excitement of Lewes, Rehoboth, the Lewes-Cape May Ferry and other places of interest. We just plain fell in love with it!

A Wonderful Time
My wife and I along with our dog stayed here for a several weeks in September. The house is lovely; open, airy and flooded with natural light. The covered deck with hot tub, grill and picnic table is a great space. We spent a lot of time out there! Our kids came down on the weekends and there was plenty of room. The first floor is almost like a separate living area.The owners are wonderful people who could not have been nicer or more accommodating.
Great location just steps to Broadkill Beach. The beach is fantastic - a hidden gem. Beautiful, laid back and very quiet.
I can't say enough about our stay at Summer of 42. We had an amazing time there and will definitely be returning.
OK, but needs a lot of updating and TLC
The gazebo and hot tub were truly a joy. The house was large enough to sleep everyone, but the downstairs bathroom had problems (i.e., alarm going off/malfunction in the macerator, or whatever it is called, for the second week in a row -- previous tenant reported difficulty with this). The beach IS beautiful and quiet...and full of horseshoe crabs. If you don't mind swimming with them around -- and trying to not step on them -- you've got an idyllic little situation. Be forewarned that this quiet beach is the BAY and that you have to travel for about 20 mins. by car to get to the FANTASTIC ocean beach in Lewes. It is worth the trip, which brings me to my central point: we will be staying IN LEWES next time, not 20 mins. outside of it. The furniture in the house was acceptable and probably new/cool/o.k. in 1982-1984, but absolutely needs sprucing-up/replacing in many instances. (The huge sofa/couchy-thing in the living room, for instance.) The kitchen isn't stocked too well and the knives were dulled to the point where they couldn't be relied on to cut a tomato. We had a great vacation and were in the hot-tub almost every night, but the house is over-priced for what it offers. It is considerably off-the-beaten-path and in need of TLC.
Walking distance to private beach. No crowds. Nice home. Covered screened-in porch w hot tub. Relax
Pros: Easy access within 3 minute walk to private beach. Nice sand. Decent waves on the bay just off the ocean. Local general store has a bit of everything including deli for lunch sandwiches. Also beach, fishing gear and bait. Food Lion and dollar store about 10 minutes away. Rehoboth about 20 minutes away. Nice house. Sleeps 6 comfortably. Can add two more in sleeper sofa. Good washer and dryer. Dishwasher and microwave also good. Big gas grill and nice hot tub with large picnic table in enclosed screened-in porch. Wifi good.
Cons: Only a few minor ones ... musty smell in family room. We just bought a bottle of Febreze and it was fine. Beware and be prepared for mosquitoes. Not in the house, but outside and in particular walking to and on the beach.
Great vacation home
There is NO communal pool as listed in description and agree there could be some updating in the kitchen, but overall, great place to stay. Owner is responsible and very nice. Plenty of room for large family. Very close to the beach. Dogs are allowed and welcomed in this beach community. No crowds on beach. This is the place to stay for a relaxing vacation. Close enough to Rehoboth if need to go to boardwalk.
Fourth of July Blast
The drive into Broadkill Beach is wonderful however, that does not prepare you for the step back in time that you have when crossing the bridge. In Love - we have spent many summers in Fenwick Island this is what Fenwick once was. For the family! Our granddaughter just turned two and we were looking for a place that would offer space for our families. Upon arrival David & Phyllis were there to greet us. What a fantastic couple, they made us feel welcomed. The floor plan of this home is fantastic! With that said I would suggest that you bring All your own bed linens, the master bedroom does not stay cool so you will want to keep the blinds closed and ceiling fan going, keeps it much cooler. The Hot Tub was great end to busy days! We also brought our dogs and this property is very dog friendly. Over all cleanliness of the property was a challenge for me, only because I am a bit obsessive due to the fact that our granddaughter is at the stage of putting things in her mouth the five second rule applies in her world!
When visiting the beach for the day you must be prepared for VERY HOT sand but once you make it to the water you quickly forget that part. We anchored rafts and floated our day away. I can say with out a doubt Broadkill Beach will be seeing more of us! Especially on the weekends, the doughnuts at Broadkill store are to die for! Great memories were made.
Good and bad
The good first. Broadkill is a nice quiet beach, only a few minute walk from house. The house is laid out well across 3 floors, allowing for some separation at night. The gazebo is very nice with hot tub, grill and table for 8. The ice maker in kitchen freezer spits out ice quicker than I've ever experienced with ice makers, this is a plus! We bagged some of the ice, as not to deter it from its mission and had plenty for our beach coolers.
Now the bad. The house is very dated, I don't know about 'summer of 42' but it screams 1980s and hasn't had its bathrooms or kitchen renovated since. Old countertops that anything spilled stains, no garbage disposal, old linoleum floors that stick to your feet no matter how much you clean them. Poorly equipped, small kitchen. Main level bathroom had faint smell of urine likely from bad wax seal, and sink clogged. Walls in areas terribly marked up and/or dirty.
I did address these issues with the owner and he is fixing them. You can expect likely some better kitchen equipment, toilet smelling nice, a sink that drains and fresh paint.
Bottom line, my rating is based on the fact I felt it was overpriced for its condition and lack of updates as compared to similar properties in the area.
Adjacent to Primehook Nature Preserve, a birdwatchers paradise! Canoe or kayak on Broadkill river, which cuts through the Nauture Preserve. Less than 4 miles from The Rookery public golf course & club which features great golf, a restaurant, lessons, and a pro shop.
