If you've ever wanted to wake up in an old fashioned lakeside cabin, with views of water sparkling below in your own sandy cove, while your boat waits for you on a private dock, this is the place for you.
This big A-frame looks directly down the lake from 2 expansive decks (an upper and a lower). The view has has been described as 'the best view on the Lake'. Make sure to bring your binoculars!
The house is extremely private with no houses on either side, and is surrounded by oaks and pines. There is level off street parking for 4 cars and plenty of off street parking.
Your rental includes 2 lots, side by side, and you have exclusive use of both lots. The house is on one lot, and sits higher to capture the views. The lot next door has the waterfront area and is accessed via a trail down from the house to the beach and dock. There is no building on the waterfront lot, and the lots appear to be one property (please see pictures to get a clear idea of the proximity of the house to the lake).
Please note trail slopes down from the house and is uphill from the beach. This is a moderately steep climb and may not be suitable for the elderly. Alternate access to the beach area is from the launch area which is next door to the beach area.
The beach area has a big U-shaped newer dock for your boats. There is also a sandy area with chairs and a picnic table so you can spend the day at the water. You may use our big red canoe or the paddle boat to cruise around the lake. Wakeboard, water ski, jet ski, tube, kayak, or simply float or swim in the lake. The waterfront area is on slow water (meaning boats can only cruise slowly in this part of the lake). You can launch around the corner at the homeowner's launch facility and will be approximately 5 minutes to the fast water.
There are 3 levels on the house, each level has a full bathroom. There are 2 master bedrooms, each with a king bed and a lake view. The other 2 bedrooms have a total of 3 queen beds. There are also 2 living areas so the kids can have their own space to play games and watch TV.
The dining area has a big round table that will seat 8. There is also a bar with 2 barstools and another table on the deck for dining. You will find a well-equipped kitchen and a china cabinet with everything you need to serve your group. There is also a newer gas grill on the deck.
We will consider one or two well behaved dogs with an increase of $25 per dog to your rent. There is a large dog run that is off the lower deck so your pup can be outside in a secure enclosure.
The best thing about the house is the ability of the group to hang out and enjoy the vacation in so many different areas. Play on the beach and dock area, watch the action on the upper deck with the killer view, hide out and play cards on the lower deck (completely shaded with furniture and a porch swing), watch a movie in the game room, cook, talk, and drink wine in the main living area, or hide out in the loft to read, watch TV or work on the computer (there is Internet access).
If you are a 'lake' person, a 'boat' person, a view person or someone who wants to 'graduate' from camping this could be the perfect vacation for you.
SPECIAL NOTE: This rental is on the same street as VRBO rental 236862, so if you have a big group, and need 2 houses, please check out this rental. It is owned by a different family, but the 2 houses have been rented together on several occasions for family reunions, etc. and would give you 2 large private docks and an good expanse of beach area.

We are Bay Area professionals that have used the house as a weekend retreat for the 19 years we have owned it. We have spent many happy summer days swimming and boating, only to retreat to the deck for dinner and star gazing in a state of relaxed exhaustion. Why Janet chose Copperopolis
We originally owned a weekend house in Santa Cruz, but found we never really used it. My husband grew up boating, and my son loved wakeboarding and snowboarding. I wanted a cabin-type retreat, a view of water, and a place to stick my toes in the sand. My Internet research all pointed to Lake Tulloch, which I had never heard of. But when I drove into town, and first saw the Lake, it was love at first sight. We still believe it is the best kept secret in Northern California and it only takes us 2 hours to get there.
What makes this House unique
There are 2 outstanding attributes to this rental: A view that will knock your socks off, and a rare sandy beach area right on the lake with a private boat dock. Things I like to do: Watch the sun rise over the tabletop ridge with the lake sparkling below, spending a hot summer day down at the beach, floating in the water, taking boat rides, and reading in the shade with my feet in the water, drinking wine with friends on the deck, while dinner is on the barbeque, eating while watching the stars come out, falling asleep listening to the wind in the pines.

Good location, ample space, very clean
We had a wonderful time at the lake house. We had a 3 families, kids ranged from 2yrs-10yrs old. Each family basically had their own floor with bedrooms and bathroom which was nice. The kids had a great time playing at beach and on paddle boats. There is some debris that washes up into the cove waters but the kids didn't mind. The Kiva launch ramp is about 100 ft away from where the boat slip is. The hill from beach up to house is pretty steep and you don't want to make that trip more than a couple times a day. Good exercise though!
The deck was plenty roomy as we ate all our dinners out there. The Tv's on each floor was great for kids to wind down and us parents to have some relax time, as the being in the sun all day really zaps the energy! All in all we had a great time and the house and property met all our needs. We will be making Lake Tulloch an annual vacation and the weekend after Labor Day weekend is a great time!!! We enjoyed our time at your house. We love the decks such a beautiful view of the lake. Being in the house was comfortable but having such great decks we were able to be outside to enjoy the outdoors. All of my family had fun. Thank you for being so nice and hope to stay there again.

The owner Janet was very responsive and accommodating. The house had everything we needed and was laid out nicely. We really enjoyed our visit and having the boat dock for the boat was great. The outside decks are great and the view is breath taking. I wish we could have eaten outside, but the bees swarmed our food. The climb up the hill is steep as Janet points out and is not recommend for grandparents as it certainly is a struggle when you're doing it multiple times a day.
Thanks, Ryan, for being our guest. I have never had bees (maybe yellow jackets?) prevent outdoor dining, but nature has a way of throwing curve balls. I will make sure the housekeepers are prepared for this situation this summer. Wish you would have called us, since we could have bought some traps and placed them above the deck.
The trail to the house is uphill, and grandma would most likely enjoy the beach from the deck (instead of hiking up the hill.) However, Grandma can be easily driven to the beach by taking her via the launch and the homeowners association park (which you have access to).
Most houses at Lake Tulloch require a lot of stairs to access yjr water, or a trail (like our house). This is because the lake is actually a valley that has been filled with water. Houses usually do sit above the water. By taking lunch and drinks and a little planning, you can avoid the back and forth up the trail. (or just consider it great exercise during a vacation when you are eating alot)!

This is our second year in a row staying at this beautiful house! Another great experience, owner is easy to work with and the house is perfect for our group (5 couples). LOVE the deck! Most of our time was spent on it when we were not on the lake. Definitely looking forward to returning again next year.
Wonderful Family Vacation
We rented this house for 6 nights and I can't say enough to convey how pleased we were. We are a family group ranging in age from 13 to 90 years. The decks overlooking the lake are spacious and provide abundant seating with great views of the lake. The lower deck is shaded all day and the upper deck in shaded mornings and evenings. We probably spent more time on the decks than we did indoors! Both decks are very secure for pets and small children. It was very peaceful. There are many houses surrounding the cove, but it was so quiet during our visit, very relaxing. We brought 2 boats, one for fishing and one for playing. The lake was full and the swimming at the private beach was a delight for my grandson. The dock was so convenient, we launched once and were done. The walk up and down to the dock and beach is steep, but even my husband, 82 years old, managed it every day, sometimes twice! The owners were very easy to work with. There's a grocery 10 minutes away although we didn't leave the house once. It was well stocked with the basics and we came prepared to grill every night. And I must mention the fenced dog yard off the lower deck. It was a real plus to allow our dogs off lease, but beware, lockup your dog food/treats as the critters come out at night and they can open containers! Speaking of critters, the first night of our stay, a doe gave birth to her fawn in the grassy area just off the upper deck. What a spectacle to watch her clean it up, get it up for its first steps, and slowly wander off. The owner's binoculars got a workout that morning!
Great lakehouse where extended family, several families or friends could have a great time. Loved relaxing on the deck looking out at the lake. Hike down to lake was steep but they warned about it. Worth it though to have a private beach and dock right there! Would love to do it again. Check in and out was easy.
Lake Tulloch sits in the heart of the Gold Country in Northern California, about 2 hours from the Bay Area.
Most people do not come for sight seeing, they come to commune with this beautiful lake and enjoy their water toys. Still, there are lots of fun side trips to take if you want to do some sight seeing.
If you would like to play golf, there is a world class golf course within a mile of the house, Saddle Creek.
There are also numerous opportunities for antique shopping in the great little towns of Angels Camp, Sonora, and Jamestown.
Yosemite is close enough for a day trip. Should you wish to explore larger lakes, New Melones, and Don Pedro are nearby.
There is 'wine country' near the charming little town of Murphys, which becomes better know each year for the local wineries. I recommend visiting Ironstone.
Copperopolis has its own charming downtown area right off highway 4 complete with shops and restaurants called Copperopolis Town Square. It is about 10 minutes away from the house, and a fun place to stroll.
