The River House is located just 10.5 miles north of Gardiner, Montana, the only year around entrance to Yellowstone Park. We sit in the upper Yellowstone River Valley just south of Yankee Jim Canyon and north of Corwin Springs, MT. The River House is a fully equipped but rustic home in a country setting with neighbors across grassy pastures just off Hwy 89 South. It is just 10 minutes to the Park entrance but still far enough to be away from Park crowds at night. Livingston, Montana is 42 miles north and Bozeman, Montana, our closest airport is just 90 minutes away.


The River House was originally a log cabin that had a master bedroom suite and other bedroom extensions added later. It is now a rustic and spacious home situated right on the edge of the Yellowstone River. The house offers 4 bedrooms, 2 baths, a fully equipped kitchen, large dining room, family room, living room, 2 large porches, and a laundry (a washer and dryer and indoor space to hang wet clothes). It has a large fenced yard in the back and a large front yard with mature trees and landscaping. The home is comfortable, in a lovely setting with the river flowing outside. The home is away from crowds while convenient to the Park and town.


There is a king size bed in the master bedroom suite and sliding glass doors which open onto the deck overlooking the river. The other 3 bedrooms have queen size beds and there is a pullout sofa bed in the front living room. The master bedroom suite has its own bathroom with a spacious shower and the other bedrooms share a bathroom with a tub/shower.

The kitchen is modern and comfortable for family cooking and easy conversation with folks seated in the open dining room. There is a large refrigerator with icemaker and a new and gas range with double electric ovens. Conveniently located out the kitchen door is a large gas barbeque. The dining room table will seat ten to twelve comfortably. A fireplace in the dining room is ideal for chilly mornings. The front living room is spacious and comfortably seats 10+. In addition, there is a family room with a view of the river and a large-screen TV with a DVD player, Satellite TV, Ipod dock and CD player, as well as books, games. There is wireless Internet for your convenience though service can be occasionally intermittent due to weather patterns and living in the river valley. The family room opens out to the back deck overlooking the Yellowstone River and the private back yard. Huge cottonwood trees shade the back yard in the afternoon. The river’s edge is just steps away from the fenced back yard and there are several good fishing holes within close proximity. Or one can doze on a hammock and listen to the birds and the river.

The large grassy area in front of the house is perfect for yard games, and with a tire swing on a tree and a wooden bench swing on the front porch. There’s plenty of room for running and playing. Plenty of parking space is available.


The house is ten minutes from Yellowstone Park's Northwest entrance with the magnificent Mammoth Hot Springs. For fishermen, the house has fishing in the river below and lies within twelve miles of the Yellowstone and Gardiner river confluence. Several more Yellowstone River public fishing accesses are within a few miles. Extensive National Forest hiking trails are nearby. Yellowstone National Park hiking trails are within a few minutes of driving from house. Also within a short drive from house are river rafting, kayaking, fishing, swimming, picnicking, horseback riding, shopping, spectacular wildlife viewing and all of Yellowstone's breathtaking landscapes with Mammoth Hot Springs a twenty minute drive away and wolves, moose, buffalo, bear, and countless more native and iconic wildlife not far away with the famous Yellowstone Lamar valley an hour drive away.

For the more adventurous there is, of course, nearby access to numerous overnight hikes and pack-trip trailheads to gorgeous sites all over the Yellowstone and Gallatin area.

There are attractive views from the property and a picnic table in the backyard. At the back of house there is a view of the river and a sage covered hill behind. Especially at dusk and dawn, the river can draw wildlife that can be observed from within the house or from the backyard and deck. A pair of eagles fish in the river below and elk, deer, and antelope may sometimes be seen across the river.

The house is ideally located for fun and access to the whole of Yellowstone and Paradise Valley, with all the area has to offer and direct river access. It is comfortable indoors and provides a peaceful and rustic Montana experience away from the tourist crowds.

I am a wildlife photographer and love animals and observing nature. This house is where I would like to live full time. I look right out onto the river and hear it all summer when the windows are open. There are a variety of trees all around the house and the place is rich with bird song and animal life. The house is surrounded by nature and yet it is within ten minutes of town and Yellowstone Park. The views are lovely here and the house is older, cared for, and comfortable. I love to watch wildlife from the family room or the master bedroom. It is beautiful and peaceful.

This house is where I would most like to live full time. I look right out onto the river and hear it all summer when the windows are open. There is a grassy hill of national forest land on the other side and animals come down to the river from both sides. There are a variety of trees all around the house and the place is rich with bird song and animal life. The house is surrounded by nature and yet ten minutes to town and to Yellowstone Park. The views are lovely here and the house is comfortable. You can watch wildlife from the family room or the master bedroom, or really from any room in the house. It is peaceful and convenient to town.

- The river right outside the back of the house and below the fenced yard. The sound of the river can be heard all summer long outside the windows.

Wonderful week in Yellowstone

Had a great time with my family visiting the River House this week. It was a great spot to stay to visit Yellowstone, but my family also enjoyed peaceful quiet time at the house too. My girls enjoyed climbing the tree in the front yard and playing on the tire swing, I enjoyed the river views!

Spacious Home for Family Reunion

Our family enjoyed a great reunion where we could cook and serve in the

spacious kitchen and adjoining dining area. The sitting areas were also ample

for lounging around and visiting. The location is wonderful for visiting Yellowstone

Park and the town of Gardiner had all the services we needed. We had an excellent stay.

we really enjoyed our stay and the convenience of the property to all needed amenities and the park.

The property had a ton of space and offered all we needed. There was only one downfall and that was the fact that the house did not have air conditioning. We learned that this was common in the area and many of the restaurants that we visited did not have A/C either. Unfortunately for us, we visited in a hit stretch of summer. The night air cooled off but the house stayed warm. We enjoyed our stay and all of the other amenities - wifi, laundry, kitchen, the river in the backyard, etc.

Owner's Response: We are so glad that overall you enjoyed your stay and are sorry that you hit a patch of really hot weather. You are right that very few places in the area have A/C as it is so rarely needed. We decided not to put A/C in as the fans and generally cool summer evenings usually mean that A/C is quite unnecessary and the house cools down well. If there happens to be a spell of hot weather we close up the house during the day then open it up to cooler air in the evening. We just aren't used to using A/C around here. We are sorry about your hot time and we have never had a complaint about the house temperature. It is usually found to be relatively cool down by the river and in the trees. Again, we are saddened that your experience was affected by the very hot weather though relieved that the house and area offered everything else you had hoped for.

Clean, roomy, great location

House was clean upon arrival. The kitchen area was spacious and functional for multiple people at a time. The house was also very spacious. The den was a relaxing area though it would be nice if the back wall was more "open" with windows facing the river. The house location is very convenient to the town and the Park entrance - about 10 minutes.

Very nice master suite. There is only one bathroom to share among the other 3 bedrooms - it would be nice if a third bathroom were available.

Wonderful stay on the river

The River House is in a great location to visit Yellowstone. I prefer the smaller town feel of Gardnier over the West entrance to Yellowstone which seemed very busy. We had 6 adults and 3 children, there was plenty of space for all to play or relax. The property was great for our girls to play and explore. We hope to return one day soon.

Beautiful big house on the river

Loved this big house on the river! Super comfortable. We watched the river and baby Robin birds learn to fly and leave their nest on the back porch. It's only 12 minutes to North Yellowstone entrance and an easy drive from the Bozeman airport. The house was well stocked. I recommend this house for a family vacation.
