About Brian Ballinger
We bought this house in January of 2007 and spent 2 1/2 years remodeling it. We also implemented a strategic land conservation measures on the 62 acre property by removing cedar, planting natural grasses and implementing erosion control. In addition, we spent 6 months building a 3 acre pond that had originally been created in the 1960's by LBJ when he owned this property.
Brian Ballinger purchased this House in 2007
Why Brian Ballinger chose Johnson City
We bought this house and property with the intent to teach our children to respect and enjoy the natural beauty of the hill country (fauna/flora) along with the diverse wildlife that mother nature has provided us here in the Texas Hill Country. And just as important, we can teach them to be good stewards of the land because it will be here long after we are gone. Subsequently after remodeling the house and implementing the strategic land conservation measures, we decided to rent it so other families could have the same experience with their children, while briefly escaping from the hustle and bustle of our modern, technology driven lives.
What makes this House unique
You can relax in the confines of a modern hill country home, then step outside to connect with the sights, sounds and beauty of the great outdoors (on 62 acres). Unwind and reflect by one of the two ponds then enjoy a picnic lunch on the deck. Or sit by the fire pit at night enjoying the millions of stars overhead "Deep in the heart of Texas"! Our house is located in the middle of what is now the second largest wine region (behind Napa Valley) in the United State between to two beautiful quaint Texas towns (Johnson City and Fredericksburg)

This home was just what we needed for a relaxing ladies weekend! Brian was extremely helpful! The view was breathtaking and I can’t wait to visit again!
I recommend this rental to anyone wanting peace and tranquillity !!! I felt so relaxed and stress free the entire time I was there. I will be returning and looking forward to it!
Good get away
Pretty good get away. I do think its odd that you have to pay extra for the full kitchen, but the owners nice, and its a nice property. Very relaxing and pretty. Not far from Fredericksburg.
Thank for your review...
Regarding your questions about the downstairs main kitchen..
We have two types of guests that rent our house/62 acre property: Couples and families.
We have found that most couples do not want to cook full meals, so the upstairs kitchenette works for their needs.. In this case, we can offer an overall reduce rental rate by not including the portion of the downstairs area that has the main kitchen, living area, breakfast table and 3rd bathroom.
On the other hand, our guest families usually want to cook full meals, so they need the additional downstairs access along with the additional space, and the 3rd bathroom.
With 8 years of experience renting our house, we have found that providing this option to be a good balance to accommodate our guests needs (both financially and flexibility)
Everything was great. If you plan on doing any real cooking you definitely need to pay for the downstairs area. It also helps to have it for general flow of the house.
Very nice getaway. Out away from it all.
Had a great week in and around central Texas. Great place to spend time with family out away from city and traffic noise. Had a minor issue first night with power outage in the area but Brian was attentive and accommodating. The house was perfect for our family, inside and out. Room to roam, run and play. I would recommend to others and definitely would stay again.
Johnson City Gem
This is a wonderful home on a scenic property. The location of this house definitely provides a feeling of seclusion and disconnect from every day life. In addition, Brian is a very responsive and accommodating owner. Highly recommend!
Thank you so much for the nice review! We are happy to hear you and your family enjoyed your vacation at our house/62 acre property. And we hope you will choose us again for you next visit to the Texas Hill Country!
