House -2 Bedrooms + Loft, (3- queen beds) +2 bath (3rd bath option) on 62 acres

This beautiful home is located in the Texas Hill Country on 62 acres of wooded land, with a spring fed creek and two large ponds (3 acres & 2 acres).

Come ready to relax in this peaceful environment and enjoy the panoramic view from the 2nd story deck. When the sun sets over the hills watch the deer come out to feed.

Our remolded two story home features an upstairs area with 2-Bedrooms, 1- bathroom, a sleeping loft, living/TV area, dining table and kitchenette. The bamboo wood flooring and natural wood trim provide the entire space with a modern Hill Country style.

Downstairs through the main entry, there is a breezeway that contains a large 6-person dining room table. A second bathroom is located adjacent to the breezeway in the garage along with the laundry area.

In addition, there is optional access to a full kitchen, living room and the master bathroom (all located downstairs) made available for an additional one-time $190 fee. -Please inquire w/owner for arrangements.

NOTE: This optional downstairs space is not occupied regardless if you choose to access it or not.

Bedrooms: Upstairs

There are queen size beds in each of the two bedrooms along with a closet and dresser for your clothes and personal items. The sleeping loft provides the 3rd queen size bed. And we also have an inflatable queen size bed if needed.

Bathrooms: Upstairs and downstairs

The bathrooms feature Travertine tile floor and shower. There is bathroom located upstairs and a 2nd bathroom downstairs via the garage access. The third bathroom (master with tub) located downstairs in the optional rental portion of the house.

The Loft:

Has a queen size bed (box spring & mattress). This is a great area for the kids and adults (access via a fixed wooden ladder) because of the private space with a wonderful view.

Upstairs Living Area:

Couch and chair w/ottoman, TV with DVD player and a spotting scope for watching the wildlife.

Upstairs Kitchenette:

Has a microwave and mini-fridge. It is stocked with a complete set of eating utensil, glasses, bowls, plates, etc. We also provide an electric skillet, a toaster oven, toaster, coffee maker and an electric hot water pot.-Complementary tea and coffee are included.

There is an R/O filtered water faucet and the house is supplied via a spring fed well and is treated with a water softener.

Breezeway: Downstairs

Accessed via the front door entrance. It contains a large wooden dining room table (seating for six) and provides one of the two entry points to the second story portion of the house via a metal spiral staircase. The breezeway walls are made of rugged hand-cut white limestone rock giving it a distinct Hill Country character.

Laundry: -High efficiency washer & dryer are located in the garage next to the 2nd full bathroom downstairs. We also have an ironing board and iron located upstairs in the east bedroom closet.

Outside covered porch and uncovered patio:

Located on the east side of the house, the covered porch contains a 6 person wooden table and chairs. the uncovered limestone patio has a charcoal grill (we provide the Charcoal) and a metal fire pit (we provide oak firewood).

Our house a one hour drive from Austin and San Antonio, located 7 miles from Johnson City and 27 miles from Fredericksburg with easy access to the LBJ ranch & National Historic Park, the National Museum of the Pacific War and numerous art galleries. It provides a unique getaway destination to enjoy the great outdoors while having access to Texas culture, arts, wineries and excellent local restaurants.

Hill Country Attractions: Fredericksburg, Texas

Originally settled by German immigrants in the 1840's, Fredericksburg is a charming town that has retained much of it's old world character from the architecture to authentic food. It is also the home town of Admiral Chester Nimitz and the National Museum of the Pacific War.

Hill Country Science Mill:

Located in Johnson City, this newly opened museum features a wonderful hands-on collection of science exhibits and kid focused activities.

Visit the LBJ historic sites located nearby:

1. Stonewall, Tx: Home of the 'Texas White House' where Lyndon Baines Johnson (36th President of the United States) ran the his presidency when he wasn't in Washington DC. LBJ and Ladybird are both buried in the family cemetery on the property.

2. Johnson City: The LBJ National Historic Park and his boyhood home are both located in Johnson City

3. Enchanted Rock and State Park: Hike and camp in the shadow of this huge, pink granite exfoliation dome, that rises 425 feet above ground, 1825 feet above sea level, and covers 640 acres. It is one of the largest batholiths (underground rock formation uncovered by erosion) in the United States. Located just a little over an hour away.

4. Luckenbach, Texas: Made famous by Waylon Jennings country song. Only 25 minutes away

Texas Hill Country Wineries:

There are now over 40 Wineries located within the Texas Hill Country region. Most of these are within 30 minutes to an hour withing our house..Visit the Texas wine trail website for more information.

About Brian Ballinger

We bought this house in January of 2007 and spent 2 1/2 years remodeling it. We also implemented a strategic land conservation measures on the 62 acre property by removing cedar, planting natural grasses and implementing erosion control. In addition, we spent 6 months building a 3 acre pond that had originally been created in the 1960's by LBJ when he owned this property.

Why Brian Ballinger chose Johnson City

We bought this house and property with the intent to teach our children to respect and enjoy the natural beauty of the hill country (fauna/flora) along with the diverse wildlife that mother nature has provided us here in the Texas Hill Country. And just as important, we can teach them to be good stewards of the land because it will be here long after we are gone.

Subsequently after remodeling the house and implementing the strategic land conservation measures, we decided to rent it so other families could have the same experience with their children, while briefly escaping from the hustle and bustle of our modern, technology driven lives.

What makes this house unique

You can relax in the confines of a modern hill country home, then step outside to connect with the sights, sounds and beauty of the great outdoors (on 62 acres). Unwind and reflect by one of the two ponds then enjoy a picnic lunch on the deck. Or sit by the fire pit at night enjoying the millions of stars overhead "Deep in the heart of Texas"!

Our house is located in the middle of what is now the second largest wine region (behind Napa Valley) in the United State between to two beautiful quaint Texas towns (Johnson City and Fredericksburg)

There are two ponds for fishing (catch & release). The main pond which has large deck and picnic table is stocked with bass, catfish and perch.

Quiet Hill Country Retreat

This quiet secluded home was a wonderful weekend get away for the family. The grandbabies had the best time on their "adventure" walks, fishing, swinging, playing horse shoes, toasting marshmallows, etc... We rented the downstairs portion and were very happy with the way the kitchen was appointed. EVERYTHING you need to prepare full meals is at your disposal (and then some). Just bring your food to prepare. Beautiful views, comfortable beds, the home is very clean. The Christmas lights in Johnson City are spectacular (on display late November through December). So glad we were there at the right time to catch them. Could not have asked for anything more. There is no need to leave the property if you don't want to. But the drive to Johnson City is just a few minutes. Fredericksburg is only about a 30 minute drive. The owner was accommodating & wonderful to work with throughout the entire process. I highly recommend this property and plan to re-book! Thank you Brian & Jeanne for opening your home for our enjoyment!

Johnson City-Try Lady Bird Lane Café & Pecan Street Brewing. Many wonderful Texas artists are represented @ Texcetera.

Pedernales is a favorite vineyard of ours as it is off the beaten path. Beautiful setting, large patio and good wine.

Fredericksburg. FOOD Hondo's, Peach Tree Tea Room, Woerner Warehouse Café @ Carol Hicks Bolton ... shop Farmhaus Antiques on Main (love it!)

Second Thgnksgiving visit!

This was our second Thanksgiving visit to this property and we had a wonderful time. The house was spotless and welcoming. The owner was very accommodating to our specific needs and we visited many of the attractions in the area. If you want a great place to stay, this is a beautiful home with a lot to offer.

Great reminder of why VRBO beats hotels

This charming and well-equipped home is about 10 minutes off the highway but that's enough to make you feel like you are worlds away from traffic. Quiet, great views, wildlife, and interesting walks complement the clean and new rooms, comfortable beds, excellent air conditioning. Thanks for a great stay!

Girls Weekend Getaway

Visiting for a local wedding

We had a weekend family wedding just 2 miles away. This rental was perfect for us. We were able to come back and forth for all the wedding functions while having a comfortable place to rest and regroup. The owner was accessible if we encountered any problems, which we didn't and all instructions were clear and easy to follow. We would definitely rent this location again and recommend it to others.
