The condo is located at Zama Village, at Aldea Zama, the most exclusive development in Tulum. Aldea Zama is an eco-friendly while luxurious development located between the Tulum beach and downtown. The condo is one of the exclusive penthouses of the building and is ideal for 4-6 people. It boasts a private rooftop with a large palapa and a two-adult jacuzzi, excellent for sunbathing in private and chilling out in the evenings. It has two floors of 1.000 squared feet each, the main living area and the rooftop. The living area has an ample living/dining room with an integrated kitchen, and two large bedrooms with 2 bathrooms. Each bedroom has an ample and private jungle looking terrace, the master suite's one also has an outdoor jacuzzi style bathtube. The living room has a third ample terrace overlooking the condo's pool. On the rooftop, there is a circular private jacuzzi (two adults) with beach chairs, a gazebo/palapa with a teak dining table and sunbathing chairs. The rooftop has amazing jungle views and is the ideal place for early breakfasts, sunsetting drinks and candlelight dinners (or a place to spend the day if you do not hit the beach). The condo building has a large pool shared with other apartments (generally very calm as it is a small building). It also includes a private washing/drying room. The condo is the nearest to the beach in Tulum as no development is allowed on the beachfront. As opposed to other properties in town, you do not need to cross the town to hit the beach. There is a bicycle path connecting Aldea Zama with the nearest beaches (just 1.5-2.0 miles cycling), bike rental shops abound in Tulum. A large supermarket (w/ATMs) is just 1 mile away so you can buy all your groceries, and the best restaurants are just minutes away by bike, taxi or car drive. Wifi, Sky TV included.

We are young couple with 3 kids, passionate travelers and fans of Tulum. We discovered Tulum about ten years ago and decided it was 'our place on the beach', we have been spending our holidays in Tulum since then. We are marketing and advertising professionals living in Mexico City.

not quite as avertised

Let me start with the positives. Price is reasonable and the concierge was very pleasant and helpful.

The location is a little tricky, when you enter the main road to the condo go to the far roundabout and stay right, it is next on the right. We drove around for about 15 minutes and the wonderful concierge found us and directed us back to the right location.

If you notice the cute round lounge in the photo, the cushions and shading is missing so it's pretty much unusable. The "hot tubs" are bathtubs, yes bathtubs. We tried fitting 3 small ladies in the larger bathtub on the roof and we laughed the entire time of how silly it was. There was no grill as stated. The washer and dryer is not connected and cannot be used. The pantry is not stocked, unless you count a bag of sugar, coffee and olive oil as stocked. There is no dish towels, dish soap, hand soap (although there is dispensers), trash bags or extra toilet paper. The toilet paper that is there is whatever is left from the previous renter, we got lucky with 2 half roles. there is a lot of mold in the shared shower. The mattresses is literally the hardest thing I have ever slept on. Each night one of the AC's would go out so we would have to move rooms or sleep together. We wanted to use the patio outside of the living area for breakfast or hanging out but there is only 1 chair, the other was broke.

Most of the annoyances of the rental I could live with but looking back when you get on vacation the last thing you want to do is arrive and have to immediately leave to go buy things like hand soap and toilet paper so then you can enjoy your vacation. If this is standard, please let renters know in advance so they can plan accordingly. If the rental was stocked appropriately and not misleading I would actually recommend using it.

My property manager totally changed the team last year to make sure guests now find soap and other equipment needed to make the stay perfect. A/Cs and and other equipment were also replaced to make sure they work well.

Great Spot for Family Vacation!

We stayed for two weeks and loved the condo and the Tulum area.

The condo has a nice layout and the two ensuite bathrooms were a great feature. Our kids loved the pool and swam there every day after (and sometimes before) spending the day at the beach or elsewhere. The pool and condo combine to make the perfect retreat after a day in the sun.

The linens, towels and finishings are all top notch - everything feels first class. Watching the stars from the rooftop was great for our kids, too.

The owner, Roberto, and the property managers, Elisa and Massimo (owners of Rosa del Viento - a beautiful beachfront boutique hotel) were very helpful and easy to deal with - they will do whatever they can to make sure you have a great stay at the condo.

This was my first VRBO experience, so I was a little leery, but after Skyping with Roberto, I felt very comfortable proceeding with the rental. Roberto is a great guy to deal with.

We are already contemplating our return!

As for the Tulum area, there are, of course, great beaches - the kids loved playing in the big waves (though you can find some calmer beaches as well) - but there are many other activities nearby as well. In two weeks, we only managed to do about half of the activities we would have liked to try. I think the beaches would be great for older kids as well - boogie boarding, body surfing, etc. There is kiteboarding, standup paddle boarding, diving and snorkelling (ocean or cenote), fishing, Mayan ruins, various tours, etc. etc.

Condo review

Great place I would invest in good kitchen ware pots knives etc we wanted to do more home cooking a BBQ would have been great the hottubs were really hard to use as hot water was a problem .la rosa and staff was great. A set up for big water bottles are needed.

All kitchenware is new (6 months), they looked nice and were expensive, but probably they were not the best quality, so we will replace it asap. BBQ is a bit of an issue (might be risky for the thatched roofs) being discussed by the owners board at the moment. I've used the bathtubs without any problem, I've checked with the current guests and they work properly, tough I'll ask for a new inspection by the engineers. All the best,

Aldea Zama Condo with a Roof Top garden

Excellent stay in a beautiful condo. One of the few with WiFI. A big plus is the roof top garden which gives you an extra living space. It is up two flights of steps no elevator so not perfect for elderly. Owners are ready to help and work out an issues. Area is quite new (Sep2012) so very few buildings and lots of jungle.
