We have recently listed our spacious 1,650 square-foot Puamana vacation town home. Unlike a condo, there is no one living above or below you so your peace and quiet are assured. It has 3 fully enclosed bedrooms: A main level bedroom with queen size bed, TV, and private lanai, a master bedroom suite on the second level with queen size bed, TV, private bath and lanai, and another second level bedroom with queen size bed. All bedrooms have air circulating fans which is all that's needed on the north shore to keep you cool and comfortable along with our caressing trade winds. There is also a top of the line raised queen size air mattress available to extend sleeping arrangements for up to eight guests. Our living room is spacious and comfortable with a 42 inch flat screen TV, and large private lanai and a gas barbecue grill. The dining room has a glass top table with seating for six next to our kitchen equipped with top of the line appliances and cooking utensils.

About Karl Forer

My wife, Rachel, and I first visited Kauai in the early eighties and just got hooked. We dreamed that one day we might be able to make Kauai our permanent home, and we were fortunate to actually make this happen in January of 2006. We bought Sandpiper 234 in October of 2002 as a vacation rental (studio, 2 bdrm 2 bath, 3 bdrm 3 bath), and in 2004-5, spent over six months completing a total renovation. It was a lot of work but the end result was extremely satisfying. We bought Puamana in August of this year (2010), and after a more modest renovation, placed it on line as a 3 bedroom 2 bath townhouse vacation rental. It was at that time my daughter, Regan, came on board to assist with property management.

Regan and I keep busy managing both properties, when we're all not dancing, playing softball, Pickleball, or at the beach. One of the advantages of living here on Kauai and offering vacation properties for rent is that any issues with units that may arise are addressed immediately and decisively through direct communication between the guest and either me or my daughter. There is no go-between management company in the loop to delay any action that may be required. It's a win-win for everyone.

Our Puamana town home is located within The Princeville Resort on Kauai's north shore. It is lush and green and has to be one of the most beautiful place on this planet. If you are a first-time visitor, you will soon discover that you had not chosen Kauai, Kauai had chosen you!

What makes this townhome unique

Our Puamana vacation town home is located next to the world class Westin Resort at the end of private road about 1/4 mile from the main road running through the Princeville Resort. In this serene and secluded setting, the only sounds you are exposed to are bird calls, and the rustling of palm trees in the trade winds. With no one living above or below as in a typical condo, a relaxing peace and quiet awaits you when you return from a day of exploration of our beautiful island.

Unlike many other properties that have loft type bedrooms that compromise privacy, our town home features three bedrooms that are fully enclosed and totally private. The master bedroom is the size of a suite and has it's own private full bathroom and lanai. Additionally, a top of the line raised air mattress is available for additional sleeping accommodations (maximum of eight guests) which is far more comfortable than sleeping on a fold-out sofa bed or futon.

Everything you need is provided to make your stay enjoyable and memorable: shampoo, conditioner, body wash, hand soap, laundry/dishwasher detergent for the length of your stay. Linens, towels, plus beach/pool towels, cable TV & ROKU (Netflix), telephone and high speed broadband, high end cookware, utensils and appliances. The list goes on. The Princeville Resort is located on Kauai's North Shore, just minutes away from her many wondrous attractions such as pristine, secluded beaches, the best Kauai has to offer. Beautiful Anini beach is just a 10-15 minute walk from our Puamana town home.

Great snorkeling, windsurfing, board surfing, or swimming are just minutes away as well. A hike on the Kalalau Trail along the Na Pali Coast reveals unparalleled vistas of ocean, mountains, waterfalls, and sheer cliffs that will stay with you forever. And for the golf enthusiast, Princeville is the home of two world class golf courses, the Maikai Course and the Prince Course ranked #1 in Hawaii by Golf Magazine.

Perfect place for family of 6 to stay

The three bedroom condo suited us perfectly. Two bathrooms made it easy for the six of us. The condo is an older one but the room it has to offer is great. The washing machine and dryer was good. Roomy kitchen and dining room have plenty of room for larger family groups. We are a stones throw from Hanalei Bay and only a 30 minute drive to Kapaa. If wanting to shop at the bigger stores in Lihue, plan to make a day of it. Plenty to see and do from our base here. Would definitely recommend to those wishing to stay.

Dirty

The place was fully equiped but it was not washed deeply ... dust everywhere and the top of the fans was discusting 😱 mold on the wall... the carpet was old. This place need a serious makeover.

Mixed expirience

We stayed in the middle of April for a week, 5 adults, 3 children and a baby. This was the time when Kauai set national record for the amount of rain that poured in 24h and the northern part of the island was heavily flooded. At some point we were cut from the rest of the island on both directions (east and west). The location is great to experience the northern side of the island, unfortunately, we did not have an opportunity to do this during out stay due to the flood and closed roads. We had to take 1.5-2h (one-way) long trips South almost every day chasing the sun.

Pros:

- good value for the money (though, see cons to know what to expect)

- Karl is great to communicate with

- well equipped kitchen

- lots of beach/water gear available in the porch closet

- there was a pack & play for the baby in the MBR, so we did not have to rent one (saved $40)

- there is an extra inflatable bed (though, we did not use it)

- many interesting books/encyclopedias and board games

- fast internet (50Mbps+)

- some nice handmade furniture

Cons:

- the condo is dated and would appreciate some renovations

- carpets need deep cleaning (probably, not a good option for a rental property anyway)

- smelly bath and kitchen towels, even after a heavy duty hot water cycle (though we had brand new beach towels, which were good)

- cockroach encounters. We had 4 or 5. They did a scheduled pest control visit towards the end of our stay, so, hopefully, the situation improved after that.

- during the heavy rain the roof in the MBR started to leak (we had to put a bucket)

Fun Time

Place was reasonable. However, it was not disclosed that the pool was not open and under repairs for the whole 9 days! That was very important for us. Very disappointing to the grandkids and all of us (7). Loved the location. Bed matresses were horrible. Could not get a good nights sleep!. Layout was great but furniture was very uncomfortable. Toaster does not work (heats one side of bread only). Nice to have beach chairs and ice cooler. Lots of great dishware and pans. Refer, coffee machine, micro and stove were good. Washing machine/dryer should be replaced. TV was a bit complicated cuz of all the features. Place was clean but cabinets in kitchen could be upgraded.

the condo was what we expected

We very much liked the condo it was very nice for the time we spent there. Everything worked well and the beds were comfortable . The WIFI was VERY slow to the point that we really could not use it and it was windy and rainy the week that we were there and so we were not able to be at the beach in the water and the pool was suppose to be done 2/28 and it was not done. So we were disappointed that we had no really water time.

Great place to stay

We had a great stay! The townhouse had everything we needed. The walk down to the beach was a little steep but we'll worth It! If you don't want to walk all the way down the trail you can just walk part of way and have a great view of the ocean and the mountain.
