Ann's Place #1089 is a single story home with a woodsy interior that sits atop an easy level lot, and is backed up to the National Forest in the rear of the property. There is a good size kitchen with upgraded countertops, cookware and utensils, appliances and a dishwasher, plus a nice dining room with table sitting for meals. The warm and cozy living room has comfy furnishings and a wood burning fireplace, plus a TV and WiFi is available. The property is nice and quiet, with hiking trails and the forest right off of the property, plus a charcoal BBQ is available, making this home a great destination for your next mountain vacation!

This property is a licensed and registered Transient Private Home Rental, regulated by City of Big Bear Lake municipal codes. The renter booking the property is required to sign an Occupancy Agreement, which will be provided by the Host via email after booking is confirmed. The guest whose name appears on the credit card charged for your reservation MUST BE PRESENT with valid photo ID at the time of check-in to release property keys. **PLEASE CALL WITH YOUR ETA ONCE BOOKING IS CONFIRMED** CHECK-IN IS REQUIRED AT OUR BIG BEAR VACATIONS OFFICE- NOT THE PROPERTY! PROPERTY CHECK / HOME QUALITY- You the tenant are financially responsible for any damages to our home during your stay. Big Bear Vacations homes are privately owned properties that are inspected prior to your arrival, however if there is anything that you notice or feel that we should be aware of please contact us within 1 hour of your arrival at (909) 866-8200 or you can send us an email to firstname.lastname@example.org. Please check upon arrival that your cabin has working heat, power, hot water, and the hot tub is working (if applicable) due to changing mountain climates and conditions. Big Bear Vacations does NOT offer refunds due to any circumstances outside of our control including but not limited to: weather or road conditions, acts of nature, mechanical or electrical failure or malfunctions with spas, TV's or other equipment, or the sighting of insects, bugs, or rodents. NEIGHBORHOOD TRANQUILITY- You are a guest of the owner and Big Bear and will be staying in a residential neighborhood area. Please understand that you agree to respect the tranquility of the neighborhood and those around you, and that disturbing the peace is a direct Violation of City Ordinance which could result in fines and or immediate eviction without refund. TRASH REMOVAL- Guests are required to remove & dispose of their trash to the proper dump site (Per City Code) provided at check in and to wash and put away their dishes prior to departure. Failure to dispose of trash properly will result in a disposal fee of $25 PER BAG REMOVED. OCCUPANCY & PARKING- Each property is licensed to accommodate a maximum number of guests (including children) and vehicles at any given time during your trip. It is very dangerous and illegal to over occupy any property as these regulations are set by the City or County and are non-negotiable. Winter snow will likely reduce parking by 1 vehicle, please plan accordingly and use common sense when parking in the winter months. NO STREET PARKING IS PERMITTED IN BIG BEAR. Violation of occupancy and parking regulations can result in fines, vehicles being towed, and possible immediate eviction without refund. HOT WATER- Mountain cabins are generally equipped with 15 - 40 gallon water heaters per home, depending on the cabin size and water heater type. It takes more hot water to heat in Big Bear for bathing comfort due to the low outdoor temps, meaning you will quickly deplete a 40 gallon water heater when showering, doing dishes and or laundry. In the event that you have loss of hot water, and can verify that it is engaged and working, you will need to allow for recovery time for the tank to refill and reheat your supply. PETS- Many of our homes are pet friendly and accommodating to your fur-babies however there is a non-negotiable pet fee of $10 per pet, per night in these particular homes. AMENITIES- Though most of our homes are fully furnished with the essentials, utensils, cooking supplies and linens, please note that Big Bear Vacations does not supply shampoos, soaps, hair dryers or laundry detergent. Being individually owned, each property amenities and offerings are listed to the best of our current and active knowledge, though some changes since the photos were taken and published are not completely guaranteed. INTERNET- Big Bear Vacations does NOT offer a Warranty for Internet use during your stay. This amenity and related equipment is offered to the guest “as-is” without warranty or guarantee of any kind. HOT TUB- If the hot tub/spa becomes non-operational at any time during your stay Big Bear Vacations will do our very best to repair or contact the owner's service company to repair in a timely manner for you. Big Bear Vacations does NOT offer any guarantees, refunds, or compensation if non-operational during your stay. WEATHER/SNOW REMOVAL- California Law requires that if traveling to Big Bear during the winter months (November to April) that you carry snow chains for your tires with you IN your vehicle. Snow removal is the responsibility of the guest. Shoveling may be required to gain access to the cabin, as well as decks, porches, BBQ and hot tub areas. A snow shovel will be supplied at the cabin for you, if you do not find one contact us right away and we will deliver this for you. **In the unlikely event that your rental home becomes unavailable to you for ANY reason during your stay, Big Bear Vacations reserves the right to offer a comparable property or to issue a full refund.** Violations of the above Guest House Rules/Code of Conduct by yourself or anyone in your party will result in the immediate eviction of your group without refund of rent, security deposit and the addition of possible city imposed fines to the reservation holder.

Great Cabin and good agency!
The cabin was slightly better than what I had expected. Everything was in place and I had a great stay there. The people working the desks at the Big Bear Vacations office were very helpful and responsive. It was my second time renting from them and they are proving to be a very well priced and reliable agency to rent cabins when going up to big bear.

Nice cabin near slopes.
Good size cabin near Snow Summit and Bear Mountain. Three rooms, very well stocked, extra pillows and blankets. It has central heating as well as heaters in each room which was great. One feature we really liked is the two bathrooms are outside the bedrooms, meaning you don't have to come into the master bedroom to access the bathroom, they were clean though not spotless, bathrooms needed more attention. The only two issues we had were the tv in the living room was not working and when we turned on the stove there was a strong smell of gas although there was no leak, we thought it was a one time thing, but it happened every single time we turned on the stove. It is one story which is very practical and has an area right at the front door to leave boots and such so as not to track snow into the cabin, which was also very practical. One awsome feature is the "backyard" from the huge kitchen window you can see you are literally on the forest! There are no other houses towards the back of the cabin and the view is amazing! The kids had a great snowball fight back there! Everything else was great and we do recommend this cute cabin for a family vacation.

Cozy, convenient Big Bear mountain cabin
This is a cute, cozy wood-paneled mountain cabin within 5 minutes of Bear Mountain and Snow Summit. The backyard consists of the forest, which is nice. The kitchen is very well stocked, and the appliances worked well, which we appreciated. There are two incredibly comfortable recliners in the living room, cable TV, and a fireplace. The porch has gas and charcoal BBQ grills. The home is a little dated, and the heater in the master bedroom does not work, so we had to use a space heater. Also, there is no washer and dryer. However, this is a super-convenient, charming, pet-friendly home at a great rate. We also appreciated the supplies and service provided by Big Bear Vacations, which manages the property.

Terrible customer service by one person in a decent cabin with a good location
The gentleman that called to confirm my arrival at 8pm on the first night of the reservation could not have been more rude. He seemed to take pleasure in pointing out that I hadn't filled out the excessive forms perfectly, and informed me that my wife and child would not be able to check in. There was no empathy or attempt to help rectify the situation, he simply pointed out we hadn't followed their rules.
This was despite paying in full weeks before check in, filling out pages of forms (requiring dozens of e-signatures) and giving the name and age of all occupants, as well as providing the make, model and license number of each vehicle on site. You would think this information is enough to allow check-in but you would be mistaken.
That said, the cabin itself is fine. The place is dated and a bit run-down but it is not actually dirty. For a guys ski weekend it's fine and the location is very good. Due to the awful customer service and nickel & dime fees I will not book this cabin or any other offered by Big Bear Vacations again.
Not the best first impression at the office. I was expecting great customer service. The guy who checked us in didn't even smile or offered any amenities. The second time I went talk to another clerk she was very friendly and offered us magazines, condiments and even Chapsticks. The cabin was great. Great location. It was a few minutes driving to the zoo and to snow summit. Covered with snow during Christmas time. The backyard was great for sledding. The home inside was nice. Water pressure was excellent. Plenty of kitchen utensils. The only thing was the carpet was a little old and some corners seem like they hadn't been vacuumed well. Also, When I walked into one of the rooms there was this long web ( spider web? Those dusty threads that sometimes hang from the ceiling? I didn't see any spiders) that went from one corner to the other side of the room. It was really hard to miss. Also, the heater didn't work in the master bedroom. I had to call them about it. The front desk attendant said they heater was too old and wasn't supposed to work. At freezing temperatures, I wished they would've foreseen we would need it a heater in all rooms. They were really nice and sent someone with one but they came so late ( I don't know if we didn't hear the doorbell or if he came so late he didn't ring the bell). We found the heater at the door in the morning. i loved the location. I would come back again.
