Roatan, the largest of the Bay Islands of Honduras, sits atop the world's second largest barrier reef – the Mesoamerican - and is the perfect setting for world-class scuba diving, free driving, snorkeling and fishing for barracuda, sea bass, red snapper, tuna, wahoo, mahi-mahi, mackerel, and bone fish.
Our property, Sunset House, is professionally managed by Island House Vacation Rentals. Our house is setup in a way that you can easily customize the number of bedrooms you need. When you rent it, the base price is for the Upper Level which has 2 bedrooms, living room, kitchen and bath and all outdoor amenities. If you need additional bedrooms you can easily add these on for an additional cost, either at the time of booking or at a later date.
PLEASE NOTE: VRBO can only provide a quote for the base price (Upper Level, 2 bedroom option). VRBO cannot provide a quote for the addition of the 3 or 4 bedroom or the guest house. See below for the additional cost of extra rooms.
The main part of our house is on the Upper Level and consists of 2 bedrooms with king beds, 1 bathroom, an open concept kitchen/dining/living room, central AC and sliding doors onto a large deck overlooking the ocean. The lower level has 2 additional bedrooms (one with a king bed, the other with two singles that can be made into a king); each has their own AC. There is a large bathroom joining the two lower bedrooms. We also have two memory foam fold out beds available for small children. There is bottled drinking water on both the upper and lower levels.
If four bedrooms are not enough for your group, there is a separate guesthouse at the back of the property with two queen beds and a queen sleeper sofa. This unit has an open concept kitchen/living room with French doors separating the bedroom and bathroom area. The guesthouse has two separate AC units, one in the bedroom and one in the kitchen/living room.

Additional bedrooms (2 lower level or the guesthouse) can be added for an additional charge:

*Administrative Fee* Accidental Damage Protection. This plan is automatically included in your rental at a cost of $49. It provides protection against accidental damage that is promptly reported to your rental manager up to the amount of $500. In cases where the damage is more than $500, Island House has the right to claim on the damage deposit for any such overage.
For people with mobility issues, we have recently purchased a beach access mat that our caretakers will roll out for you to easily access the water or dock from the beach bar.
We have a great swim area; the water is about five feet deep at the end of the dock (note that the dock is not private). The translucent turquoise water has an average temperature of 80F / 27C. After your swim, you can rinse off in our outdoor shower which has hot and cold water.
Our outdoor kitchen & beach bar has a new large Napoleon Grill (with lights, a searing station, double rotisserie, wood smoking tray), fridge, bottled drinking water, Margaritaville blender and a 25lb per day ice maker that will keep the blender going all day long.
There are a lot of activities for you right at Sunset House. We have 2 paddle boards, 2 two-person open ocean kayaks and 2 child kayaks with life preservers in a variety of sizes. We have horse shoes, outdoor shuffleboard, ping pong, billiards and a multitude of games, books and dvds. We have underwater LED dock lights, one blue and one white, which should attract a variety of fish to our dock at night.
The reef is 400 yards from the end of our dock. If you decide to swim to the reef, in our beach closet we have a small dive flag to attach to your snorkel or a high visibility float to pull so that your party is visible to any boat traffic. We suggest you bring your own snorkelling gear, although we do have a small selection of gear at the house. Some people paddle out on a kayak and tie off to a mooring buoy to enjoy the reef.
Keep in mind that no dock on Roatan is private; locals may use our dock to have a break on their walk between West End and West Bay or to flag down a water taxi. They never stay long and are always very friendly.
We have a biodegradable and pet friendly mosquito/sand flea misting system, which is working with excellent results, although you will still need bug spray when you are away from the property. We also utilize a solar array for our hot water needs and for ceiling fans on the upper level deck.
We now have unlimited wifi, reaching all corners of the property - from the seating area on the dock to the guest house at the back of the property.
Our yard has banana, mango, almond, coconut, none, soursop and various other fruit trees. Emerald Hummingbirds (which are endangered) hang out quite frequently at the many Hibiscus plants we have. On morning walks down the beach we have observed pelicans, sand pipers, gray hawks, golden fronted woodpeckers, yellow crowned night herons, cattle egrets, scarlet macaws and mourning doves. As the sun is setting, watch for the tree top parade of black birds going to roost in West End. The birding possibilities in Roatan are fantastic.
Yoni, our full time caretaker, understands some English but his first language is Spanish. Living on site with his wife, and two children, he maintains the premises and grounds, provides nighttime security making sure everybody is safe and sound and provides stability in the neighborhood. He's always helpful if you are ever in need of anything.
We are located in a small but active neighbourhood and are situated about halfway between West Bay and West End, both easily accessed by walking or water-taxi. You can get a water-taxi by standing on the end of our dock and flagging one down going in the direction that you want to go. If you go out in the evening for dinner or nightlife, there are always cabs available to take you home.
West Bay has some great restaurants and its beach is a long expanse of exquisite white sand, one of the most beautiful beaches you will find. The walk to West Bay is 3246 steps and takes you along the beach towards Gumbalimba Park, over a metal bridge, through Las Rocas Resort and finally to the beautiful West Bay Beach.
West End has many restaurants, bars and live music to choose from and gift shops as well as the wonderful Half Moon Bay. On the walk to West End, there are some rock outcroppings that you will have to maneuver over.
If you are not renting a car, the property managers can arrange your ride from/to the airport (which is recommended). At the time you make these arrangements they will let you know the cost. Otherwise, there are always taxis waiting at the airport and you can negotiate your own fare. If you do decide to rent a vehicle, it is recommended that you rent a 4-wheel drive vehicle, due to the road being in poor condition during the rainy season. Remember there are no house numbers or street names on the island, so at times the taxis will need some directions to the house. We do have Sunset House signs posted along the road into our house.
Our large local grocery stores are going green; they've stopped using plastic bags. We recommend you bring some re-usable shopping bags with you and stop for provisions on your way from the airport. The house is stocked with some basic items, salt, pepper, spices.
