Stunningly Designed Cottage on a private corner of a historic 100 acre farm. Situated on a scenic bluff overlooking the legendary Shenandoah River and Blue Ridge Mountains this 'cottage' has a stone fireplace and wood beamed ceilings through the main floor. In addition to three covered porches (including one with a Hot Tub) there is a 34' second floor deck overlooking the river. At river level there is a multi-level deck and 30' floating dock right on the water. Perfect for boating fishing, swimming or just enjoying the sun and water. Less than one hour from the Washington Beltway and Dulles Airport. There are numerous restaurants, shops, golf courses, wineries, National Parks (Skyline Drive, Shenandoah National Park, George Washington National Forest), hiking trails (Appalachian Trail), battlefields etc are literally ten to twenty minutes away. Then, of course- best of all, your own piece the Shenandoah River!

About Frank O'Reilly and Sean O'Reilly

My wife Angelique and I bought this historic property from a family that had owned it for 155 years! This once in a lifetime chance (several lifetimes actually) was simply too much to miss. With such a spectacular riverfront location, our goal was to create the most memorable vacation retreat in the Shenandoah Valley. After years of planning and design for a river cottage, to compliment the existing renovated farmhouse (a ten minute walk away through the woods and rolling fields), the results are yours to enjoy. One of our sons Sean took over online reservations in 2012 but dad Frank is still the 'boots on the ground' and will be on the other end of the phone if you call. Our family never tires of it and it is our joy to share it with you.

After 30 years of living on the Shenandoah River, enjoying it's beauty and recreational possibilities, we were still awestruck by the sheer magnitude and combination of nature's bounty possessed by this farm...thousands of feet of River Front, sweeping views of the Blue Ridge Mountains, acres of rolling hills and woods, sunrises, sunsets...the list goes on and on.

What makes this cottage unique

'Peacefulness without loneliness' is an old Irish expression that captures the private wooded riverside retreat yet convenience of so many attractions, shops and restaurants nearby to the River Overlook Cottage at Rolling River Farm.

Fantastic and private multi-level deck right on the river with gangplank and floating dock for your boat or a rental boat. Use of all outdoor equipment and amenities are subject to weather restrictions (ie: floating sections of dock may be removed by owner when there is a risk of flooding).

Great stay. Highly Recommended!

Loved the cottage. It was perfect for our guys golf weekend. Hot tub and fire pit was great! Had everything we needed to cook at the house. The best part was waking up, sitting on the patio (upstairs and downstairs), and just enjoying the mountain air. Thanks again and can't wait to stay here again.

We had a wonderful stay at The Overlook. The home is beautiful and nicely appointed. We had everything that we needed. The view was incredible. The peace and serenity of the home and surroundings were palpable. The beds were very comfortable. The home sleeps 10 comfortably. The patio, deck, and fire pit made the stay even better. The kitchen has everything that you could need. We absolutely loved it!

Beauiful cabin with stunning view

This was a stunning place. The pictures don't really do it justice. The view of the mountain and river, the cabin it's self, is lovely. The patio was one of our favorite points. The roses and other flowers were blooming at the time. The firepits were greatly enjoyed as well, we hosted a lot of smores making! The kitchen is awesome. Lots of space and has pretty much everything possible. The dishes were beautiful btw. The beds were very comfortable, I was in the master bedroom and it was the most comfortable bed we've been in besides our own at home. The living room was spacious but cozy, the couch and chairs comfortable.

Our only real complaint was the lack of soundproofing. The ceiling above the master is extremely thin. We could hear our companion snore, roll over in bed, walk, listen to youtube, etc. Even our friends in the living room could hear that bedroom's occupant. That coupled with the thinner curtains in the master bedroom made it difficult to sleep in. I'd suggest upgrading to blackout.

Otherwise we had an amazing stay and highly recommend this cabin. Sean was also wonderful to work with. He was very patient with us and answered every question we had. Would love to return someday!

Beautiful house, gorgeous scenery and very relaxing

We had a wonderful friends weekend and we all thought that the house was amazing! We enjoyed kayaking and relaxing in the hot tub! The house had everything that we needed and more and we couldn't ask for more beautiful scenery for our daily walks around the property.

We had a wonderful time!

We are 2 families of 4 adults and 4 children traveling from NY for the spring break. We love this house! It is very clean, cozy, and lovely. We saw 3 deers walking in the woods in front of the house in the morning; there is a private deck to the river where we do fishing in the afternoon; and then BBQ while watching the beautiful sunset by the river. Walmart is 15 minutes driving so we could easily buy anything we needed... it was a perfect vacation. We just hope we would have more time to enjoy the hot tub and the kayak that we didn't have time to do this time.

Lovely cottage with amazing views

Had everything we needed for weekend away with teens. Met our daughter there who attends Mason, only 45 min drive for her. Used kayaks, fished, hot tub, lots of nearby dining out and shopping. Beds, towels and linens were good for a rental. It is a long steep walk to water and dock, not suitable for older adults or very small kids. Only con was the AC wasn't cooling (I am sure it will get fixed) it was cool enough at night to just open windows. Plenty of room to bring some friends next time. Thank you!

Owner's Response: Thank you so much for staying! You definitely touched on all the great things about the house. We wish we could find a better avenue to get down the the river, but unfortunately the landscape won't allow it. We've tried to make it as easy as possible with the stairs and path. We have fixed the AC! So, all ready to go for summer! Thanks again and we hope you can bring some friends next time!
