Stunningly Designed Cottage on a private corner of a historic 100 acre farm. Situated on a scenic bluff overlooking the legendary Shenandoah River and Blue Ridge Mountains this 'cottage' has a stone fireplace and wood beamed ceilings through the main floor. In addition to three covered porches (including one with a Hot Tub) there is a 34' second floor deck overlooking the river. At river level there is a multi-level deck and 30' floating dock right on the water. Perfect for boating fishing, swimming or just enjoying the sun and water. Less than one hour from the Washington Beltway and Dulles Airport. There are numerous restaurants, shops, golf courses, wineries, National Parks (Skyline Drive, Shenandoah National Park, George Washington National Forest), hiking trails (Appalachian Trail), battlefields etc are literally ten to twenty minutes away. Then, of course- best of all, your own piece the Shenandoah River!

About Frank O'Reilly and Sean O'Reilly

My wife Angelique and I bought this historic property from a family that had owned it for 155 years! This once in a lifetime chance (several lifetimes actually) was simply too much to miss. With such a spectacular riverfront location, our goal was to create the most memorable vacation retreat in the Shenandoah Valley. After years of planning and design for a river cottage, to compliment the existing renovated farmhouse (a ten minute walk away through the woods and rolling fields), the results are yours to enjoy. One of our sons Sean took over online reservations in 2012 but dad Frank is still the 'boots on the ground' and will be on the other end of the phone if you call. Our family never tires of it and it is our joy to share it with you.

Beautiful property, great getaway!!!

We had a wonderful time at this property!! The house itself is so lovely. It is well appointed, cozy, comfortable and spacious. Then there's the outside space - amazing!! The views are so beautiful and we really made the most of the river. We enjoyed swimming, kayaking, canoeing and fishing right off our own dock. The house would be great even in cooler weather as there is a fire pit and hot tub and again the amazing views make it worthwhile any time of year. The owners were very responsive to a couple questions we had (they even delivered fire wood so that we were fully stocked!!). We will definitely be coming back to this house!!

Beautiful setting!

A lovely home, but more could have gone into preparing for the guests e.g. airing and some airfreshner could have removed some of the stuffiness. The cushions on the chairs outside were wet and took a couple of days to dry. Otherwise, the family-get-together was a tremendous success and we enjoyed the kayaking and evenings by the fires. The Shenandoah National Park and the Luray Caverns were superb local attractions. Thank you Sean!

Another great stay at The Overlook.

I had originally visited The Overlook in 2015 for a wine trip and returned this year for a family vacation. The cabin did not disappoint, and we loved the few days we spent there. The house is clean and the outdoor spaces were perfect for six adults. We'll definitely be back again!

The perfect get-away!

As always, staying in a Rolling River Farm property is the best get-away. So close to home, yet it feels a universe away. The Overlook is the third of their four houses we've visited and it was as special as the others. We fished, hiked, went to the drive-in, floated on the pontoon, sat by the fire and had a wonderful, relaxing time. Everything about the house was perfect! Thank you again, O'Reilly family, for helping us make some wonderful family memories. See you at the Farmhouse!

Amazing secluded home

Our 21st year of a group of guys getting together somewhere to golf and relax. We found a gem here. It started out a bit hairy, as our I-Phone directed us to take a right onto what we now refer to as Megadeath Lane. ( its something like Magearth) Driving down the dirt "driveway" we came to a fork which the phone said bear left. Unfortunately there was a gate with a sign that said something about the owner has a gun and will use it. Not sure what to do at this point, we drove through said gate. Then we met the owner who was not very pleased about us being there. After him ranting and screaming about I-Phones he directed us the right way to go. SO if your directions tell you to take a right at Megadeath Lane, DO NOT! continue past that dirt "driveway" and at the next fork bear right. If you are then on a road with a wooden fence on both sides you are all set. Continue on as instructed from that point. About the house. Heed warnings about the driveway. If you are driving a corvette, you don't want this house. The house in great. Clean and homey are the best ways to describe it. Beds were comfortable, the views amazing. The kitchen had everything you needed. Be advised that this house is way above the river. There is a path/road going down to the river, but it is so steep, I wouldnt drive my 4 wheel drive pickup down it. A jeep maybe, but thats all. Going to the river and coming back up is a great cardio workout. there are 3 kayaks down at the river which made it convenient, but we brought 3 more with us, so carrying them back up was quite a work out. I want to comment about the train noise that someone else mentioned. Its not like Joe Pesci in My Cousin Vinny, but more just a distant horn coming from somewhere. With the windows open, it woke me a few times, but I chose to leave the windows open. On the way to the house, there are a few shopping plazas with anything you could need to get for your stay. as well as places to eat. We golfed at a decent course that was only a few miles away as well called Sly Fox. They are bringing it back from being let go, and its really starting to take shape. It was a nice layout. The brewpub nearby (backroom brewery?) was ok. In closing, we would go back in a heartbeat. Being from Massachusetts, it may be a few years, but we had a great time. I had to call Sean a few times, which wasnt an issue (nice guy) My only suggestion would be to put the address numbers on the gate so you know u are at the right place
