About Frank O'Reilly and Sean O'Reilly
My wife Angelique and I bought this historic property from a family that had owned it for 155 years! This once in a lifetime chance (several lifetimes actually) was simply too much to miss. With such a spectacular riverfront location, our goal was to create the most memorable vacation retreat in the Shenandoah Valley. After years of planning and design for a river cottage, to compliment the existing renovated farmhouse (a ten minute walk away through the woods and rolling fields), the results are yours to enjoy. One of our sons Sean took over online reservations in 2012 but dad Frank is still the 'boots on the ground' and will be on the other end of the phone if you call. Our family never tires of it and it is our joy to share it with you.
Frank O'Reilly and Sean O'Reilly purchased this Cottage in 2005
Why Frank O'Reilly and Sean O'Reilly chose Happy Creek
After 30 years of living on the Shenandoah River, enjoying it's beauty and recreational possibilities, we were still awestruck by the sheer magnitude and combination of nature's bounty possessed by this farm...thousands of feet of River Front, sweeping views of the Blue Ridge Mountains, acres of rolling hills and woods, sunrises, sunsets...the list goes on and on.
What makes this Cottage unique
'Peacefulness without loneliness' is an old Irish expression that captures the private wooded riverside retreat yet convenience of so many attractions, shops and restaurants nearby to the River Overlook Cottage at Rolling River Farm.

Amazing!
The house is beautiful and the grounds are spectacular! My family did not want to leave. The dock at the river and the hot tub were our favorites.
Great for our family over Easter
Great place with plenty of activity!
Had two families with kids and tweens, and were able to enjoy the house and property, as well as the hiking in Shannendoah and the caverns. Wish we could have have more time!
The last little bit of the drive on the unpaved road and drive was a bit of a surprise but make it feel like more of an adventure. Loved it.
Girl's getaway
We were so happy to find this cottage for a rejuvenating girl's getaway prior to my sister's wedding. It was lovely. One of our favorite parts was lining up chairs looking out across the second story porch and painting the view. Thank you!!!
Charming. Fairly remote. Perfectly relaxing.
Being about 20 min from town, this charming house definitely requires a bit of prep to make sure you have what you need. Other than that, it was the perfect getaway for our bachelorette weekend. We left relaxed and recharged. Thanks Sean & Frank!
Perfect getaway!
We had a great weekend getaway with 4 couples at this wonderful home. The house itself has everything you could need and is clean and updated. The property is beautiful with magnificent views. We spent every night either in the hot tub or around the fire pit. We would just recommend an SUV for getting here as you have to drive down several unpaved rock/dirt roads to reach the secluded property. Highly recommend!
Family fun weekend
Our family had a wonderful weekend at The Overlook. We spent a lot of time in the hot tub and wandering around the grounds. The house suited our needs perfectly. We cooked all our meals in the house and were very comfortable in the house. The dining room table got lots of use with meals and jigsaw puzzle time. The views were spectacular from the house and hot tub. We had a few gorgeous sunsets which were an added bonus.
