We took our home out of the rental market for about a year. We installed a new dishwasher, washing machine, and dryer, and repainted the walls so it is looking good! My rates are among the lowest or are the lowest in Ka Milo!

Welcome to our 4 BR, 2489 sq ft Big Island home, located at KaMilo, a private resort within the famous Mauna Lani Resort! Our gourmet kitchen is equipped with African Mahogany cabinets, Thermador stainless steel appliances and granite counters. Up to 10 adults can be comfortably accommodated in 2 master bedrooms with California king beds, ensuite bathrooms, and walk-in closets; a 3rd BR with queen bed and 4th BR with 2 double size beds (not twins!) Pocket doors open the great room living space to the upper lanai with Wolf grill. All bedrooms have 32'' HDTVs and DVD players with digital cable. The great room has a 48'' 1081p LED HDTV, Blue Ray DVD player, HD cable box and surround sound stereo system (5.1 Dolby)

Local Amenities: Golf and Tennis are available within the Mauna Lani Resort. Both the Mauna Lani Bay Hotel and the Fairmont Orchid Hotels have beautiful spas and are only minutes away. Waterfront Activities Center at Owner's Beach.

The Ka Milo Recreation Center is a 3 minute walk from our door and features a state of the art fitness center with gym and junior Olympic lap pool, two hot tubs, lagoon pool with shallow children’s area, lounge chairs, patio tables and a covered pavilion with seating and outdoor kitchen for group gatherings. Our key to the recreation center is in the home for our guests to use the facility. The Fairmont Orchid Resort and The Shops at Mauna Lani are a 10 min walk away. The Mauna Lani Bay Hotel and Owner’s Beach club are 2-3 mile drives away. Our access card is in the home for guests to access the Owner's Beach. These venues offer numerous restaurants, boutique shopping, a gourmet food market, DVD rental and beach access and activities including whale watching in season. Digital on TV in Great Room, other TVs with basic cable, each with DVD. Propane Wolf Grill with utensils.

Fantastic House and Location

We LOVED our stay at this amazing house. From the moment we walked in the door we felt right at home. The house was equipped with everything we needed to enjoy home cooked meals while on vacation. The view was spectacular off the lanai. We all enjoyed our coffee and cocktails out there. I would definitely stay here again. Tom was quick to respond to any questions or comments. Will recommend this house to my friends and family.

Room for improvement

The house was roomy. The view was disappointing, obstructed by construction. The furnishings were adequate but could be updated or refurbished. The house had clearly not been cleaned between renters; the fridge was filthy, the toaster coated in crumbs, the blender with residual of prior use, utensils in draw had to be washed before use, and a leftover cleaning towel left on the living room end table. The batteries in the TV remote needed to be replaced. The smoke detector batteries not replaced and failed during the stay--on a pitched ceiling to high to reach and we had to wait till the next day to be attended to (try sleeping with the constant chirp of the alarm, in any bedroom much less the den turned into a bedroom separated only by an accordion door). The Mauna Lani resort area is lovely. The residential areas are quiet.

Owner's Response: When I shared this review with my cleaner, she nearly quit. She said that she absolutely cleaned the home before this guest's arrival and can't understand why he would lie or exaggerate so much. I sent this guest an automatic email on the day of his arrival, asking if there were any problems and he never responded. If he would have said that it hadn't been cleaned to me then, I would have sent the cleaners out immediately to investigate. He didn't say that he felt the house wasn't cleaned until he had been there a few days. She has never had this type of complaint at my home nor any of the other homes where she cleans. In fact most of the time the comments on her cleaning are very good. It takes her between 6-9 hours to clean my home between guests. She felt devastated by his remarks. The view from the lanai has changed. Instead of looking upon a large area of flattened volcanic rock, now there are completed homes, beautifully landscaped grounds and a practice golf putting green. One recent guest said that she nearly didn't rent with us because she thought that the view from the lanai was so drab in the pictures. She was very pleasantly surprised to see the landscaping and completed homes and felt it made it look much, much better. I am waiting until the last home is completed to hire a videographer to capture the much enhanced view from the lanai. The only incomplete construction in the view from the lanai is a home with the outside nearly completed and that is less than 5% of the lanai view! We still have a great sunrise view of the sun rising over Mauna Loa and Mauna Kea from the lanai! Yes the battery died in a smoke alarm that is mounted high in the vaulted ceiling, beyond the reach of my 8 ft ladder. I regularly change all of the batteries in the smoke alarms that are within my reach. This one required a service call from a handyman ($100) to bring a ladder tall enough to reach. He came the morning after I was notified. I doubt that you will find a better response than that on the island in most vacation homes. I used to ask my cleaner to pitch everything from the refrigerator between stays. She said that other homes leave condiments in the refrigerator. We tried that and have received numerous notes from guests thanking us for having condiments in the refrigerator. My cleaner cleans all of the other shelves between each rental.

Absolutely perfect

Our party of 8 (6 adults and 2 kids) stayed here for 5 nights and could not have been happier with the setup. This home has been set-up so that visitors want for nothing during their stay, with all TV's having cable access, great quality wifi throughout the house, lots of condiments & spices in the kitchen to cook with, beach gear, access to the beach club...the list goes on and on. Communication with Tom was very fast and clear. The only issue with our stay was that the time we spent there went by far too quickly. I would not hesitate to stay here again and can highly recommend this property to anyone that might be thinking about staying here.

Wonderful home with everything necessary for a wonderful holiday.

The house was modern and maintained and had those little things available that help to make your vacation even better. 9 of us fit well in the house. The community was great with a super beach for snorkeling, swimming, and sunning. Amazing golf course and shopping near. Couldn't have asked for more for a better place as base to explore the Big Island.

We had a wonderful week

Our week at 220 KaMilo was enjoyed by all. From the time we walked into the house, until we left, we commented everyday about how this house fit our needs. We were in Kona for a family wedding at Four Seasons and many family members were staying at the Mauna Lani Hotel. Because of the location of both, we were able to do things together. The houses furnishings and well-equipped kitchen made cooking a pleasure. We had no complaints about the house at all and enjoyed our week.

Great vacation house for large group or family

We had a great stay at this large house. A couple minor issues: path to front door not well-lit, hard to walk up the stairs at night. There was a car parked in the garage the whole time we were there, and we had a minivan that couldn't fit in the garage. We had to park outside the whole time. Kitchen is all updated with fancy appliances (too fancy for my elderly mother to use). But overall a great experience, the area is beautiful, the house is clean and spacious.

Owner's Response: We share her concerns about the dark walkway leading to the house. Although external lights are frowned upon by the home owner's association I have installed solar lights on the walkway but these are wearing out. I will replace them when I return in June. I had planned on offering the BMW EV in the garage to owners for rent. However, it only has a 90 mile range and would only be of interest to EV car enthusiasts. I plan to sell it and replace it with a longer range EV that will have less range anxiety.
