About this property

Bright 3 BR 3.5 Bath Townhouse Condo, Central AC, Jacuzzi

LAST BLAST! LOWEST RATES IN APRIL & SKI SEASON EXTENDED TO 4/22 DUE TO STORM AFTER STORM -- Deer Valley extended closing to April 21; Park City pushed back closing to Apr. 22 (PC side) and Apr. 21 (Canyons side). Stay tuned -- if the snow continues, they might extend again!

This bright, tastefully decorated, end-unit townhouse condo is well located, a short walk or quick free bus to Old Town Park City, all 3 main ski mountain bases, and everywhere nearby. All 3 bedrooms have ensuite baths, and there's a half-bath in the kitchen / dining area. The multi-half-level floor plan seamlessly mixes options for privacy and gatherings of family and friends. An atrium (with electric shade if needed), southern exposure, and lots of windows keep this end unit bright. Upgrades in Summer / Fall 2023 include a redone hot tub deck, new windows, new window treatments, and better lighting. There's a private Jacuzzi hot tub on the deck, perfect for unwinding and sharing exploits of the day. (Quiet please on the deck, esp. after10 pm. -- neighbors in the complex aren't interested in your exploits on the slopes, or anywhere!)

Touches and amenities include a 'mud room' upon entry with electric boot dryer, cubbies and hooks for outdoor clothes and gear -- all stored and ready for your next day out on the slopes, and a ski locker in the garage, which offers 2 parking spaces dedicated to this condo (6'6" clearance -- don't push it or you'll knock out the garage door sensor). There's a ski locker in the garage and a luggage closet for turnaround days.

If you're looking at comparable property listings as most folks do, you are not imagining that our rates offer some of the best value for the location, size, quality, and amenities. (We prefer to keep the place booked vs. holding out for top dollar.) To be fair, some elements like the kitchen and 2 of the bathrooms are '80s original' (you can show your kids what life was like), but guest after guest is happy just as it is.

Location! Old Town is about a 10-minute walk away. Free shuttle buses stop right below the condo, with about 9 scheduled per hour in winter. The buses go pretty much everywhere, including all 3 ski mountains (we still think of Canyons base as separate, even though it's now part of Park City Mountain), food shopping, etc.

All bedrooms have flat screen TVs (people seem to want them on vacation), and there's a 42-inch HD TV in the living room. The place has cable, wifi, and one big-screen monitor with desk and chair to plug in for your home office. Other serviceable spaces have been added for remote work or school. A gas fireplace keeps things cozy; same for the reclining couches! The infrared gas grill is on the back deck just off the kitchen.

8 adults can sleep in the 3 bedrooms. If needed, the living room has an inflatable full (double) bed and a couple of camp mattresses more suitable for children. In practice, people more often just throw bedding on the super-comfortable couch for any extra sleeping space. There's a trundle rollaway bed under the twin-over-full bunk bed.
Need more than 1 or even 2 condos close-by for different groups? We can often accommodate -- the more advance notice the better. We unit owners in the Sunspot Condo who rent our places when we're not there know each other and work together to book groups who need a couple of townhouses.

The ski locker in the garage keeps your skis on the most convenient level, whether you drive or shuttle-bus to skiing. You could go green and save green in the winter if you only intend to ski the areas near Park City, including Deer Valley, Park City Mountain including the Canyons. (You'd want a car to reach Snowbird / Alta or Brighton / Solitude, which are also amazing destinations with their own character.)

The kitchen offers modern appliances and utensils, a mounted flat TV, and countertop and table dining. It isn't tricked out with granite and custom cabinetry, but we updated the lighting scheme in Summer 2023. Guests tell us it's more than sufficient for vacation meal prep. We stock basic cooking supplies and spices; guests are asked to use and replace on an honor system.

A note on bed configuration:
Lower bedroom: Bunk bed with Twin on top and Full on bottom, plus a pull-out trundle most suitable for a child. (=3 but could be 4 with a child, but that leaves limited floor space)
Middle bedroom: Queen bed and Twin bed (=3)
Upper bedroom: Queen bed (=2) (New organic mattress Dec. 2023)
Living room: Inflatable full (double) bed + 2 camp style inflatable mattresses most suitable for kids.

Great property
We thoroughly enjoyed our stay here. Plenty of room for our family and had everything we needed. The shuttle is right outside and is also within walking distance of downtown.

Wonderful Location in Park City
Harry, the host was fabulous to work with. He was very communicative and quick to provide any needed information. We were driving a GMC Yukon and it easily fit into the parking garage. The bus stop is mere steps outside the condo, making it super easy to get around PC/DV if you want to avoid looking for parking. It's important to note that there are a lot of stairs, so if this is an issue for someone in your party, this would not be the spot for you. Our party was fine with stairs, so it was no issue. The check out process isn't too involved or burdensome like some other places can be. Our trip was great, we would stay here again in a heartbeat! Thank you Harry and Helen!

We love Sunspot
This was our family's third year back at sunspot. We love it. Harry is readily available and very easy to communicate with. There have been updates to the unit since we started going and the first floor bedroom was noticeably warmer this year. The house is comfortable with an amazing roof deck hot tub overlooking park city mountain. Kitchen is well equipped and being able to do laundry is a huge bonus . Highly recommend .

Convenient and comfortable
Very comfortable for 5 adults. Great communication with the owner and seamless. Place was clean and well stocked with basic supplies including shampoo, kitchen supplies, spices, sugar, lots of coffee left from prior visitors. The hot tub was nice to soak in at the end of a long day skiing. Nice to have a garage for the car with all the snow we had. We appreciated the labeling and signage throughout the house as it alleviated any questions we had. Great experience! Of note, you need to be able to climb stairs as there are a lot of levels in the condo and a flight of stairs from the garage.

About the host

Host profile image
I live and work in Washington, DC as an attorney for the Department of Justice. I recently married Helen, who is nicer, prettier, and considerably less cranky than I am, except when I'm not. In my spare time, I hang out with friends and family, get culture, do yoga, pretend to stay fit by running, biking and the like, read, volunteer, learn, do stuff. Oh and we do like nice food and believe that chocolate is a staple. Love Utah for the skiing, the national and state parks in the south of the state, and for the fact that it's kind of the sleeper state of the Mountain West. I like to read real books with physical pages. I use and can advocate for the Oxford comma. Some have labeled me eccentric. To me, I'm just me.

Why they chose this property

Convenience to everything, both skiing and town, and the feel of the place. It's bright but comfy, quirky but efficient. The floor plan allows great privacy in the bedrooms (they have no common walls or even floors, and each has an attached bathroom). The common space also flows nicely.

What makes this property unique

If you happen to prefer a car-free ski vacation, it can be done. As I'm updating this, we have thrived for 12 days carless in the condo in Park City. The walk is half the fun; the buses are there for when you can't or don't want to walk.
