Our Kona Bali Kai (Unit 305) 2 Bedroom/2 Bathroom with Full Width Lanai is DIRECT OCEAN FRONT with an underhand rock toss to the sea wall. You can't get any closer and stay dry.
If you want DIRECT Ocean Front (you know you do) DIRECTLY in front of the most popular Island surf break in a TOTALLY remodeled unit at an unbeatable value you have found it. Our view in front of the surf break is world class. Our annual occupancy is normally over 90% so book early, high season is normally full well over a year in advance.
IMPORTANT NOTE: The 2 night minimum only applies for stays next to an existing booking. The minimum is 6 nights unless you book next to an existing booking (Ironman and xmas stays usually have a longer minimum - see rates). Due to software limitations of the VRBO system we need to write this out - the system can't handle this automatically. If you book less than the minimum we will likely ask you to cancel your reservation. Please, please email me with questions on this policy if you have any.
Note: The KBK pool/pool deck area was refurbished this past summer (2017) and reopened in Sept.
Our late 2010 purchased condo underwent a complete (demo'd to block walls and rebuilt over a 3 month period) $75,000 remodel with the work managed by the retired Project Manager Owner. New custom cherry cabinets in Kitchen/Baths, Matching Granite slab counters, new front walkway windows and rear Lanai sliders, new custom tiled showers (Master bath w/ glass block enclosure), new patterned floor tile in Greatroom/lanai, new bedroom rugs and newer Samsung 40" flat panel High def. TV.
Quality Casablanca Fans in each major room and 12,000 BTU AC unit. We also provide free long distance calls to the Mainland US/Canada and free Wifi.
The famous (site of frequent competitions) Banyan Surf Break is again DIRECTLY in front of our unit so you'll enjoy watching the surfers while relaxing on the lanai. Our unit is on the convenient 3rd building level with free ground level parking and no steps to unit with use of the elevator.
The Living Room and Master Bedroom each utilize floor to ceiling sliders accessing the spacious ocean front lanai. The sliders are double glass so you can control the ocean surf noise level in the condo by opening or shutting the doors. Custom shoji type silhouette sliding glass panels (Unique to Kona Bali Kai) separate the Greatroom from the MBR.
The accessible coastline in front of Kona Bali Kai has tide pools and sandy areas - perfect for poking around on a lazy afternoon. Free propane fired outdoor barbeques are available for guests and a turtle (Hono) visitor or two is a frequent sight.
Condo square footing including lanai is about 1,000'. You will notice VRBO ads for KBK 2BR units show different sizes. All 2 BR KBK units are the same size to my knowledge! The interior is just over 800' and the full width lanai is about 200 square feet.
White Sands County Park is 1 mile south, Kahaluu snorkeling beach/bay is 2 miles south and there is a great small hidden beach a short walk away I'll tell you about in my client letter upon booking.
We live a mile south of KBK most of the year at an ocean view condo we managed as a vacation rental for 10 years before retiring and moving to Kona in 2009. We understand how important our guests vacation time is and do our utmost to provide a positive experience. You are dealing directly with the owners (not a Property Management Company) when you book directly with us, the owners.
Kona Bali Kai resides 3 miles south of the village of Kailua Kona and 3 miles north of the village of Keauhou. Both venues offers restaurants, cinama's, shopping, etc. The $2 per person each way Keauhou trolley will take you into Kailua Kona at convenient times until late evening.
Sharon is a part time commercial artist specializing in tropical flower water colors. You will enjoy several examples of her paintings in the condo.
Master Bedroom has a full size king bed with nightstands and chest of drawers; 2nd BR has a queen bed with nightstands, dresser and 26" LCD TV.
If unit 305 is booked check out our sister condo @ Kona Bali Kai unit 219. Its listed under VRBO #490632. Unit 219 is just like 305 except a reverse layout and located 1 level below + a few units to the north of unit 305. Unit 219 welcomed our first client in Dec. 2013 after completion of an $80K+ full remodel. Same size/price/layout/building as unit 305

Lynn Noffsinger (retired Intel Engineer) and Sharon Noffsinger (retired Elementary Educator) were able to achieve a long term goal by moving to Hawaii in early 2009. Our nearby residence (1 mile south from Kona Bali Kai) was a successful VRBO vacation rental for 10 years from 1999 to 2009. We understand the importance of our clients vacation time and make every effort to provide an outstanding value. Many of our clients are repeat or friends and family of previous clients. Except when off island we accomplish all turnovers ourselves to insure the condo is perfect for your arrival.

What makes this Condo unique
First you need to make the impossible choice of enjoying the lanai view or hop in the rental car and go exploring. For lunch why not utilize the provided ocean front barbecues or check out the small 'POKI Shack' take-out lunch spot next to the lobby for some island 'soul' food and a brewski?? Poki is the island version of Ahi (Tuna) sushi. Across the street is a convenience store for those forgotten condiments, drinks and snacks. Free island bus service is available in front of the building along with a frequent $2/trip tourist shuttle into town and shopping. Too many options, not enough time - recommend enjoying the lanai view and watching the surfers wipe out while you mull over options. There is also a small, secluded sand beach with water access a short walk away I'll tell you about it in my Guest letter after you complete your booking.

Wonderful Condo - Everything We Needed (Comfy bed)
We really enjoyed our stay in your condo. Even though it was short; it was sweet. Everything we needed was there especially the view. We had fun watching the surfers in the evening. It was nice being able to open the front and back doors to let in the nice breeze. We never even had to turn on the air conditioner. It was centrally located and easy to get around town from your place. If I ever go back to Kona, I will definitely stay here again. Thanks again for sharing your home with us.
Amazing condo, location and owners!
This was our first trip to the Big Island and our first time using VRBO. We were so impressed! Lynn and Sharon are wonderful and provided everything we could need for our trip, including a fully-outfitted home, some great advice about the island, and the peace of mind that they were available to take care of anything we needed. The condo is beautiful and had plenty of space for our family. It was so CLEAN and we could not have afforded to stay in a place this nice any other way. The condo had all the basics, plus lots of extras (we used the small ice chest daily on our travels around the island). With the sliders open, the sound of the waves crashing below our lanai was so relaxing. Now that we are home again, I can't sleep nearly as well as I did on our vacation! We spent lots of time watching the surfers from the lanai and ate all our meals outside, too. My son (12) had a really great time exploring the tide pools at the property in the morning during low tide. We saw more sea turtles there at the property than we could count, as well as many other sea creatures! I can't say enough positive things about this place...
Fantastic! Perfect place to stay.
We had a fantastic stay at KBK. The area is touristy, but very laid back. Perfect combination of water and things to do. Our toddler loved the little beach & tide pools out front, and splashed happily in the urchin-free one every evening until sunset. He nicknamed the place “Turtle Bay” because of all the green sea turtles we spotted. The property itself was fantastic; great views as promised; well-looked after and in excellent order. We didn’t need to use the A/C once; we just opened the windows and doors when we were there and let the ocean winds cool us. Each morning, we checked for a little lizard friend sunning itself near the main door to the unit; our toddler called it “Greenie the Yizard”. Thanks for the great stay!
Older building but well maintained and clean. Only complaint, wish the pool was heated.
Our unit was beautifully furnished and maintained. View was amazing. Would stay there again. Only downer was the kitchen knives were dull as could be.
As the long time owner of KBK305 it is our goal to have 100% 5 star reviews. We succeed in this endeavor the vast majority of the time.
I spoke with the reviewing client shortly before his departure as we had just returned from an extended trip out of the country and these cited concerns were not mentioned during the conversation! (argh)
The renovated pool area is heated by a solar system (not sure what the issue was)?
If the provided kitchen knives were dull in our guests opinion we provide a manual knife sharpener for our guests to use.
Knowledgeable travelers who stay in condo's are generally aware condo supplied knifes will not be of a "chef's" quality and often bring a favorite knife with them in their luggage if they are used to cooking with a quality knife set.
If I had been home on island I would have been glad to swing by the unit and sharpen the knives for the guest.

Perfection is the only way to describe staying literally 30 feet from the ocean. The view could not be improved upon, including the fun of watching expert surfers ride the waves. The condo is updated and comfortable and just ... perfect ... for a short or long stay. We will definitely return!

We love KBK 305 in every way! The condo is fully equiped with quality supplies and has been beautifully renovated. We have stayed here the past 5 years and never tire of the view (and sound!) from the lanai. Lynn is close and quick to respond with any issues.
Kona has the best climate in Hawaii/perhaps the world. Little rain and what there is comes mostly in the evening and nighttime. Enjoy waking up to sunny mornings and enjoying your direct ocean front Lanai. Lots of beaches/ocean activities/golfing/restaurants and hiking to keep your days as busy as you want them. When booking our condo we provide you with the name of our favorite guide book and our favorite activities with a 'difficulty' rating!

Stays under 6 nights must normally be booked adjacent to an existing booking. Short stays booked with autobook if not adjacent will be cancelled by the owner. Call or email us if you have further questions. Cleaning fee is waived for stays of 2 weeks to 1 month. Cleaning fee applies for a 1 month or longer stay. Exact calendar dates for Ironman and Holidays are flexible; nights over 10 will be at seasonal rates. Add 2% to VRBO Direct booking cost for out of USA Cards.
