As the sun rises in the east the soft clouds, like the cotton candy of endless childhood summers, illuminate with a thousand different pinks, purples and blues. With the smell of fresh brewing coffee you pull your robe tight and step out of the glass doors on to the observation deck and feel the southerly breeze and the warmth of the sun on your face.

Ahead of you you have a calm day of bird watching literally on your doorstep. Or maybe you'll feel more active and decide to take the snorkel gear into the coral reef just a couple of easy miles offshore. You could even go kayaking in the Atlantic or search for the catch of the day, for dinner, right from your backyard. Today is about choice, doing exactly as you please.

In the comfort of your home, relax to your favorite music. Eventually, when dusk turns to night, you can make S'mores in the fire pit and watch the reassuring blink of the lighthouse in the distance. Graham crackers, sticky marshmallows, chocolate and shooting stars. A perfect end to a perfect day.

I've traveled a majority of my life and I've never been into beaches and water, till I landed in the Florida Keys. The lower keys are something spectacular and truly breath taking. What makes this estate unique

I promise this property is like having the best of both worlds - living on an island while still feeling like you are close enough to get to whatever your heart desires. It has 300 feet of private, exclusive beach - the biggest span of beach in a rental property down in Sugarloaf Key. We offer a couple kayaks and the perfect pit to make delicious smores. You can jump in the ocean, kayak and fish, relax on the great outdoor deck with a cocktail or a book, or simply lounge in some soft sand and soak in the warm sunshine.

Bit Dissapointed

7 of us stayed in this villa as an end to a once in a lifetime family holiday. It was very clean but to be honest although we had a good time we were a little disappointed with what is advertised as a luxury villa. The main points being:

The villa is advertised as having a gym, on arrival and not finding one and asking the owner we were advised that the gym equipment had been damaged in a flood. This was the first we had heard of it and having gym facilities was part of what we paid for.

Maintenance needs to done to the outside decking as some of the boards are starting to rot.

Internally some fans and lights did not work.

The kayaks had broken paddles and we had to request replacements which to be fair were provided quickly.

The kayaks needed to be emptied of water before use.

The buoyancy aids were in a poor state and should be replaced.

While you have a private beach it must be noted that it is not one for swimming from. As with much of the Keys there is a lot seaweed and deep stinky mud. You couldn't walk out into the sea without sinking in the mud...my brother did lose a flip flop!

All in all we did enjoy our time here but after paying a lot of money to rent the villa we are a little disappointed. As an aside we have emailed the owner but so far heard nothing. We would recommend the area to a friend but not the villa.

Great house, Great location, and Excellent communications with the owner.

Nikhila Sunrise is a beautiful home in a excellent location just 20 miles form Key West. Close enough that it is easy to get down to Key West or up to Marathon with no problem, yet it is remote enough to be away from the population and enjoy a beautiful and peaceful stay. The house is provided with everything needed to enhance the stay, including kayaks, internet, dish network, washer & dryer, cooking capabilities, beach, and a beautiful view form the deck and house. The owner Nikhila was very quick to respond to any questions, comments, concerns, or recommendations. This was our third time to rent different homes through VRBO and we have always had a great result.

Right place, not so right time of year

In general My husband & I had a great time. We love the seclusion & the large beach. The house was nice & I loved the fact that there was a coded gate for entry. The beds are comfy & the master shower was pretty cool...we got to look out over the water while we got clean! I would have to agree that there was a little work needed in some areas, but nothing too terribly bad & it is little older house & located directly on the beach, so that is to be expected. The only real down side to the trip was the weather & the seaweed. Don't get me wrong, most places we've stayed in the Keys have seaweed, so we don't mind it so much. But the beach was not able to be scrapped due to the machine breaking down prior to our stay & the replacement part did not come in in time. That being said, it made it more difficult to walk straight out into the water.

The weather was warm & tropical, with a little rain every day or so, but the wind was strong almost every day, which made it hard to get out in the kayaks more than a couple of times. Nothing that really could have been helped. We typically make our visit around May or September, so maybe next time we will go at a different time of year.

We were able to enjoy ourselves even though the weather was not perfect. We found some pretty neat ocean life (live conch, hermit the site of a small medicine ball, bonefish, & some pretty neat coral), shells (about 5 or 6 horseshoe crab shells), & there were plenty of beautiful sunrises. Got a nice tan, enjoyed some great seafood (Stoned Crab, Commador, Wharf Bar, Squre Grouper, Margaritaville), & hit Key West mulitple times.

We will definitely go back to the keys, but to stay at this house we would probably go back with a group. We still had a very nice time on our own.

Needs lots of TLC to be worth the cost.

The home is very secluded and could be a wonderful getaway, but there is a great deal on maintenance that should be done. Loose and rotting boards on the deck, front steps cracked and railing loose, many of the lights did not work, private gate stopped working for 2 days, lots and lots of trash on the beach, sliding door latches broken and could not be locked. While we enjoyed the weather and the seclusion this is not a property I would stay at again without having repairs made.

Owner's Response: Hi! Thank you for your review and your concerns. I usually rely partly on my guests when it comes to certain aspects and I am happy to be informed. The lights have all been fixed to work, the trash is partly how the winds come in and we do our best to keep the beach clean as possible (during season we pick up at least twice a week). The railing is up to code and has also been reinforced. The stairs are being looked upon. We are planning on doing a major renovation in mid-2014. Thank you again for your concerns and we are addressing them as quickly and effectively as possibly.

Great Place to Rest

It was an excellent weekend for me and my wife. The house is stylish, well kept and spacious. It is located in a very quite place. Internal decor is modern. Outside is quite and picturesque. The beach is shallow though and there is a good deal of mosquitoes. The owner was generous and provided the bug spray in one of the cabinets. The house has a nice deck, a great view and a BBQ place. All the rooms, bathroom, and kitchen were immaculately clean. The towels were new and fluffy.

Peaceful and private

This was a very peaceful, private home rental that we enjoyed greatly. We are in our 40's and do not have children, and prefer to stay somewhere quiet and lovely while driving to local attractions and restaurants. Nikhila Sunrise did not disappoint. We enjoyed coffee at sunrise on the deck each day, and quiet starry nights. The kitchen and bar were wonderfully appointed. The size of the property and location were perfect for us - the use of the sea kayaks was especially enjoyable and we saw a lot of wildlife as we explored the mangrove backwaters on Sugarloaf. I would say this is more of an adult retreat as the shore was a bit weedy for small children, but lovely nonetheless. We enjoyed many of the owner's restaurant recommendations in Key West, Cudjoe, Stock, and Sugarloaf keys. It is clear that the owner cares for this property and is constantly working to make it an even lovlier place. We would highly recommend it for respectful, adult guests seeking beautiful surroundings and privacy who don't mind taking a short drive to local sights. The owner was very kind, professional, and responsive and we would definitely return.
