Located in a quiet neighbourhood less than 10 miles away from Disney World, this newly-renovated villa will fulfil all your holiday needs. Spacious and fully air-conditioned, our custom-decorated home will ensure you get the comfortable and enjoyable vacation you came for. The house comes with many amenities including Wi-Fi, free US domestic & Canada long-distance phone calls, and flat-screen cable TVs in every bedroom. The kitchen is generously equipped for eating in or out, and a gas BBQ is available outside. Laundry machine, dryer, and dishwasher are all provided and each bedroom has linens, towels and blankets. Surrounded by golf courses, grocery store, restaurant, bank, and gas station are just a 3-minute drive away. Our villa is managed by a professional management company – customer service is available 24/7 and just a call away.

Stepping into your vacation home, you find yourself in an artistically designed hallway leading into the lounge. On the way, you pass the first of 7 bedrooms, a twin with French Doors, and a dining room that features a beautiful oil painting.

You arrive at an open concept space that contains the lounge and kitchen. In the lounge, there are comfortable couches and a 51” flat-screen TV. A patio door in the kitchen leads outside. Just right of the lounge is a Master bedroom with queen bed and another entrance to the pool area through the master bathroom.

Going through the laundry room, you walk into the games room. Inside are a pool table, foosball table, and table tennis equipment.

Heading upstairs, you discover five more bedrooms. Two of them are Master Suites with brand-new king beds. Exploring the other rooms, you walk into another bedroom with a queen bed, a twins’ room, and a bunk bed room. These bedrooms have bathrooms to share for a total of 4.5 bathrooms in the house.

Finally, you go outside. There, you see the swimming pool, spa and patio, all fully screened so you get the outdoor fun you want without any bugs. Both pool and spa can be heated on demand and child safety fences around the pool area will ensure that your vacation is worry-free.

Great location, lots of room but needs a little TLC

The location of this house was perfect for our stay in March. The house had plenty of space for our group of 12. The owner is very courteous and helpful and responds via e-mail very quickly to any inquiries. We followed the instructions and sent pictures of any damages that were visible upon arrival to the owner. It is my opinion that this house is a bit run down and needs minor repairs. The carpets look pretty worn, some trim work was damaged throughout the house, some shelving in the pantry was separated from the walls and was not safe to put items on, one of the bar stools in the kitchen was pretty beat up, the main television in the living room had large streaks through the screen. Small things, but they should be fixed. The pool and spa was great. We requested the pool heat (additional cost) but it was worth it. Again, in the pool area we noticed small things that should be fixed... The painted areas around the pool and spa are very worn and detract from the beautiful space. As well, a couple of the lower screen panels were pulled away from the supporting frames. The only issue that I really had was that the ping pong table in the games room was missing a net and the paddles were garbage. I e-mailed Frank about it but it was never fixed during our stay. I was hoping that he would have sent his property manager over to fix such a small issue but it never happened. Like I said, it is a great property but requires a bit of TLC.

Owner's Response: Hi Jeff, Thanks for your review. I'm glad that you like my house. Yes, there're some small repairing outstanding. It's mostly due to lack of time slot. My house is almost fully booked. That makes it every difficult to have all the jobs done quickly. I try my best not to do any of this type of jobs while I have guests in house. In fact, a new bigger TV (65 inch 4k) has been ordered. You would be able to enjoy it when you stay in my house in your next trip. Cheers, Frank L.

Subpar considering other options

I've stayed in many rentals around the Orlando area and this one was just okay in general. The sheets, towels and bathroom mats were mismatched and worn, the window treatments and decor hadn't been dusted in a good while, touch ups on the paint were of different colors than the original paint, the kitchen was not sensibly stocked for a vacation home, etc. If it stopped there, I'd have considered three stars. Unfortunately, the list goes on. We paid for pool heat in advance only to arrive and have it not be on. The owner is in the process of returning some of that money, but it was disappointing nonetheless. The lint trap in the dryer had about an inch of lint built up. We later discovered that the dryer didn't produce heat and needed a part to be fixed. This was quite a problem as we were there for a softball tournament and needed clean, dry uniforms. The property is advertised to have cable, but we were only able to get 5 channels. Finally, we arranged a late checkout only to be harassed by a cleaning crew at 10 am on our day of checkout, saying we were going to be charged and they needed to clean, and on and on. It was only after I contacted the property manager and she relayed the message to them that they left. According to her, the owner never told her about the late checkout.

So, all in all, there were the advertised number of beds and bathrooms, it was relatively clean, and it did the job, but it wasn't as nice as I'm accustomed to and there were issues that definitely could have been avoided.

Owner's Response: I'm sorry to hear that you encountered some issue in my house. The pool heater happened to break when you check in and my proper manager have technician fixing it the following day. I refund you the pool heating fee for the two days. The dryer worked well before your stay. Cleaner used it to dry all the sheets and towels. I'm sorry for the in convenient. In fact, the cleaner is right. there is a late check out fee charged normally. I just kindly make it free to you as my next guest check in the following day. So there's no late fee record. That makes them thought you don't have late check out. The cable TV has all channels. My property manager checked. And no other guest complain about it. Thanks for your comments. It would help my property manager and me to make my house better.

Customers should know about the lock on the grill. And about the additional 200 + for the hot tub before they reserve unit. But I will use your property again n the future

Owner's Response: Hello Solomon, In fact I had pool heating fee and grill cleaning fee (I don't charge for using grill. The fee is charged by my cleaner to clean if after guest checking out) added to all quote before but only half of my guest need it. And it bring more confusion than clearness. So I decide to remove it from quote and ask my guest directly each time. I have to admit that it is a surprise to me that you would like to come back to a property you rated 2 stars only. Do you mean you would like to give me a 5 star? 8-) Anyway thanks for you review. Frank L.
