Condo overlooks the Caribbean Sea and beaches of Frigate Bay with nothing to block the view. Private gazebo, and this is the only condo in the development with a path to the ocean. Private, detached laundry shed and gardens, 2 private parking places. Condo has studio bedroom with kitchenette and separate bedroom with trundle bed (single bed above, pull-out bed from below), suitable for couple plus one adult; or couple plus two younger children.
The Horizons Villas development is located on the Caribbean side of Frigate Bay (the ocean side of St. Kitts is generally too violent for swimming). It’s a 5-minute walk along the water (the beach in front is very 'stony' and is not for the un-athletic) or a short drive of less than 5 minutes to the best beach bars, restaurants and swimming in St. Kitts. Marshall’s restaurant, considered one of the top 5 restaurants on the Island, is located on the top level.
Although technically a “condo” located in the beautiful Horizons Villas development, there is no condominium association here, and therefore no condo rules to concern you. This will be your own private residence, similar to a villa, and how you choose to spend your time will not upset anyone. The condo is located at the very end of a road at the very bottom of the 3-level Resort development, and you have an un-restricted view of the sea to the south and west; total privacy from the rest of the development; and the only sounds you will hear are soft waves breaking on the shore and birds singing in the trees. If you want 'romantic,' this is it.
Unit comes with a six-pack of beer, six-pack of regular or diet coke, and a bottle of good rum.

We had a wonderful time! Thank you so much for letting us use your place. The location was perfect-- we had most of our breakfasts in the gazebo, and when we wanted to pick up and go it was easy to drive anywhere. We followed some of your restaurant recommendations and were very pleased. We also discovered a new restaurant on the strip in Frigate Bay: Jam Rock. It opened in November, which might be why it wasn't on your list. We went there our first night and I had amazing, freshly caught grouper with a caper sauce. It was so good we went back on our last night! The prices were reasonable and the food was just as tasty as anything we tried at some of the more expensive places.
We managed to prepare a few dinners at the condo, although without my usual cupboard full of ingredients and supplies my options were limited. That was my own fault though-- I had forgotten how when my family did vacation rentals when I was a kid, we'd go someplace that was only a couple hours away and my mom would bring two coolers full of supplies! It probably would have been just as expensive to buy a ton of ingredients, spices, and pans as it would have been to eat out frequently, which we did. But that's okay, we really enjoyed ourselves and saw a lot of the island that way. One night we made some fish from the market in Basseterre with a simple marinade from the store, and it was pretty good!
One thing you may want to consider is adding a paragraph in your welcome packet about the condition in which you would like the condo to be left. When we got there, Mike and I realized that we weren't sure if we should launder all the sheets and towels, etc. at the end of our stay. We bumped into Shelley on our second-to-last day, and she told us that wasn't necessary.
Our experience was overwhelmingly positive. The whole honeymoon was everything we wanted and needed after six months of intense planning.

We've just returned to sub-zero temperatures, after three full weeks at Buena Vista, and re-adjustment has been challenging, to say the least! Bill's willingness to answer questions before we arrived in St. Kitts had us well prepared, and his directions and grocery shopping suggestions made the transition to Island life very easy. Our first impressions of the apartment were most favourable, and as other reviewers have noted, the view from the balcony is nothing less than spectacular. The amenities are more than adequate, the fans kept us very comfortable, without the need to resort to air-conditioning, the king-sized bed provided the best sleeps we've had in months, and access to the laundry facilities was a real bonus.
Our daily routine started with an easy scramble down to the rocky beach, and a short walk to the sandy expanse of Frigate Bay, for a morning swim. Before our arrival, Bill had suggested renting a car for the full extent of our stay, and we were most glad that he did. We were able to visit all of the landmarks on the island, as well as making regular trips to Cockleshell Bay, and a day excursion to Nevis. Grocery shopping was also no problem, although we limited our evening meals at home, as the variety of reasonably-priced beach bar/restaurants on Frigate Bay was more than enough to satisfy us. There are plenty of nearby high-end restaurants, but that sort of dining was not in our plans for this trip.
There is not a single traffic-light on the island, the people are friendly and relaxed, and life in general is easy-going .. the perfect recipe for a genuine holiday. In all, we felt most fortunate to have chosen to visit St. Kitts, and doubly lucky to have connected with Bill, and to have been able to stay at Buena Vista. It was truly a memorable holiday!
We stayed in Bill's condo from August 6-13. The condo and amenities are exactly as described. It has to have one of the best views on the island...and I saw most of them. We booked at the last minute and Bill was very responsive in having everything ready for us when we arrived. Make sure you rent a car as there's lots to see.
We rented Bougainvillea for a week in March of this year. It was perfect! Bill and Simone his property manager were really helpful and Bill gave us a great guide to the best beach bars and restaurants on the island. (Shipwreck is a personal favourite.)
We really enjoyed the central location and the proximity to the beach. The view is spectacular even from the lower unit, and the constant breeze off the ocean and sound of the waves was fantastic. We didn't need to use the air conditioning at all, and slept with the doors open at night.
The suite is great for a couple and felt really private. I loved being able to walk out directly from our apartment to the grassy lawn out front. In fact, we ate most of our breakfasts outside on the lawn! I think this feature was what made us prefer Bougainvillea. It also allowed us easy access to the gazebo, which is a great spot for reading or a cold drink at the end of the day.
The walk to the beach only takes a few minutes and we had no problem navigating our way there and back many times, even at night (although the full moon helped light our way).
The king size bed was really comfortable and the bathroom had great water pressure. The unit came equipped with lots of towels and linens as well which was great.
I would definitely stay here again. Thanks Bill!
We rented both the upper and lower units from Bill and loved having the entire space completely to ourselves. The gazebo is so private and has such beautiful views a picture does not even capture it. The lower unit was quieter with a shady porch and the upper unit had a sunny porch and noticed a little activity from the neighbors. Both had wonderful views to ocean. We would happily rent these units again. Everything was as stated, clean and affordable. We also had good experiences with Bullseye Car Rental and all the restaurants we visited (Rock Lobster, Marshall's, Cathy's BBQ, Reggae Beach, SpratNet, Bombay Blues, etc). We were surprised by how spectacular the fort is - well worth the drive !! We enjoyed both populated beaches and beaches with few others. Many beaches have strong currents which are not ideal for small children. We also learned the best fruits and vegetables are available at the central farmers market on Saturday mornings (not at grocery stores). We visited Nevis for a day and truly enjoyed the botanical gardens.
My fiancé and I stayed here December 26 – January 2 and it was perfect. Bill made the reservation process so easy and seamless and we had no problems with the unit while staying there. The shower had great pressure and there was always warm water, WiFi always worked with no problem, we had no problem with our entry code, there were plenty of towels and amenities, and a fridge stocked with beer, rum, diet coke, and water. We never had any problems with neighbors and we felt very safe staying there. It was difficult to walk into town via the rocky beach, so we ended up following the road into town every day which was about a 30-40 minute walk. It is a hilly walk, but cabs are readily available at the cab stand in town and we collected their business cards and they were always happy to pick us up when we would go back out in the evening. We sat on the gazebo just about every night to listen to the ocean and on New Years Eve, that’s where we got engaged! I would highly recommend this unit. It was perfect for our trip, easy to get to, private and safe, and I think a much better experience than staying at the hotels. I hope this review was helpful! Enjoy St. Kitts !! :)
I have stayed in the apartments twice now, first time in upper Buena Vista in Jan 2015, second currently in the lower Bougainvillea in Jan 2016. Both apartments identical virtually, bar the BV apt has windows in the back bedroom which is better if have other members needing that room. First visit myself stopped in this room as was traveling with a friend, this year with partner so had king in main section. The view is better from BV over BG due to balcony vs screened in terrace for security. The steps to the Gazebo, which we used many evenings playing cards whilst sun set, as fine, not a health hazard at all.
The apartment itself would be classed more on the basic over luxury side of it. But for us this is perfect, we are here for the exploring and as a base, it has good wifi, air con, comfy bed, got shower, laundry room, and views that no picture can give justice to. Very good location to explore St Kitts and get down peninsula to Nevis, furthest point of peninsula 20 mins away max, so all very good position, as is Brimstone fortress.
I would recommend strongly this apartment, BV over BG due to uninterrupted views, for a perfect base to explore island, if you want luxury and high end, don't stop here but don't expect something that is not being advertised. The owner very easy to contact and deal with, very accommodating and reliable.
Great stay as with last year, sad to leave.
