Walk to restaurants and shopping in minutes or take a drive in the country that begins right at your front door. Perhaps you’d rather relax at home, cook a meal in the fully equipped kitchen and enjoy it on the spacious rear deck overlooking the comfortable yard and wooded back lot. Enjoy a movie in the sun room or take an evening stroll. Whatever unique Vermont experience you’re looking for, we hope you’ll come see us…and make yourself at home. Equipped with central air conditioning.

We also have a small flock of chickens on the property and fresh eggs are available for purchase. Let us know ahead and we'll have them in the fridge for you when you arrive!

About Sam Kinghorn

Sam and Fran have lived in Essex for about thirty years. Sam grew up in Vermont, Fran in New Jersey. We both love Vermont and think Essex is the perfect spot for us. We have the culture center of the college town of Burlington only minutes away but are still far enough outside to easily enjoy our passions of hiking, biking, boating and outdoor life. Sam's time is divided among the pursuits of writing, cooking and caring for our many guests at Alder Brook House while Franny works as a lab coordinator for the University of Vermont.

Why Sam Kinghorn chose Vermont

When the house next door became available it seemed a natural for us. It gave us the opportunity to meet folks from other places and introduce them to the sights, sounds and tastes of our part of the world. With our proximity to theaters, restaurants, museums, skiing and 110 miles of Lake Champlain we have a lot to offer. Since our home is right next door we're easily available for suggestions, directions or advice to help our guests have the fullest experience possible. We love it here and we think you will too!

What makes this house unique

If I had to use one word to describe the benefits of Alder Brook House it would be variety. Within ten miles one finds dozens of excellent restaurants from burgers to Nepalese, Asian to French, Bosnian to Vietnamese to Italian, fast food to fine dining. Boating, swimming, fishing and sightseeing on Lake Champlain, Hiking in the Green Mountains, theaters, both live and film, three colleges and one university, a world renown museum and several antique shops. Just a bit farther and there are ski areas such as Stowe, Sugarbush and Bolton Valley as well as plenty of cross country opportunities. Organizing many full days of your favourite activities is a very simple thing. There's even a public pool right around the corner and fresh eggs in the backyard.

Alder Brook Cottage couldn't have been more lovely - what a gem in a perfect location, close to all that Burlington has to offer yet steps to beautiful country roads for cycling (which we enjoyed yesterday)!

Everything was as described

We loved our stay and the owner was easy to get in touch with.

The beds were comfortable and the linens were clean. there was plenty of hot water for showers.

The flowers in the front yard were an added bonus.

Perfect home for our get together

The home had everything we needed. The beds were very comfortable. There were extra pillows and blankets if needed. The house was clean and just as described. We would definitely rent this home again.

Good location; way better than a hotel!

Cute house - WAY better than a hotel. We spent a week here, visiting my brother and snowboarding. The house was a good location for us - half-way between my brother's house and the ski resort. It is also not far from Burlington. It is on a somewhat busy street, so if you are looking for peace and quiet, this is not the place. But there is a nice back porch and yard (which we didn't use given that it was December). The house was perfect for our family of 5.

Not quite up to the price charged

The house is set back about 50 feet and located on a decently busy street. If you open the windows a bit at night, you hear traffic. Based on the description, I had expected the house to be more in the country. (You can drive into the country pretty quickly though.) In the bedroom at the front of the house, the bed is rather soft. The other bed is medium firmness & was comfortable for us. The cleanliness was OK; the baseboards especially in the bathroom were dirty and the baseboard heater in the bathroom is all rusty. There were packets of shampoo provided, but bring your own bathroom soap. The owner, Sam, was quite nice and met us upon arrival. He lent us a few of his hiking books so we could determine where to go hiking. All in we paid a total of $760 for 3 nights - or about $253/night. Seemed expensive for what we got; but being unfamiliar with the area's pricing it might be in line with the market -- not sure.

Great Burlington alternative

This house was a great layout for two couples, nicely decorated and the cost was great compared to the ever increasing prices for hotels in Burlington. Uber is available and there are great resturants close by. The house is on a somewhat busy street and at peak times can be a challenge. The house is not perfect but is a nice comfortable house at a nice affordable price.

Overall it is a nice property.

We enjoyed our stay but there are a few areas that need improvement. One of which is cleanliness of kitchen and bathroom. Basement had a musty smell and very humid in the house. Air was turned off as the heat was turned on for the season. Opening windows at night caused more moisture in the house. More attention to details that most paying clients would appreciate considering the cost.
