Beach Manor 213 is a beautiful renovated Gulf Front condo. The expansive views of the Gulf are fabulous from the living room, dining, kitchen, master bedroom and balcony. We are the closest building to the Gulf at the Tops'l Resort. Gorgeous new landscaping!

The decor, Gulf view, and beautiful coastal art make this unit the perfect beach retreat. The spacious living areas are ideal for a family of 5 with a crib if needed for an infant/toddler.

The living room has a large flat screen TV with a stereo, DVD player, IPOD/IPHONE Docking station with speakers, games, movies and CD's. The renovation of this unit added a built-in writing/computer desk unique to this condo. The kitchen and bathrooms have custom maple cabinetry with granite counters,upscale finishes and crown molding. The master bath has a large walk-in slate tile shower with two shower heads. There is a luxurious deep soaking tub with shower in the guest bath. Beds and mattresses and bedding in the guest room are all new and high end as of October, 2015.

The kitchen is equipped with everything needed for meal preparations. There are local catering services available too if you need them.

Both bedrooms are spacious with lots of storage space. Ralph Lauren bedding and linens furnish both bedrooms. The master bedroom has a King size bed and TV. The guest room has 2 beautiful new Pottery Barn twin beds plus a trundle with all new luxury mattresses and new bedding.There is a portable Play Yard/Bassinet available for your use. Linens for the Bassinet are not provided.

Our guests are provided courtesy use of 2 beach chairs, 2 boogie boards, a tube and numerous children's sand toys which saves you valuable travel space and money on rentals. Guests however, must bring their own beach/pool towels. Linens in the condo are for use in the condo only. The Beach Rental Service is also wonderful and very convenient.

Tops'l Beach Manor has been renovated with new windows, doors, roof, lighting, landscaping and paint. We have a Palm Tree right off our own balcony! We have our own exercise room, wet and dry sauna, jacuzzi, heated pool, BBQ grills and a 5 level covered parking garage for our guests. There is maintenance and security on site for the Beach Manor, including after hours, 7 days a week.

Use of Gulf front Tiki Hut Bar and Grille available to all our guests when open for the summer season. Tops'L Resort is a gated resort with a wonderful beach located next to a nature preserve. Great restaurant, The Ocean Club, on the resort property with a piano bar. Many other fabulous restaurants are nearby. Topsail state park is right next to our resort giving you about 3 miles of open beach for great walks and lots of privacy. The Sandestin Hilton is a very short walk the other direction, also with great restaurants to choose from.

Perfect spot ON the beach.

I wanted a place right on the beach, and that's what I got! The beach is beautiful. The people are friendly. So many families. We felt right at home.

The condo was great. We had everything we needed. Beds were nice and comfy. Everything was great!

Pictures on the site don't do the condo justice. The home is tastefully decorated and very nice.

Excellent location for our family of 5. 2nd floor location made it easy to use the stairs to access the beach/ pier vs. waiting on an elevator. Plenty of kid friendly movies; sand toys; boogie boards etc. We totally overpacked and didn't need 1/2 the accessories we anticipated. Tops'l is now on the top of our family beach vacation destinations!

Perfect Vacation

Everything about our stay was amazing. It was my first time to Destin, and I definitely wanted it to be an experience to remember. My boyfriend and I walked in the door and to our surprise it was a mess. There was a dirty diaper just laying on the floor, grease stains/hand prints all over the mirror and windows, kitchen was a horrible mess, floor was overly dirty. We were a bit confused when we walked in and saw this, had we come on the wrong day? I definitely know first hand what a mess young children can make. This was just over the top. We even took pictures for the owner to see. We put a call in and the cleaning crew arrived immediately. They had a ton of condos to clean that day and this one was so overly dirty that they had to spend extra time on it coming back and forth while cleaning the other condos. The owner and the cleaning crew were amazing. We got settled in, sat on the balcony and enjoyed the amazing view while they finished up. This was one of the most memorable vacations. The view from the condo was spectacular. We sat on the balcony that looks right out on the ocean as well as pool bar area every morning and had our coffee. We will for sure be returning, and thank you to Dawn for an amazing condo! Would recommend to any and all!

Unprofessional owners

We truly enjoyed the king bed and the lovely view. The pool has a nice area that sells snacks and drinks. The living area is open and comfortable. The master shower was also nice with the double shower head.


The full bed in the second bedroom is hard and uncomfortable for an adult. The living area had some staining on the furniture and carpet, but not more than expected I suppose for a beach rental. The closet door was off in the second bedroom and the closet was packed with a plethora of old beach equipment, although you had to pick out what was not broken and still useful. The washing machine in the unit released smoke during our stay, requiring us to stay in for several hours waiting on maintenance - no apology or thanks for this. The umbrellas and chairs available for the beach manor guests cover the majority of the available shoreline (signs are posted on each side of the beach stating no trespassing) and cost 30 dollars per day.

The greatest con however is the shock upon realizing our security deposit had been cashed. No word from the owners prior to this. After contacting the owners ourselves, we were told the condo was "the worst shape it's ever been in". Pressing for details as to what exactly was wrong, as we followed all check out instructions and have never had a security deposit revoked, nor did we believe we left it in any unreasonable state, the specific grievances were "just a mess", "grease on the stove", a dirty trash can lid (the foot pedal was broken so the stainless top was opened by hand), and an inadvertent taped diaper that had rolled under the coffee table. We have a 2 month old who spent a lot of time on the floor on a play mat, so not surprising this happened after a change although certainly not intentional. She was incredulous that this happened. We are a professional couple and family of 5 who are also owners of a vacation rental and were frankly insulted as she referred to our "filth".

Interestingly, we were told the next guests checked in before it was cleaned, i.e. the cleaning staff did not clean on time. Obviously unacceptable for the guests and embarrassing for owners. Perhaps the cleaner tried to blame us for this error rather than the fact she had 4 condos in 4 hours (info from owner).

The owner never saw the property so it's basically our word versus the tardy cleaning staff.

I would advise future guests to snap a few pictures of the condo before and after your stay.

Owner's Response: This review should not warrant a response, as the cons listed are without foundation. Many of our guests are repeat visitors returning every year because of our wonderful condo, view, amenities and location, so for those not familiar with our condo and who might consider staying in the future, I am reluctantly responding. The guest claims it is their word against my tardy cleaning staff. Fortunately, that is not the case. The next guest arrived before the condo had been completely cleaned and did take photos of the condo and called me immediately. It was a group of 5, so they and the staff of 2 saw the state of my condo. My staff had gone in and done all the laundry and changed the beds, but left the cleaning for last that day as the cleaning job was so extensive it would have put every condo on their clean list that day behind schedule had they done mine first. The new guest was very understanding and sympathetic to the maids for the job they had before them. We did not keep their security deposit in total, as we had the right to do under the contract, but cashed it and returned $100. (one half of the deposit) to them. I called them and let them know what I had done, and that the $100. was not kept by me, but sent as extra payment to the maids for the above and beyond clean up they had to do. As for the washing machine story, I have a maintenance contract to have anything fixed that needs attention and there is no record whatsoever of maintenance going into my condo for a washing machine call. It was working fine according to all other guests, both before and after Dubs' departure. Even if there is ever a need to call maintenance for any reason, a guest NEVER has to wait. They have a key. Dubs complained I did not apologize or thank him for this maintenance inconvenience. We never heard anything about this until this 1 Star review was posted. I was never once contacted by these guests about anything of this nature and only heard of their complaints after I said I was sending $100. of their damage deposit to the maid for her extra work. The guest advises all future guests to take pictures before and after your stay. I agree. I ask all guests to photograph/ inform me of any problems and I deal with them promptly. This information is in my Welcome Letter in the condo for all to see. If anything needs attention, I need to know so it can be dealt with. We have a year round maintenance group on site to handle all issues for the convenience of my guests.

Perfect Spring Break for our family!

The first thing we all noticed when walking in the door was the big windows and amazing view of the Gulf, wow! Then of course the beautiful condo we were going to have the pleasure of staying in for the next 6 days. It was clean, comfortable, and beautifully decorated. It was the perfect amount of space inside for the 5 of us. This condo is so close to the pools and the beach, we loved that because we spent more time than not at both places. Other sight seeing, shopping and restaurants are a short drive. We definitely did some of that too. My husband and I were travelling with our daughter who's a senior in HS, her friend, and our 6 year old. Two completely different age groups to keep happy! This was also our first visit to Destin, we drove in from Michigan. Didn't really know what to expect from the condo or the area (other than pics). We all loved everything though, beginning with the condo. The owner, Dawn, was amazing to work with the from the very first contact we had together, to the last. Easily reachable, accommodating and helpful. It's very apparent these owners care very much about their condo. We will recommend this condo to anyone going to the Destin area for sure!

I cannot say enough about this condo! The views are spectacular, it's beautifully & comfortably decorated, owners are amazing, as close as it can get to beach access and perfectly clean. I will never want to stay anywhere else for my future beach trips!! You can't go wrong choosing this condo. Stay here and enjoy!!

Tops'L is a top US Tennis Resort. It is located only a few miles to Silversands, the Largest Designer Outlet Mall in the South, and next to the new Grand Boulevard at Sandestin and Baytowne Wharf at the Sandestin Golf and Beach Resort. Golf Digest designated Destin as on of the Top-10 Best Golf Towns in America. Great Deep Sea Fishing! ~ Destin is known as the 'World's Luckiest Fishing Village!' A Water Park is located close by that is fun for both kids and the adults, and finally the Scenic Hwy 30A with its great restaurants, shops and art galleries. On site fabulous fine dining restaurant and casual tiki bar by the pool for drinks and a grille with great sandwiches and salads. Free tram transportation to Grand Boulevard shops and dining during high season. Tennis is not included with the rental of this condo.
