Located just south of downtown Austin in a newly desired south Austin area. Built in 2013, the home includes 3 bedrooms, 2.5 baths, attached 2 car garage with remote, an office-study loft, washer and dryer, covered outdoor patio with seating and grill, large flat-screen television, blu-ray/ DVD player and number of different books, puzzles, and games. True craftsmanship shows in this custom home including stained concrete driveway, 18' ceramic tile downstairs, custom interior colors throughout, granite counters throughout including the laundry room, custom kitchen cabinetry, archways, built-in bookcase, walk-in closets and large bathroom areas. (We are child friendly and even have some baby/toddler equipment; please contact us for further info and photos.)
The house is well furnished, and the kitchen is very well equipped. The house is self catered, but we supply initial toiletries, paper products, soaps, and cleaners.

We are a licensed City of Austin Short Term Rental home. Our pricing for less than 30 consecutive days does not include required state and city taxes of 15% - 6% for state of Texas, and 9% for City of Austin, including a 2% venue tax.

From owners: My hubby and I are a long married couple who have lived in Austin twice now, for a total of about 13 years. We are both originally from New Orleans. We lived in Houston for several decades, in Las Vegas for a few years, and plan to retire soon in Austin.
With this property, we really strive to create an attractive, comfortable, well equipped and furnished temporary home for our visitors, and try to do everything we can to accommodate our guests' needs and requests.
We live on property, in the adjacent house, so we are nearly always available to guests if/when we are needed. We enjoy hosting, and interacting with our guests, but we leave the amount of interaction up to our guests.

Although new to our home and our immediate neighborhood, we are already proud of our property; having experienced living in several other Austin homes, high rises, condos and apartments, we know that this is a very special place which is located in an interesting neighborhood with a long, rich history. We feel that our property name, 'The Urban Suburban', truly describes our home and neighborhood - friendly, quiet, comfortable, w/nature all around, but with an urban vibe.
We purchased this property because it was quality new construction, in a great location, in a quiet neighborhood, but near shopping, and a convenient distance from nearly everything the city has to offer. We loved the private backyard with covered porch, the high ceilings, large kitchen, the study, and all the little custom finishing details that the builder included when he built the house.

Why put up with old plumbing, difficult parking, and few bathrooms in a small space when you can stay with us at The Urban Suburban - a new (built and furnished 2013), 1915 square foot house, with three bedrooms plus study, two and a half baths, 2 car clean empty garage with opener and remote, a private fenced rear yard with covered porch that has seating group and a barbecue pit. Convenient to major freeways and shopping, walking distance to a park and nature preserve. All this in a quirky but quiet neighborhood located a quick drive from downtown Austin.
We purchased the property January, 2013, just after the builder received the Certificate of Occupancy for the property from the City of Austin. The furnishing of the house was completed as a dedicated vacation rental in late March of 2013. The Urban Suburban is a property dedicated to guests' use only. Our first guests stayed with us in late March/early April 2013.
This is our only rental property and we took the steps to make it code compliant with the City of Austin. We're proud to be officially licensed as a Short Term Rental property - the city requires STR licenses via their Code Compliance office; the requirements for short term rental residences to obtain licensing were put in place by the city council with a start date of October 2012. After going through the application process with the city, we received our license in April, 2013.
The City requires taxes for stays less than 30 consecutive days, and so does the state - the City taxes are 9%, which includes a 2% venue tax; the State tax is 6%. If your quote shows taxes on a stay of over 29 continuous nights, it is in error; no taxes are due.
Suzanne was a terrific host to us. Very thorough in explaining how everything in the house worked and easy to work with. The house is super clean and comfortable, with everything you need for your stay. Lots of linens and a well stocked kitchen plus thoughtful amenities make this a great place to stay. We would definitely return!
The property is new and in excellent condition. Suzanne is a great host and we lacked nothing! We enjoyed a great Thanksgiving with family. My wife enjoyed the kitchen and was great for baking and the turkey. The open concept of the home allowed us to entertain like if we were home.
Suzanne and Wayne have provided a wonderful home for my family to stay as we transitioned our move into Austin! They took great care and detail with home. They definitely made this a "home away from home".
The home was exceptionally clean from top to bottom. It was immaculate! They also provided every amenity needed in a temporary home (shampoo, soap, toothbrushes, laundry soap, dish soap) and provided a personal touch of games and toys for my children.
They were always available and responed quickly for any needs or concerns we had. Since I came with young children they also did extra research in finding us activities nearby. We took advantage of the Pools nearby.
I would absolutely recommend this home to family and friends who plan to visit Austin. Suzanne and Wayne are wonderful people!!!

It's our second time in this wonderful home!
We were so happy last time we stayed here, that we didn't even look for another home.
The house was exactly the same as we remembered – big bedrooms, excellent beds, fully equipped kitchen with all new appliances and a great back yard.
The location is absolutely wonderful. The neighborhood is nice and quiet and everything you need is 5 minutes drive.
Relocating to Austin we planned to stay a month while looking for a house to rent.
A month went by and we didn't find a house. Suzanne was so kind to let us stay as much as we need, until we find a house. It took us almost 3 months to find what we want.
We are a family with 2 kids. We enjoyed 3 months in this perfect home.
The home was everything we could have asked for and much more.
Bedrooms are big, beds are excellent, well decorated and more than enough room for everyone.
The kitchen is also big and fully equipped with all new modern accessories you need.
Back yard is wonderful, our girls loved playing there. We enjoined sitting outside in the covered area and using the bbq.
The home has a spacious garage that easily accommodates two cars.
What makes this house an absolute gem is the wonderful homeowners.
Suzanne and Wayne made everything in their power to make our stay comfortable. We felt right at home, and were super lucky to know these super generous, kind, loving and intelligent folks.
The homeowners, who live next door, made sure that everything, up to the smallest detail, is ready and available for us, while making sure our privacy and space is respected.

The location is great! Only 10 minutes to downtown, everything you need is nearby. Close to highway.

The Urban Suburban is located in South Austin, very near MOPAC/Loop1, and close to Ben White Blvd./290/71. The Airport is a straight shot from the house.
There is a city park, with playground, picnic shelter, and basketball court, located an easy walk from the house. Adjacent to the park is a large nature preserve. Both have walking trails, some well defined, some more rustic. The park has a picnic shelter, playground, and other facilities.
Congress Ave. Bridge - Mexican Freetail Bats - over a million fly out from under the bridge nightly at dusk, weather permitting, from March until early November. You can view them flying off into the sky from the bridge or from along the shore of Ladybird Lake for free, or from a boat on the lake (paid cruise). There is a 15% tax required on all rentals < than 30 consecutive days.
TAXES -No taxes are due on continuous stays of 30 days or more.
