Welcome to Kiahuna Plantation 304, on Kauai's sunny Poipu Beach area. Our ground floor Royal Garden unit has one of the best views of the historic Moir Cactus Garden created by an early sugar plantation manager's wife in the 1930's. This exquisite garden has been listed as a top 10 worldwide garden in its category.
Before getting into a detailed description of our beautiful Kauai condo, it is important that all Rental Inquiries Contact Owner about Rate Updates!!! They Vary Seasonally. In addition, Building 38, which houses our Kiahuna 304, was constructed on the side of a small hill over looking the Moir Gardens. As a result, access to all ground floor units in Building 38 actually involve first going up three stairs and then down eight more to reach the entrances of these ground floor units. If this is a problem due to some sort of physical impairment, prospective guests should look elsewhere for a ground floor unit.
As for our unit, it is located in building 38, only a 4 to 5 minute walk thru beautiful orchid and cactus gardens to one of the top 10 rated beaches in the United States (Travel Channel, 2011) and the world (Forbes, 2011). Paradise is yours in this delightfully colorful and bright unit, which underwent a complete bathroom remodel in 2011 with a new tiled shower, new vanity with granite countertop, and new mirrors and recessed lighting. Other updated features were new paint, reupholstered Hawaiian furniture, new Cal-King bed, upgraded interior decor, new electric stove, microwave, refrigerator/freezer, new CD stereo sound system with I-Pod/I-Phone deck, new computer desk and chair, two new flatscreen TV's with Blu-Ray disk player and a closet full of boogie boards, snorkel gear, swim goggles, beach toys (for the little ones), beach chairs, beach umbrellas and beach coolers. The condo is very clean, comfortable and in easy walking distance to nice restaurants and cocktail lounges. A new gas barbeque island (two grills) is only about 60 feet out the front door for those (like myself) that love to grill things.
Kiahuna Plantation is the only beachfront resort in Poipu. Most of the other nearby luxury hotels reside on beaches with little sand and lots of sharp and abrasive lava rock. The white sand beach (sometimes complete with Monk seals and sea turtles), is backed by green lawns, palm trees and tropical gardens and is a perfect place to relax or enjoy swimming, snorkeling, boogie-boarding, surfing or reading in the shade under the palm trees. Towels and chairs are complementary at the beach-side activity hut. Even though our condo provides some beach friendly equipment which will save rental fees at the Beach Hut, it is important to keep them clean and in good shape after use so that they are available for future guests.
Condo 304 is rated high by our association for interior content and cleanliness and features a king-sized bed with a very comfortable mattress, a queen sleeper/sofa, the already noted new stereo system and computer station, two flatscreen TVs including one in the bedroom (larger screen in the living room), Blu Ray disk player and free Wi-Fi internet. We have also added an aerobed and Pack N Play crib/playpen to give our guests with families more sleeping options. This Royal Garden unit also has a full kitchen for those who like to cook their own meals and save money for the more important stuff (i.e. visiting the many island attractions). The kitchen has all new kitchenware and utensils, a nice refrigerator/freezer (purchased in 2017), an amazingly quiet dishwasher, an over-the-stove microwave (new in 2015), and two coffemakers. Other amenities include an interior dining room table with four chairs, the comfortable sofa-sleeper with two equally comfortable side chairs, a large coffee table with two end tables and a huge lanai (160 square feet). The entire unit contains ceramic tile flooring which is really cool on your feet and comfortable on hot days. Ceiling fans are located over the bed in the bedroom and between the living and dining rooms. An extra portable fan is also provided. The absolutely fabulous lanai, that overlooks the Moir Cactus Garden, includes a table with four chairs and two lounge chairs with an accompanying table. The world famous Moir Cactus Garden attracts many colorful species of Hawaiian birds (some of which are quite friendly) while also discouraging use by the resident Kauai roosters that don't understand the term 'quiet hours' in other parts of Kiahuna Plantation. This fact, along with the condo's position away from Poipu Road results in a very quiet and relaxing setting.
Building 38, that houses condo 304, is located right across the street from the entrance to the Poipu Shopping Village with its many shops, a general store, and nice eating establishments. The latter includes renowned establishments such as Keoki's Paradise, Papalani's Gelato and Puka Hawaiian Dogs. About 100 feet out the front door of the condo is the very convenient Plantation Garden restaurant and lounge. Just a short stroll down the beach is the Marriott and Sheraton which also have restaurants and cocktail lounges which are open to Kiahuna Plantation vacation renters. The Sheraton also holds a sunset luau right on the beach every Monday and Thursday night. Kiahuna Plantation 304 fully embodies the famous real estate saying of location, location, location.
We also want to let Kiahuna 304 guests know that they have full access to all of the amenities of the Poipu Beach Athletic Club when you stay at our condo! Besides the awesome swimming pool and great tennis courts, the Club includes an indoor/outdoor fitness center with 14 cardio machines and a complete weight lifting circuit with 16 different machines to work the entire body. The grounds also contain shuffleboard and pickle ball courts and a new (2015) concert amphitheater. A new Bar and Grill can also be found at the PBAC.

About Michael Belowich
My wife and I are just regular people who have spent our working lives in the Great State of Alaska. However, we are addicted to Hawaii from our numerous visits there and have officially relocated to Hawaii (Hilo side of the Big Island of Hawaii). I am a semi-retired consulting geologist and my wife works in the transportation industry. We fell in love with Kauai and Kiahuna Plantation many years ago during an anniversary vacation. We vowed that if an opportunity to purchase one of these fabulous old plantation-style condos at Kiahuna arose, we would jump in with both feet. Well that opportunity arose and we have been getting our feet wet since 2011.

The need to find some vacation place away from the hustle and bustle that often characterizes many places in the lower 48 states and the more populous islands of Hawaii. Having spent 34 years in Alaska, we are quite familiar with vacationers, from cruise ship passengers to the adventurous souls that drive up the Alcan Highway each summer. We understand what people like and dislike and we continue to strive to meet the high standards that visitors expect as we would ourselves whenever we vacation away from home. Kiahuna 304 and Kiahuna Plantation is such a place. We know that future guests will love our condo and the island of Kauai as we already do.
What makes this Condo unique
The obvious answer here would seem to be the invigorating tropical climate, having spent so many years just south of the Arctic Circle, where 70 degree days are often few and far between. But it is much more than that. We love the relaxing, laid back atmosphere, the quiet, the friendliness of the Kauai residents and the too many to mention attractions, both scenic and historic. It is almost impossible to not have a good time on Kauai!

Lovely Hawaiian Home
We had a wonderful stay and it's a well ventilated and roomy condo! It had everything we needed and such a great lanai to eat meals. Views of the garden below was refreshing and the condo is quiet and private!

Our stay at this great unit could not have been better. What a beautiful spot!
The unit was spacious and nicely appointed. The location above the gardens felt very private. We enjoyed the large balcony and spent a lot time hanging out there in the evening. We loved having the boogie boards and the beach chairs. The kitchen was well stocked with a great Ninja blender! Kiahuna Plantation is a truly beautiful property and the beach is perhaps the prettiest on the island. A great value for the location!

Great condo, location and beach
The condo was in a pretty good location considering how big the entire complex is, not too far from the beach, really close to the on site restaurant and easily walk-able to the shopping center across the street. Michael was very great to work with and his communication up to our stay was superb. We loved having the beach chairs, boogie boards, etc. available to use right in the condo. We would definitely stay again, it's good value.
The only reason I didn't give 5 stars is due to the units being somewhat dated and the property management company charges quite a bit for cleaning and maid service when we didn't feel like we got the level of service they were charging for.

Other Condo 304 features include a new (2012) king-sized bed with a very comfortable mattress, a queen sleeper/sofa, two new TVs including a smart flatscreen in the living room with a Blu-Ray disk player, and a free WiFi. The condo has a full kitchen for cooking meals and saving money, with an outdoor barbecue close to the unit for those who prefer that grilled taste. Fabulous Poipu Beach, nice restaurants and cocktail lounges, gift shops, a general store, pool and fitness facility, tennis courts and a golf course within walking distance. Golf: Kiahuna Golf Club is within mile of condo.

Hawaii TAT license# TA-116-959-6416-01 Hawaii GET license# GE-116-959-6416-01 $250 deposit (for stays less than 2 weeks); $500 deposit (for stays 2 weeks to one month); and $1,000 deposit (for stays one month and longer). Check-out cleaning fee is $120 + tax (stays 3 nights or longer), $50 + tax (2 nights). Starting on May 1, 2018, the cleaning fee rises to $160 for all length stays. A Castle Resorts midweek cleaning for each week of stay (each cleaning about $70 - including tax) is charged to guests. To help offset this fee for longer stays (two weeks or longer), an additional $5 per week is taken off the nightly rate. Guests should also be aware that starting in 2016, VRBO/HomeAway will be charging a "Service Fee" of about 9%, on the total Rental Cost. So, for example, if your total rental cost for renting our condo 304 came to $1,000 (not including taxes), the additional fee would amount to $90. This fee is only charged if you use the "BOOK IT" feature on the website. This new fee is on all VRBO/HomeAway websites, not just ours.
