Four Bedrooms, Two Full Baths, Geothermal, Solar, Pool, Fire Pit, Hot Tub
As you drive back into the woods and first come across this beautiful home prepare to be awe-struck. I don't think you'll ever find another one quite like it. This is a virtually new home with all the bells and whistles. Winner of the 2009 American Institute of Architects design award, the house is very unique, very modern and very green. Known as a tree house, it has floor-to-ceiling glass and is 30' off the ground so you're in the tree canopy. This home is Net Zero and was built with very sustainable systems and practices that include Solar PV panels and geothermal heat pumps for heating via radiant polished concrete floors.
The house sits on a secluded 7+ acre lot with multiple streams. Luxury finishes including walk in glass shower with glass tiles, a heated saltwater pool, fire pit and a 7' wood-fired outdoor cedar hot tub (pool and hot tub available May-Sept). Wide open floor plan that includes a chefs kitchen to drool over with an induction cook top and stainless steel appliances. Over 1,000 sq ft of decks surround the home. There's even a screened in solarium for out door dining. The house has 4 well appointed bedrooms and can sleep 6-8 comfortably. Physically located inside of the town of Woodstock on a road with hundreds of acres of state land nearby, including some serious mountain biking trails. We're right on the line with Saugerties and Kingston. In a few minutes you can be in eclectic little towns like Woodstock or Saugerties. So much fun to walk around there and window shop. You'll find so many fine restaurants and you just might see somebody quite famous. Skiing at Windham, Hunter or Bellayre is only 30 minutes away. This is a unique home combining the best aspects of modern amenities and country living.

About Andy Breen
Our house is a weekend family home we use as a get away from NYC. We built it so that one could experience the open spaces and appreciate our natural surroundings. This modern home won the 2010 AIA award for design. This tree top canopy home will make you feel like you just stepped into an issue of Dwell or Metropolis magazine!
Andy Breen purchased this Chateau / Country House in 2009
Why Andy Breen chose Kingston
We found ourselves regularly coming to the Woodstock area in all 4 seasons. This area is full of natural, arts and cultural benefits and has such a great balance of sophistication without pretense. From the Woodstock art, movie and music festivals to the wonders of skiing or hiking in the Catskill Mountains to the HITS shows in Saugerties to the many NYC quality restaurants there is simply not another place like this.
What makes this Chateau / Country House unique
We built this house with a passion to realize our vision of an escape in a beautiful wooded setting while being responsible and respectful to the impact that new construction has on the environment. We used sustainable materials and systems that include solar, geo-thermal, triple pane glass and recycled timbers. We wanted light and great views so we built a huge wall of windows in the main room 30 feet up into the tree canopy. We love to cook and entertain and you'll find the kitchen to be top end and very convenient. The open plan main room allows us to be with our family and friends as we prepare those great meals. Extensive out door areas as well allow you to be one with nature at all hours of the day. We even screened in an outside eating/solarium area. We're located on 7 plus acres and your neighbors will be the wild life all around you.

Outstanding 4th of July Week Family Trip
Our kids, living around the country, joined us for the week of July 4th. It is a beautiful property in outstanding condition, and very well suited to our needs. It was centrally located between Kingston, Woodstock and Saugerties. The property was immaculately clean. We used the kitchen extensively, as we cook as a family. It is extremely well equipped, and once we figured out the induction stove top, we turned out great meals. The grounds and pool were lovely. The great room set-up, with windows overlooking the property, pool and surrounding forest, was the most enjoyable architectural feature. We would definitely come back.
Stunning modern getaway surrounded by magnificent landscaping
From my very first contact Andy, the owner, he was delightful and hospitable. While I had a few unusual things happen to my trip planning he made it all work out for me in the easiest way possible.
The house 100% lives up to the description and the photos. I spent one full day walking around the property and using the jacuzzi and the pool and couldn't think of a better way to spend the day.
One of the best parts is sitting in the house or on the terrace off the living room. Since the house is elevated, you're up in the trees which enhances the feeling of being secluded and engulfed by nature.
Thanks Andy, I'll definitely be back!
Bryan, thanks for taking good care of the house and we're happy you enjoyed your stay. We'd love to have you back.
Wonderful house, wonderful stay
We had a lovely stay at the treehouse. The architecture is a wonder and makes you feel part of the woods. Andy was in contact leading up to and during our stay and very helpful. We can't wait to return.
lovely tree house but owner is not meant to rent
The house has great architectural interest and the view from the living room feels like you are in a tree house which is all quite lovely. However, I had a a few issues with the property that would cause me not to return. I have probably rented 50 properties around the world and this is the first time I have encountered such problems. First, the fact that the owner emails you as soon as you arrive because there are cameras is creepy to me. Some may find that level of service helpful, but I did not. Second, there are notes everywhere on what not to do, use or touch. It was stifling hot when we arrived but there were notes everywhere not to touch the thermostat because of geothermal heating (a system I had in my own house and so I understand, but it's not ok at that rate to put your preferred system ahead of guests' comfort). I was assured it was just because the house was closed up. The next day with every window opened, it was 81 degrees in the house. It was very uncomfortable and I was forbidden from turning on A/C. Third, there was not a single shelf or place to hang up any clothes in the master bedroom. The owner's stuff is stacked to the hills in the closet. They could put in a shelf in the master, but instead we had to live out of our suitcase for 4 days. The real icing on the cake was that my husband and daughter took me out to a Mother's Day brunch while our baby slept at the house with the nanny on Sunday, our departure day. While we had packed all of our bags by the door so the cleaners could come in and get the house ready, the owner sent me several emails and then charged me $100 for leaving 2 hours late. Happy Mother's Day.
Thanks for your feedback. I'd like to address the items you raised as there are a couple of things that are misrepresented. First, most of our guests appreciate that we have a detailed guest book and notes for how to use items in our house. This is our house as well and not just a rental so we do need to put notes on private things so people know what they can use. To say there are notes all over the house is a bit of an exaggeration.
We discussed the cameras extensively including their use before your stay. I even offered to cancel your reservation on short notice at no cost if you were not comfortable. You decided to keep it knowing we had cameras and they were used only to verify your arrival. Its a bit unfair to now negatively review us for that. None of our hundreds of guests have ever had such a reaction nor problem with them.
You did stay at the house during a very unusual hot spell that was in the mid to upper 90s in early May. It usually doesn't even reach that during the summer. However, even though we clearly said not to manipulate the thermostats yourself (both in email and on the thermostats) and to contact us, you did it anyway potentially causing damage to our system. Knowledge of a geothermal system does not make you knowledgable of our control system as every one is different. When we discussed this I asked you if you wanted the AC on and you never responded so I didn't turn it on.
In regard to checkout, we clearly conveyed our checkout times to you and you never requested a later checkout nor made us aware of your plans for Mothers Day. Our cleaner arrived at the normal checkout time and was prevented from cleaning the house. This caused a problem for her Mother's Day plans as well as ours as I was trying to track you down to find out what was going on so you were not the only one affected. Simply asking if you could stay longer would have made the situation easier. I had to charge as I get charged when the cleaners have to change their schedule unexpectedly.
Thanks for the feedback on the closet. We probably could leave more room but there is ample space for hanging clothes with extra hangars and drawers in there as well.
beautiful, beautiful home
Absolutely incredible property, you'll never get over the drive up to the house, seeing the large glass living space jutting out of the hill. Would love to stay again. Amazingly peaceful and very comfortable. Andrew was also, incredibly helpful and very responsive.
Louis, we're so glad you and your guests enjoyed your stay and happy to help. We hope to see you again.
Great weekend stay
My family had a great weekend in "the treehouse". I can say that the name really fits! You are way up in the trees with huge windows in the middle of the forest. The house is like new with no wear and tear and all modern amenities. It was close to skiing which we took advantage of at Bellayre one day and Hunter the next. We can't wait to come back.
We're located a few minutes from everything. You can get off at Exit 19 on the NYS Thruway (Kingston). We're only about 5 miles from the exit but it'll feel like a world away. From here one can easily explore Woodstock, Saugerties, Rhinebeck, Hudson, Kingston and all the mighty Catskill Mountains have to offer. You'll find endless trails to hike or mountain bike. We're very close to world class parks like Minnewaska and Mohonk. During the summer and fall we're very close to HITS events as well. The fall colors here will blow your mind as will the views from our trail peaks. No pets and no smoking inside or out of the house. There are security cameras in the house. They are used to confirm your arrival but are not used during your stay except in case of emergency. See our full house rules at http://goo.gl/srBZc7
