Fully equipped kitchenette though best for clients who prefer to eat lunch and dinner out or buy take away and use the microwave.
Everything you need: one Queen bed, shower and Wash machine, living and dining combined, 2 x spacious wardrobes, TV, Fan, Heater and balcony.
Shower and WC are have glass panels so if you have ‘modesty issues’ this studio might not be for you.

IF YOU COULD WALK ON WATER IT IS 1 KM TO THE CITY. IT IS RIGHT IN FRONT OF THE STUDIO. If, like us, you can't walk on water the following will help.

Just 15 km or 20 mins by taxi from Airport. Transport is virtually at your doorstep; to take you anyway you wish, fast and easily by Taxi, Ferry, Water Taxi, Bus, or an easy bike ride. Buses run every 15 mins. Ferries run every 20 mins to Darling Harbour & City (Circular Quay/Opera House, & North Sydney. Water taxi service also available. Close attractions include: Harbour Bridge, The Rocks, Casino, Aquarium, Chinatown, Fish Markets, Barangaroo, Cruise Terminal, Balmain Village atmosphere. A brisk walk to the Ferry Wharf would take you just 9 minutes, while a walk to the nearest bus stop would take 2 minutes.
A 12 minute direct ferry ride to the City takes you past two of Australia’s and the World's most recognized icons. Under The Sydney Harbor Bridge and right past The Opera House. From the Opera House you can take a spectacularly scenic walk along Sydney Harbour or through The Royal Botanic Gardens.

Converted from garage to studio just recently with polished concrete floor it is completely self-contained, with washing machine, 2 induction cooktops, fridge size to suit the apartment , crockery and cutlery. It sleeps two comfortably in a new memory foam queen sized bed.
Quality white cotton linens (flannel for winter) and towels are hotel standard and it is so comfortable with great City and Harbour views from the bed or from the patio bifold doors. The doors have reflective film on them, just like City High Rise offices, so that during the day no one can see in but you can see out. At night though, if you wish to maintain privacy we advise clients to draw the blinds when the lights are switched on. Two large custom made cupboards allow ample space for you to unpack your things and stow your bags out of sight and out of the way behind the floor to ceiling curtains. The open WC, hand basin and shower are all high quality fittings mounted on classic white Italian mosaics.
Set in one of the world’s most beautiful cities we are located very close to The Sydney Opera House, The Harbour Bridge, TheAnzac Bridge, Darling Harbour, and Sydney’s CBD. All in fact visible from the house. Balmain has an enviable lifestyle due to its location on Sydney Harbour.
Formally a waterfront working man’s suburb with traditional Victorian Terrace houses and cottages and proximity to the City. It also boasts some of Sydney’s finest views.
This architecturally designed and decorated one bed studio apartment sits at the back of a fabulous Victorian Terrace house and though often rented to clients who rent the house itself, it is also sometimes available on a stand alone basis with common entry and garden. It is set up similarly to places I have enjoyed in other parts of the world such as France and Italy and is clearly inspired by those experiences.
Restaurants, cafes, providores and bars, elegant architecture, boutique fashion and home wares abound in this suburb all within very easy walking distance so popular with visitors and celebrities alike.

changed our flights at the last minute
you both went beyond our expectations especially Lyn helping us trying
to get our booking sorted for our bus trip we were very stressed trying
to find our booking & Lyn came to our rescue and came up with a solution
for us only to turn around and find the original booking
your house is beautiful & we will be recommending our friends to stay

This was our 4th visit to Giacomo and Lyn's beautiful property in Balmain. My wife and I love visiting here.
Entry to the property is through a secure gate into a small tiered garden which is surrounded by high walls. It enjoys its very own micro climate. Truly a private "secret garden" flush with colour and Mediterranean style. The studio is so clean and well equipped - everything is there - you will want for nothing. And the hosts, Giacomo and Lyn, are so welcoming and friendly that you will soon feel like one of the family. Perhaps you might even be tempted to just 'stay home'. But the village of Balmain deserves to be 'walked' and appreciated. It has a great selection of coffee stops, cafes, pubs and historic architecture. All set in a very safe and atmospheric suburb which is virtually surrounded by the harbour and a number of wonderful parks. If you want to go into the city (or further afield) the area is well serviced by public transport. Though there is available street parking just outside the property a car is not really needed. Ferries and buses are a very casual 15 minute stroll away, then only minutes to the city. The bus is a quick trip across Anzac Bridge to the centre of the city. The ferry is a wonderfully relaxing way to appreciate the city skyline and the great Sydney harbour. So, if you are planning to stay in Sydney on business or for pleasure we strongly recommend you put this property high up on your preferred list of 'where to stay'. You will not be disappointed. In fact you will be so very pleased you chose to stay in Balmain at Giacomo and Lyn's property.
Landed in Sydney after 20+ hours flying. Charming. Peaceful. Clean. comfortable. Everything we needed to settle in after tiring travel from the US. Instructions for directions, check-in, etc were easy to follow and spot on. Owner engagement was ideal. Perfect size with all of the right amenities for a couple. Dishes/kitchen appliances for managing snacks and cocktails. A view of Sydney skyline from the patio. VERY comfy bed. Quiet for catch up rest. A FANTASTIC shower. An absolutely beautiful and darling garden walk way/surround. And, last but not least a 100% perfect location for walking to Balmain shops/cafes that have the very best vibe and best coffee and fantastic food choices. If we were to relocate to Sydney, we would buy a flat here. When we visit again, we'll include this stop in our itinerary. Highly recommend.
The studio apartment was very clean and had everything I needed. The view of the harbor and downtown were terrific, especially at night. The hosts went above and beyond to make sure everything was there I needed, and even checked throughout my stay to see if I needed anything. The material they provide about transportation, restaurants, etc was invaluable. Id stay again in a heartbeat.
My daughter and I can't thank Lyn and Giacomo enough for their hospitality and accommodations - just a short ferry ride from our favorite sites in Sydney. The quiet days and nightly views of the harbor skyline were just the therapy we needed after a long trip from the States. The refreshing shower and crisp comfortable bed were the ideal retreat after touring the local area each day. I especially appreciate the attention to detail for getting to/from the airport and the great recommendations in the intimate community of East Balmain. Stopping by the local market early in our trip, cut down on our food costs as we cooked breakfast and warmed meals on the speedy cooktop provided in the unit. Small details like the Ferry schedules (Opal card locations)/attraction maps, yummy soaps and even an umbrella or two in case of a light shower made our trip that much more stress-free. Anyway, I would definitely recommend this studio for anyone looking for a get-away with character and amazing customer service. We hope to visit again soon!

I have been a very regular client in both houses Lyn and Giacomo have listed so when my business interests required me to travel from interstate on a weekly basis, I had no hesitation to book the studio as my base for a six (6) month period.
Like the houses the studio is well appointed and meet all my needs. From a tourist and business point of view the location is both perfect and quiet. Public Transport covers everyone’s needs with both the City, business and tourist attractions just 10-15 minutes away. I had my car parked outside but very rarely had to use it as all my business interests were close by. The view always lifts the spirits and you never grow tired of.
Since 2014 when my business partners and I first started staying here and meet the owners we have been very impressed with the way they have grown and developed, continually improving and evolving, always adding value. Highly recommended
The property is well located to take advantage of the many city tourist facilities with bus, ferry, bicycle and taxi transportation within easy reach.
All major tourist attractions are within 15 min by Ferry Bus or Car.
