2 Bedroom 1 Bath Vintage Cottage
Our property is 0 feet from the ocean :-) Expansive and unobstructed views of Block Island, Block Island Sound, Point Judith Harbor of Refuge and the Rhode Island coast from south Narragansett all the way to Watch Hill. The view is always wonderful with the moving weather systems, ever changing surf and dramatic sunsets. It is also very active with boats sailing through and anchored in the Refuge, distant tankers passing by, fishing and lobster boats going about their business and the ever dependable back and forth of the Block Island Ferries. The Breakwater Village private beach is steps away. Two state beaches are 3 minutes by car and Narragansett Town Beach is less than 10.
Breakwater Village is a very quaint, out of the way, private community that can be very social and family friendly. And we are on a dead end street so no car traffic other than the 8 or so houses on our street.
The cottage is our happy place. Simply magical. It is vintage and precious. It is built with 100+ year old wood from an old Point Judith ship. In keeping with the historical and maritime feel, we have renovated with beautiful 100+ year old long leaf pine planking (on walls and floors) and vintage farmhouse sinks all salvaged from an old ranch in Texas. We believe we have preserved the feeling of being on board a ship.
This is our 5th year renting the cottage. We are excited to share our special place with others. But we are a bit picky. We are looking for couples or small families with a maximum of 5 people staying overnight including children. Two adults and up to 3 children is perfect. Three adults and two children also works very well. The cottage is too small for more than three adults. No smoking and no pets (Breakwater Village does not allow renters to bring pets).
We only rent weekly in the high summer season (7 nights minimum) From Saturday to Saturday (3:00 PM Check-in and 11:00 AM Checkout). We allow other than weekly in May, June, September and October. During those months we will have a 3 night minimum stay. We keep the calendar up to date.
Why Saturday to Saturday? Saturday to Saturday weekly rentals are standard in the area. Saturday to Saturday gives you most of two weekends (rather than only one weekend) since you can spend much of two Saturdays at the beach.

I also require a refundable damage deposit. I am happy to say that we have yet to keep a single dollar of any security deposit. We have been fortunate to have excellent renters.

Cozy cottage in a stunning location
We had an an amazing experience! The location was awesome. The weather cooperated and it was almost summer-like conditions.
The surf was awe inspiring as were the sunsets. The cottage is perfect for a couple or couple with small children. Rustic decor. We loved it!

The best house in Breakwater Village
I almost hesitate to write my true feelings about this place out of fear for it becoming too popular and we won't be able to book the house in the future!
The house and location were absolutely perfect. The outdoor shower with a view of the ocean were quite possibly my favorite part.
The wood and hidden nooks and closets were adorable and you really do feel like you are on a boat. We stayed over July 4th weekend and really only used the air conditioning for humidity purposes and not because it was too hot. There was always a breeze off the ocean.
The village itself is quiet. The neighbors are generous, nice, and are more than willing to give a history lesson on this incredible village and house. They speak of "The Gartner House" fondly and have nothing but nice things to say about the original and current owners. The yard is lovely and our kids enjoyed playing outside. We loved waking up to hear the ocean every morning. The master bed is so comfortable!
The only thing I wished we had was a dryer to help dry our beach towels every day. That is not something that would keep me from coming back and we truly wanted for nothing.
Well-appointed cottage with a view that's hard to beat!
The cottage was clean and appointed with everything we'd ever need. But the main attraction was the view, which was spectacular! We hope to go back!
