The 4 bedroom, 4½ bath home is nestled into over three acres of forest and is bordered on two sides by protected conservation land. Indoor and outdoor fireplaces create great living spaces from which to enjoy the long range mountain views. Additional features include white pine wall paneling in the living room, dining room, kitchen, and foyer on the main floor, as well as in the lower level family room. Kitchen Aid stainless steel appliances with stained concrete perimeter countertops and rustic knotty hickory cabinetry in the kitchen.
This home is in the private community of Balsam Mountain Preserve with a 24 hour onsite security staff, a fully staffed Nature Center and over thirty miles of hiking trails. About Bruce Fine
I have lived in the mountains with my family for 12 years. Having spent a good bit of my adult life in cities like Los Angeles, Houston, and Miami, I can say with confidence that this is my family's last stop. This home sits at the crossroads of the Blue Ridge and Smoky Mountains, and there is no where else on earth that I've found that has the beauty, the peace and the restorative nature of this special place. My children are 19 and 15 and I feel blessed with the knowledge that they have grown up in a very unique and cultural rich environment. You'll feel the same way as well after just one week!!

Balsam Mountain Preserve is unlike any mountain community I've ever seen. They all have beautiful views and picturesque settings, but living in Balsam is like living in a national forest. Most of the mountain can never be developed because it's in a conversation trust, so there is a sense of peace and a connection with nature that is real. The 24 hour manned security is also a plus. Balsam feels secluded, but it's really just ten minutes from Waynesville and Sylva. Both towns offer a huge variety of shopping, dining, and entertainment options. Asheville is only 40 minutes away. Finally, the access to Balsam is hard to beat. It's located just off the Great Smoky Mountain Expressway, so it's literally a four-lane drive from anywhere - no 2-lane twisty mountain roads to maneuver to get here. It's easier to get to than any mountain location I've ever seen.
What makes this House unique
Balsam is a private community with 24 hour onsite security, a fully staffed Nature Center and over thirty miles of private hiking trails that wind across streams and waterfalls throughout the property, some reaching elevations as high as 5,400 feet. The trail system is truly amazing! My wife and kids love to get outdoors and have all-day adventures on the trails with peace of mind, knowing they are inside a private community. One of the trails leads to a private campground inside Balsam that has outdoor grills, a trout stream, a covered Pavilion, and camping sites. One of my kids' favorite spots!! There is also a Nature Center at Balsam staffed by full-time trained and educated naturalists, an experience not to be missed. Make sure you check out the live Birds of Prey program, which includes a close-up look at a beautiful Bald Eagle. The Nature Center is a real treat for young and old alike.

Beautiful Mountain Home
This is a gorgeous home in Balsam Mountain Preserve. It is private and secluded -- so peaceful and beautiful at all times of the year. We have stayed here multiple times and it always lives up to expectations. The house is very private, but within an hour in all directions there are different towns with different restaurants, shopping, etc. Highly recommend.

Wow!......just plain awesome!
We stayed at Luxurious Family Retreat from 10/29 thru 11/3 and had the best time! We went hiking everyday. Saw new sights on every single trail. The creeks and water falls are gorgeous! We visited the Nature Center. The house is beautiful and our favorites were the fireplaces and the hot tub. Soooooo relaxing. The first night we were there we got to see snow flurries. Living in Florida, that was quite a treat! The owner was extremely accommodating and our stay was wonderful! Thanks for everything, Mr Fine! Hopefully, we can get back to Balsam Mountain Preserve someday. You have a beautiful home......thanks for sharing!

Bad stay -Property not worth visiting - poorly kept
We arrived to find there was no running water at the property. A maintenance man said we could go to a hotel. He said they can refund the money. We tried to stay anyway but we're unable to. Later asked for the promised refund and the maintenance man said the property owner would only give back a small amount. Worst VRBO experience we have ever had. Stay away from this place!!!
The pressure tank for the well failed prior to this guest's arrival. It's unfortunate, but not something you can predict, so I was surprised when he called at midnight upon his arrival to report the problem. I was there the next morning with an electrician and partial pressure was restored. Not perfect, but the guest decided to stay and I thought everything was fine. I offered to send him a check to buy his family dinner for the inconvenience, which I mailed to him the following week. When he left he asked for a large refund and said he would definitely come back again when the issue was resolved. Since he stayed another two nights in the home after pressure was restored, I offered a one night refund or a two night credit on a future stay as a gesture of what I thought was the fair thing to do. This review really caught me off guard, as all the past reviews on the home have been very positive. Their experience was not ideal but I didn't know they felt this strongly about it. Please know that the home is a lovely place in a beautiful area and is very well maintained. I am saddened this guest did not enjoy the home but this was a very isolated experience. On a side note, I did replace the entire pressure tank for the well with a brand new system.
Absolutely perfect stay! beautiful home and breathtaking views!
My husband and I just returned from a week at this home, and I absolutely did not want to leave. It was perfect. The preserve was beautiful. The home was secluded with breathtaking views from every window. The patio was our favorite. The weather was perfect, and the view of the trees and the mountians was almost surreal. The TV above the fireplace was a nice touch. We could enjoy being outside and unwinding for a busy day of shopping or sightseeing in the numerous towns that are within a few minutes drive. I really liked the French Doors which open from the living room, and kitchen onto the patio dining area. The separate living areas were nice as well. My mother-in-law stayed with us a few days, and she had the entire bottom floor to herself. We can be pretty active. She enjoyed having a place to get away and relax. The owner is extremely welcoming and helpful. We are returning in the fall. (It was the only way my husband could get me to leave) Everything about this home was 5 stars..... Absolutely perfect!

beautiful home, clean, unique, comfortable
Loved out stay. I didn't realize we would have access to the pool, tennis courts, and golf. Make sure you eat at the Boarding House at the top! The hot tub needed cleaning and then did not heat and could not be fixed while we were there.(That is the reason for only 4 stars) Unfortunate but it did not ruin our stay. Loved the screened in porch and spent most of out time in front of a morning and evening fire. Top quality home and would highly recommend.

The hot tub was cleaned and the heat pump was replaced just prior to your arrival but unfortuneatly the technician did not repair it properly. My apologies for the inconvenience. As for the Club amenities, as a rule, guests of this home do not have access to them. The General Manager has the discretion to offer access on a case-by-case basis and that's what happened for you. Glad you had a great time!
