A spacious, comfortable, secure apartment well situated on the fourth floor of an elegant 19th century building with elevator at Via Vittoria Colonna:
We are located at 900 meters from the Spanish steps.
Only a 7/8 minute walk to the Spanish Steps, 10 minutes to Piazza Navona, and 15 minutes to Saint Peter's Cathedral & the Vatican Museum. From this location, the most important historical sights of the Eternal City can be reached very quickly like Trevi Fountain or Saint Angel Castle! And if you don't want to walk you can arrive to Saint Peter's by bus #87 or Colossuem by bus #81 (the bus stop is just in front of our building!)

The apartment was recently completely renovated. Everything is new and neat, and as you can see from the pictures, it’s very modern, with high quality furnishings. This is a 2 bed rooms apartment: one master suite with en suite bathroom and a smaller bedroom with 2 single beds that can turn into a queen size bed with a second bath. Both rooms have high quality mattresses!
There is also a lovely and spacious living room with a double sofa bed, a dining area and separate kitchen! The kitchen is fully equipped with a dishwasher, washing machine, American coffee maker, kettle, gas stove with oven, fridge/freezer unit, as well as all the other necessary appliances like, iron and ironing board!
The apartment has air conditioning in both rooms and in the living room (daikin emura mini splits, great quality and functioning), parquet floors, iphone-ipod stereo, LCD TV/Sat to watch international tv channels in every room. ADSL & Wi-Fi internet connection keeps you in touch with the world, last but not the least we provide a pc and a printer to let you print boarding passes or tickets for museums or simply surf the web! and a land line to received phone calls from your beloved and to make locals and national phone calls!
Of course, since it’s in a delightful central neighborhood, it is well connected to public transportation to go everywhere and it is well served by a variety of local cafes, great restaurants, supermarkets, and delicatessens / convenience stores. There is a welcoming Italian café for breakfast or lunch only a few steps from the building, by the way: this neighborhood is the safest in Rome!
The apartment has only one key for the main front door and the apartment itself has no keys - only digit codes so that you don't have to worry about losing the keys.

for families: just inside the castle you have a lovely playground for your children if you want to relax with them!
we can also organize tours (you are welcomed to ask as you book the apartment, and book a tour before your arrival. it is hard to book at arrival since my american guide is very busy!)

About Silvio Spicacci Minervini
i am 40 and got married july 2012! i really love meeting my guests, even though because we have about 2000 guests every year, i am not able sometimes to meet everybody, but keep in touch regulary though land line phone or email. my family and i have started this turistic company, in the summer 2013 we will have 5 owned apartments and we plan to have 8/9 apts in 2014. it is a big effort and now it has become my full time job.

because it is the perfect area. it can be reached by car as no traffic block, and from there u can arrive anywhere in the city it is incredible silent, which is a plus in roma, and the air conditioning is really excellent. plus there is an elevator! great restaurants nearby: you have to try splendor or la barchetta restaurants! really excellent!!!!!

Very nice apartment , Great (perfect ) location , Quiet. Bus stop right in front of the building . Easy access to all locations . Good restaurants around apartment . We took my 83 year old mother and when she got tired we brought her back to rest and kept going . I would stay there again . Owner responded immediately to any questions we had !
Great Apartment, Great Location, Great Host
This was our second stay in this apartment, so I will not repeat what I said in an earlier rave review. Suffice it to say that we will keep staying here as long as Silvio keeps renting it.
Fantastic Location, Responsive Owner
My husband and I, plus our adult son, spent a glorious week in Rome in this perfectly situated apartment. The owner, Silvio, could not have been more helpful, even with last minute requests. My son arrived, bleary-eyed, at the airport in the early morning (my husband and I were driving from Tuscany), and Silvio not only let him check in early, but also arranged a driver to pick him up and Elena to provide keys and help. The apartment itself is high-ceilinged and spacious, and sparsely though adequately furnished. Fabric was draped over the two white couches, which made them a bit uncomfortable, but the two bedrooms and bathrooms were great for our needs. We ended up eating out, so we did not use the kitchen, which appeared to be well stocked with tableware, etc. There was a good washer (no dryer) in the bathroom off the master bedroom. We had occasional problems with the elevator, and there was work being done on the building that was noisy, but we were mostly out during the work hours. The main reason to book this unit is the location. We were able to easily walk to the main tourist areas we wanted to see (Vatican, Trevi Fountain, Spanish Steps) and were steps away from the bus stop for areas further away (biking the Appian Way, train to Ostia Antica). All in all, I would recommend this unit as a terrific base for exploring this amazing city.

Lovely comfortable apartment in a perfect location
Pictures don't show how attractive, nice and clean this apartment is. The building is atmospheric and the apartment served four of us more than nicely. It is convenient to everything- within walking of the Vatican, the Colosseum/ Forum, Trevi Fountain, Spanish Steps, the Tiber River, great restaurants and markets. It is stocked very well with dishes, pots and pans, towels and linens- and has comfortable beds and sofas. Silvio was very solicitous, sending a driver to the airport for us, checking with us often and making sure we had what we needed. Of three different places in three different cities where we stayed in Italy, this was the nicest apartment and had the best customer service. We would stay here again. Thank you, Silvio!
Comfort in Historical Roma
The apartment was amazing. Roomy, clean and pleasant. It was near the Vatican and Otherbtourist sites. There were also restaurants in walking distance and places to purchase groceries if you chose to stay in and cook. We had every amenity needed. Our host was very accommodating and welcoming. We had an awesome time. We will definitely stay here again next year when we visit Roma.
Great location, well equipped and comfortable apartment
We had a fantastic stay in Rome (our first) and were recommended Silvio's apartment for its location (central but not touristy) and its amenities. We are a family of 4 (2 teenage kids). The second bedroom was set up as 2 single beds for the kids. The air conditioning was effective and the kitchen was well equipped. Within walking distance of pretty much everything you want to see in Rome although we did take buses (from just outside the apartment) to reach the colosseum in the evening.
Would highly recommend and stay there again.
Silvio arranged transport from and to the airport for us which was very helpful.
you can walk everywhere to either piazza di spagna or piazza navona or the vatican. there are many bus stands just facing the building. and the tickets are sold in the small bar nexdoor! you can get to colosseum with a convenient bus! and we have great restaurants all around our place!

City tax is paid at arrival in cash 3,50 euro each daily. adults from 9 years old. Our regular arrival time is in the early evening, usually between 2pm and 6pm by appointment. The only way to guarantee an early check-in is to reserve the apartment for the night before. By reserving the night before it will be ready for check in as early as 8 am.
