About the property

Comfortable home, private but close to I25 and Woodmen

Come enjoy our family home as if it were yours. It sits on 2.25 acres in beautiful Woodmen Valley. Our property has pine trees but also open views of the mountains (Blodgett Peak) and the city (gorgeous at night). We are 5 minutes from the intersection of I-25 and Woodmen, yet very private. We are close to the South entrance of the Air Force Academy, 15 minutes to Garden of the Gods, 5 minutes to Pro Rodeo Hall of Fame, and it's a close walk or bike ride to the Santa Fe Trail (you can see the trail from our deck). We are also within 20 minutes of the Pikes Peak Cog Railway, Cheyenne Mt. Zoo, Seven Falls, Olympic Training Center, Manitou Incline running trail, Downtown Colorado Springs. We have a large eat-in kitchen with a round table that can seat 8-10 with overflow seating at our island. It is well stocked with cookware and dishes for you to prepare meals. However, there are many restaurants within 5-10 minutes, also. We have a large family room in our walkout basement with a wood burning fireplace, 52' television, 9 recliners. An adjoining room has plenty of area for children to play with toys included. There is an outdoor play set for your children, a trampoline, and plenty of room to roam. Use our gas grill while you enjoy the views. Deer often frequent our property and you can enjoy seeing them in their natural habitat. Our home has 3 bedrooms (each with its own bathroom) plus an office. The recliners in the basement family room are sofas and comfortable for sleeping. We have slept 5 people on sofas, 2 people on one queen bed in the Master Bedroom, 2 people on one double bed in the Americana Guest Bedroom, and 2 people on one queen sleeper sofa with memory foam in the smaller guest bedroom. The bedroom locations include the main level master bedroom with queen bed, television, mountain view and full bath. Walk out from the master bedroom right onto the deck. The second smaller guest bedroom is on the main level and has a sleeper sofa and a bathroom. The Americana Guest Bedroom is in the finished basement and also has it's own bathroom. There is plenty of floor room for sleeping bags and inflatable mattresses (we can provide two of each). Our front deck has a little pond with table and chairs for your relaxation. The hummingbirds provide great entertainment during the summer evenings. Air conditioning keeps you cool in the summer and during the winter you might enjoy building a wood fire in one of our two fireplaces. (One fireplace is in our cozy Living Room-I love to read in this room. The other fireplace is in our large Family Room in the walk-out finished basement. Wood is included.) If you have babies in your group, we have a Pack 'n Play, High Chair, Bumbo, to help make your stay easier.

Hummingbird Haven if you are visiting us between mid-April through early October. You will be ankle to view many up close and personal off our front and back decks. A retreat in the city, yet close to I-25 and Woodmen. While sitting on the back deck, you will feel like you are in the country. Enjoy a view of the city lights and the mountain range, including Blodgett Peak.

What makes this house unique

2.25 acres of Colorado country right in the city. Peaceful, relaxing, family home. 7 minutes to the south entrance of the Air Force Academy. 3 minutes to I-25 for easy commute to anywhere in the city or head up to Denver/Castle Rock/Monument. Woodland Park is a short drive up highway 24 through Ute Pass. Wildlife includes deer, rabbits, coyotes, hummingbirds, and an occasional bobcat or bear.

Perfect Colo Springs house

The house was perfect for our family get together. There was plenty of room - both the living room and basement were great, comfortable gathering spaces. The kitchen was well-stocked. The bathrooms were amazing and luxurious! It is close to everything but still very secluded. There is a great trail that's easy to access from the backyard. The owner went above and beyond to make us feel welcome. Lots of adventure brochures, cookies and M&M's to welcome us. We will likely be back!

Great stay!

We really enjoyed staying in this home. Everything we could possibly need was provided and the cookies upon arrival and M&Ms throughout the house were great! The location is ideal, because you feel like you're away from it all, and yet you're very close to everything. It was fun watching the deer come by each evening for dinner. All in all, we had a very relaxing and enjoyable stay.

Beautiful well equipped home, great location. Everything we needed for being in CO for son'swedding

Beautiful clean well equipped home. Had everything we needed for family. 6 grandkids enjoyed the yard after 2 days of driving from Michigan. Accommodated family, friends & wedding party for informal rehearsal dinner.

Great natural setting-but still close to shopping, sites and Restaurants. Enjoyed watching Hummingbirds & deer that came right up to the house.

3 bathrooms were great for getting everyone ready on wedding day. Kitchen had everything we needed and family room & games downstairs was great for letting kids be kids while adults visited upstairs.

What a great place!!

We stayed 4 days during the Fourth of July Holiday, and the home was amazing. Everything was very clean and organized, and the home, although in the city, has a very rural feel to it. There were deer in the area behind the home, and the large patio on the back is where the majority of our time there was spent. Very looking forward to hopefully staying there again!

Loved this place! Will definitely go back!

Carol met us there at the property when we arrived and showed us around a bit. We had two families of four staying there and we all had plenty of room to spread out. The downstairs is large so we let four kids sleep down there on the inflatable mattresses and couches. The master bedroom is nice because you can walk out on the deck from there and sit and drink coffee while looking at the mountains. The views were awesome from the back deck. We saw deer in the backyard as well as rabbits. The kids loved playing on the trampoline. We sat on the deck and watched them play. The home was close to restaurants and shopping as well as the parks. We had a great trip and would definitely recommend this house! Carol was great and we had everything we needed at the house, including extras like coffee, spices and condiments.

A wonderful large house, with everything you will need for a great stay!! AAA+++

Carol kept in touch and made our trip super easy! Her home is immaculate, everything that you could ever need is provided. Location is fantastic, we never saw or heard any neighbors - except for the large deer every night at the back door and the hummingbirds that hovered in front of our face! We had a party of 9, including 5 children. The house is very large, something for all to do. Pride of ownership is apparent, we will be back again!
