This villa has a brand new kitchen, appliances, living area, paint, trim work, and designer furnishings as of summer 2018. The villa offers spectacular ocean views from both levels with a comfortable screened porch area adjacent to the kitchen living areas and a large, open deck on the 2nd floor which offers 180-degree views of Kiawah’s magnificent 10-mile beach and the dunes and natural wildlife below. Location, location, location…you get direct boardwalk access to stroll to the beach or opt for a pool day at the community pool within 100 yards of your beachfront villa! The boardwalk access features shower & rinse tools so it is easy to rinse, shower, and clean up beach toys on the way back to the villa.
The main living space allows seamless flow and easy entertaining between the kitchen, dining, and living areas. The living room is down just a few steps from the kitchen/dining areas and is open to the upper areas. The living room also has a 55” Smart TV, DVD player, wet bar, and plenty of natural light. The combined kitchen and dining area offers an open concept with seating for 9, with the island which seats 3 and nearby dining table seating 6. The kitchen also features a sitting area with comfortable furniture that provides another unique living space to relax. The refurbished half bath and new washer/dryer are adjacent to kitchen / sitting area providing convenient access. The open concept also flows easily to the two-tiered screened porch with entry from both the dining area and lower living area.
Upstairs, you will find three bedrooms and bathrooms. The oceanview master suite boasts a king bed, flat-screen TV, private bathroom with two sinks and shower/tub combination, and access to the shared second floor deck. The oceanview queen bedroom has a flat-screen TV, private bathroom with shower/tub combination, and access to the shared second floor deck. The third bedroom includes two sets of bunk beds and private entry to the hall bathroom with shower/tub combination. The second floor deck offers seating for six and incredible ocean and sunset views.
Effective January 1, 2019, guest reservations of 3 to 21 nights come with a valuable credit to use towards beach gear rentals during your stay! The credit amount for this property is $250. You may use your credit for bicycles, beach chairs and umbrellas, beach carts, and more – the choice is yours!
Grilling is not permitted at villas and is strictly enforced.
During your stay on Kiawah Island, be sure to enjoy biking on the 30 miles of flat bike trails, golf on one of five world class golf courses, playing tennis, crabbing, fishing, swimming, boating, kids’ camp and nature programs at Night Heron Park.
Kiawah Island is about 40 minutes from historic Charleston where you can enjoy incredible shopping, galleries, antique stores, museums, South Carolina aquarium, IMAX Theater, horse drawn carriage rides, and sumptuous dining at many of the fine dining establishments in the city.

Stays of 3 nights or less will be charged an additional fee for housekeeping.
RESERVATION PROCESS: Your reservation is not confirmed until you return the Akers Ellis Rental Agreement. This document will be sent to you via email within a few hours of making your reservation. You need to review and electronically fill out, sign, and submit the agreement within 24 hours. Once returned, Akers Ellis will collect payment and send you a reservation confirmation via email.
