Walk into the ocean and reef from this beachfront 6 BR (4 suites plus studio plus 1 other BR. 8500 sq feet of beautiful integrated indoor and outdoor living areas offering ocean and sunrise / sunset views from its suites, balconies and rooftop. Ocean views and breezes are created in most rooms through large windows and many recessing or sliding doors.

This newly constructed villa was designed by the most cutting edge architect in the area with soaring ceilings.

The house is about 2 to 3 times the square footage of most houses in the area. There are 6 air conditioned bedrooms in total. There are 4 suites with full baths. The main master suite is huge with Jacuzzi tub and double showers. Three of the suites have ocean and jungle (sunrise and sunset) views with access to broad balconies and verandahs. The 4th suite has not have jungle / sunset views but is located on the ocean side with magnificent views and sliding pocket doors onto a large balcony. The 4 suites sleep 8 adults easily and 3 have space for additional beds. In addition, on the ground level of the house is an apartment with a full bath that will sleep 3 and another bedroom that will sleep 3 with a toilet and wash basin but no bath.

The house is located on the south side of South Akumal bay which has a white sand beach fringed by coconut trees and wide reef. There is a small strip of beach in front of the house next to the water, but the main beach at South Akumal is 100 yards to the north along a sandy track by the water. It is a beautiful, quiet, secluded and usually deserted. The large beautiful reef is ideal for snorkeling and kayaking. The much busier Akumal beach can be overcrowded and its reef overused.

The second long white sand beach - Akumal Aventuras is about 400 yards further south.

The water is very close to our house. Just outside our property is a sandy strip then flat rocks which are easy to walk across. You step off these onto a shallow sandy bottom. This entrance point to the bay is the closest and best access to the unspoiled reef at South Akumal. It is about 50 yards from this point via a sandy shallow lagoon (2 feet) and protected part of the bay which is also a good area for learners / children. We also launch our kayaks from here.

We have a house manager who speaks very good English and will arrange anything for you including chefs and cooks. We also have a maid and handy man who will look after you.

Picture Perfect

My extended family of 6 adults and 3 children recently stayed at Casa Kukulcan. The moment we walked into the property, we were met with a stunning view of blue waters and palm trees. The house was perfect for us, plenty of room for everyone to have a separate space, yet with great spaces for everyone to be together.

All of the rooms were exceptionally clean and well-appointed. The views from the outdoor bedroom terraces and the roof were made for relaxing. The kitchen was stocked with all of the kitchenware we needed for preparing meals. The outdoor grill area was terrific and perfect for outdoor eating.

Carlos I and II were very helpful and Elvira did a great job keeping the villa clean (no small feat with 3 young children). The pool was in tip-top shape, and we spent much of our time there.

We walked to the nearby beach for snorkeling and playing in the sand. We saw some of the turtles and rays for which Akumal is known and had the reef to ourselves.

We ate out at the nearby restaurants in Akumal, especially enjoying La Buena Vida. A visit to the monkey sanctuary was an unexpected pleasure for the members of our group who tried it.

We were very happy with our booking of Casa Kukulcan. The owner, Mike, was helpful from the beginning, always answering emails promptly and providing us with an exceptional amount of information about the property and the area. We found the house to be exactly as described- a beautiful getaway retreat.

BEST KEPT SECRET IN RIVERA MAYA!

I rented this house for my wife's 40th birthday and took 10 of our closest friends for a total of 12 people.

From the moment you begin having conversations with Michael, the owner and then later with Carlos, the house manager, you know you will be in good hands. All very professional and courteous. Renting was a breeze.

Now for the fun part: from the moment you arrive to the front door of the property, you KNOW you made the right choice! Huge doors and an expansive entry way make way to the backdrop of this majestic property. You get that first breeze of fresh air, you see the turquoise colored water on the horizon and you just forget about everything else in life!

We all had a fantastic time at the property. Each room in the house is perfectly decorated with a great level of detail. Beds are extremely confortable and the common areas and grounds are absolutely inviting! We never wanted to leave!

The house is staffed by a great team of people who most certainly go out of their way to accommodate you and make you feel confortable and truly at home.

Wholeheartedly recommend this place. We travel a great deal and this has become one of our favorite spots in the world!

Beautiful house!!

Before our vacation Michael was quick to respond and very informative! He sent us information on shopping, tipping, directions, day trips, restaurants.... you name it!! Carlos, the house manager, was a true asset to making everything go smooth and was like our own personal concierge! He set up the chef, the massage, touring the cenotes, swimming with the turtles....anything we wanted! He was amazing! Lilly & Omar, the chefs, were amazing also!! The best breakfast ever!! They let us watch & try to learn as they cooked. They set a beautiful table & served us breakfast & dinner, it was perfect!! The housekeeper was an added bonus to come in from the beach or pool to a spotless home & a freshly made bed....and I didn't have to do it! 😉� Carlos the pool, gardener & wifi guy was definitely an added bonus! He kept the pool and the grounds beautiful!

One thing I want to mention about the location of the house, which I wish I would've paid attention to prior to booking, there is not a 'beach' in back of the house, it's rock, not sand. You can walk down a few houses & find sand in back of other houses or walk 35 minutes down around the bay to the restaurant, stores & shops were there is a large sandy beach and beautiful blue water. This is also where we swam with the turtles!!

That said, the house is beautiful & spacious. The pool is wonderful & relaxing with a beautiful view of the ocean!

Breath taking views and amenities

If you are thinking of renting this house for your next family vacation, stop thinking about it and act on it now. We were a group of 16 and the house was more than big enough for all of us. The views of the water were stunning and all the rooms in the house were great. The living areas were large enough that you did not feel crowded in any of them. The staff was extremely helpful with anything you needed and they kept the house and grounds immaculate.I would recommend this house to anyone looking for a place to relax and enjoy a great vacation.

Wonderful time with family in a wonderful location

We (7 adults) just spent ten WONDERFUL days in Casa Kukulcan. Our typical day:

-Wake to an ocean view. Go upstairs to the rooftop palapa to enjoy the sunrise and the ocean air

-Stroll along the edge of the bay to see all the amazing life in the tidal pools

-Breakfast of fresh fruit and pastry. Tulum is 20 minutes away and has all you need (affordably)

-Snorkeling! The reef protects the bay, which is full of coral, sponges, sea fans and tropical fish (rays / barracuda). 5 to 6 foot deep makes it easy to see the amazing sea life. Plenty of gear is provided at the house. Scuba is just a 5 minute drive to Akumal then a 10 minute boat ride. We had an awesome dive, but once you go snorkeling in the bay you might decide not to bother

-Lunch. We hired a cook to prepare authentic Yucatan dishes in the house’s big kitchen and on the pool grill

-Quiet time. Sometimes needed with group travel. The layout of the house made it easy. Reading/napping in lounge chairs by the pool or hammocks on the rooftop palapa with a constant ocean breeze and plenty of shade to stay comfortable

-Kayaking, birdwatching, beachcombing. We made use of the two kayaks. Go at high tide to avoid the top of the coral (the reef is that vibrant and alive that it breaches the surface at low tide). Stroll (20 minutes) down the beach to Akumal to grab a drink (flights of tequila) or some ice cream

-Cool off in the pool. Our favorite pool spot is the corner by the ocean--built-in seating located right under a palm tree to enjoy the view of the ocean in shade or sun

-Dinner, then up to the roof to watch the sunset

-Cards, board games (several at the house), or just look at the pictures we took that day, talking about our day in this wonderful place

-Fall asleep in a cool, air conditioned bedroom or open the doors to hear the sound of the ocean

Elvira tended to housekeeping every day. Carlos tended grounds and pool daily, helping with the kayaks. Jose patrolled the grounds at night. Even with all the attention, they were so unobtrusive we barely knew they were there

Location is perfect. Privacy but close to everything, sweeping views and constant ocean breeze (no bugs). If we needed something, it was close but seemed a world away. We did an overnight excursion to Ek’ Balam & Chichen Itza. Although only a two-hour drive from the house, we spent the night in the beautiful colonial city, Valladolid

Livin' the good life!

What a beautiful home.nestled away in an enclave of Akumal. The view to the ocean was stunning from almost any angle of the house. The staff are warm and inviting and keep Casa Kukuclan in spotless condition. My family of 12 was very comfortable being here for a week for our reunion that was much anticipated. The children loved the pool, and the adults loved the extra refrigeration for the beer! The only drawback is that the beach front is rather rocky so you have to drive (not far) to find the white sugar sand beaches. Also, the given the weather, home decor is rather "beachy" so don't expect lux furniture. But it is a place when you unwind, relax, and enjoy La Vida Loca!

Owner's Response: Thanks very much for your review, however I really need to address an incorrect comment (you need to drive to the beaches) and a misleading impression (somehow you were expecting a beach in front of the house). Firstly there is no need to drive anywhere for a beach. We have 2 white sand beaches (100 yards north and 500 yards south). With regard to your comments about the water in front of the house, I understand that you are writing this review on behalf of Melanie the principle renter. I am sure if you had received my marketing documentation your comments may have been different. I have been in touch with Melanie who have given me permission to publish this comment from her with regard to the water in front of our property: "the beach in front of the house is perfect for snorkeling because of the reef protection.
