Walk into the ocean and reef from this beachfront 6 BR (4 suites plus studio plus 1 other BR. 8500 sq feet of beautiful integrated indoor and outdoor living areas offering ocean and sunrise / sunset views from its suites, balconies and rooftop. Ocean views and breezes are created in most rooms through large windows and many recessing or sliding doors.

This newly constructed villa was designed by the most cutting edge architect in the area with soaring ceilings.

The house is about 2 to 3 times the square footage of most houses in the area. There are 6 air conditioned bedrooms in total. There are 4 suites with full baths. The main master suite is huge with Jacuzzi tub and double showers. Three of the suites have ocean and jungle (sunrise and sunset) views with access to broad balconies and verandahs. The 4th suite has not have jungle / sunset views but is located on the ocean side with magnificent views and sliding pocket doors onto a large balcony. The 4 suites sleep 8 adults easily and 3 have space for additional beds. In addition, on the ground level of the house is an apartment with a full bath that will sleep 3 and another bedroom that will sleep 3 with a toilet and wash basin but no bath.

The house is located on the south side of South Akumal bay which has a white sand beach fringed by coconut trees and wide reef. There is a small strip of beach in front of the house next to the water, but the main beach at South Akumal is 100 yards to the north along a sandy track by the water. It is a beautiful, quiet, secluded and usually deserted. The large beautiful reef is ideal for snorkeling and kayaking. The much busier Akumal beach can be overcrowded and its reef overused.

The second long white sand beach - Akumal Aventuras is about 400 yards further south.

The water is very close to our house. Just outside our property is a sandy strip then flat rocks which are easy to walk across. You step off these onto a shallow sandy bottom. This entrance point to the bay is the closest and best access to the unspoiled reef at South Akumal. It is about 50 yards from this point via a sandy shallow lagoon (2 feet) and protected part of the bay which is also a good area for learners / children. We also launch our kayaks from here.

We have a house manager who speaks very good English and will arrange anything for you including chefs and cooks. We also have a maid and handy man who will look after you.

Picture Perfect

My extended family of 6 adults and 3 children recently stayed at Casa Kukulcan. The moment we walked into the property, we were met with a stunning view of blue waters and palm trees. The house was perfect for us, plenty of room for everyone to have a separate space, yet with great spaces for everyone to be together.

All of the rooms were exceptionally clean and well-appointed. The views from the outdoor bedroom terraces and the roof were made for relaxing. The kitchen was stocked with all of the kitchenware we needed for preparing meals. The outdoor grill area was terrific and perfect for outdoor eating.

Carlos I and II were very helpful and Elvira did a great job keeping the villa clean (no small feat with 3 young children). The pool was in tip-top shape, and we spent much of our time there.

We walked to the nearby beach for snorkeling and playing in the sand. We saw some of the turtles and rays for which Akumal is known and had the reef to ourselves.

We ate out at the nearby restaurants in Akumal, especially enjoying La Buena Vida. A visit to the monkey sanctuary was an unexpected pleasure for the members of our group who tried it.

We were very happy with our booking of Casa Kukulcan. The owner, Mike, was helpful from the beginning, always answering emails promptly and providing us with an exceptional amount of information about the property and the area. We found the house to be exactly as described- a beautiful getaway retreat.

Beautiful Waterfront Villa

Casa Kukulcan is a wonderful seaside villa with plenty of room for everyone. We used the 4 bedrooms with ensuites which worked out great for our family of 7 -- our single daughter, our married daughter, her husband and 2 small children. There is lots of room for everyone to relax and the outside space is perfect. Our kids and grandkids enjoyed snorkeling and kayaking right from the beach behind the house. The staff is very good and everyday Lilly made sure the house was cleaned and all the bedrooms made-up. The gardener was there every morning to clean the pool and tidy up the outside of the property. The house manager was only a phone call away if there were any problems which basically we didn't have. We arranged for a private chef one evening and the dinner was outstanding. The menu had a lot of good choices which made our dinner selection very difficult. I would highly recommend having dinner prepared at least once during your stay. The villa is also close to many area attractions. Our favorite was swimming with the dolphins which I would highly recommend. The Akumal Animal Sanctuary was a favorite of our family. Also, prior to our stay, the owner provided us with lots of great information about the house, the staff, sightseeing recommendations, local grocery stores, beaches, etc. This made things much, much easier. We would definitely consider staying at Casa Kukulcan again in the future.

Amazing ocean front property, with the access to the great beaches for swimming and snorkel

Mike, thank you for allowing us to stay at your wonderful property. We had an amazing time at Casa Kukulkan, and we loved your house a lot! Everything was great - the house really impressed us with its beautiful and unique architecture, a lots of windows and natural light, high ceilings, balconies, very impressive grand entrance, and meticulously maintained garden and pool. We loved to spend some time on the patio by the pool.

The kayaks were also great to use. Carlos was nice to bring some additional snorkel gear, we put it into a good use. The location is just great, with the access to the great beaches on both sides, the corals and tide pools. The location is very convenient, and close to Tulum and Akumal with a lots of different activities.

Carlos, the manager, did a fantastic job when he gave us the tour around the house, he was always available for us if we had any questions or requests, communicating in the timely manner. We truly appreciated it. Lily did a great job cleaning and organizing the house. The dinner that Lily and her team prepared for us on the last day of our stay was very tasty and truly Mexican style, all our friends and kids loved it. Carlos 2 and night guard delivered the quality services as well.

Mike, I do not have enough words to express my appreciation of the house and the quality of the services that we received. Thank you for the fantastic time that we had, we enjoyed every moment at Casa Kukulkan, and we look forward to returning back. Please keep up a great job!

A secluded, family friendly Christmas season vacation property on Akumal Bay

We gathered 11 family members, ages 9 to 80, to celebrate the season, marvel at the views and enjoy an essentially private beach and tranquil bay.

What we loved (in no particular order):

- Striking ocean views (seen in the featured photo) upon entering the sunny living and dining areas.

- The culinary brilliance and professionalism of private chefs Lili and Omar on three memorable evenings.

- Snorkeling and kayaking, steps from the villa, in a quiet, secluded bay.

- Beautiful rooftop views eastward and an ideal vantage point for nightly sunsets westward. (A round dining table w/ four chairs would lure future guests to the rooftop for breakfast, morning coffee and sunset cocktails).

- An iguana who faithfully appeared near the pool deck every day.

- Exceptional water pressure and intense hot water in all bathrooms.

- House manager Carlos Pech, who came to the rescue on Christmas morning when that hot water was not.

- The dramatic Master Bedroom and expansive Master Bath, which were thoroughly enjoyed by our family's patriarch and his wife.

- A spacious kitchen anchored by a large granite island, professional gas range and side-by-side fridge.

What we liked (in no particular order):

- If you called Cosme's Taqueria a whole-in-the-wall, that would be an embellishment. But the Akumal eatery, five minutes down the road, sold us killer whole grilled chicken and smoked pork, with sides. Maybe the best kept secret that is no longer a secret. Cosme's even has a Facebook page and Instagram account!

- The friendly smile delivered every morning by Carlos "2" (so as not to be confused with house manager Carlos), the villa's meticulous groundskeeper.

- The effort by night security guard Edgar to keep the grounds secure. Edgar walked every square inch of the property's exterior with a flashlight into the wee hours of the morning.

- Reliable WiFi and a cable TV menu. Watched college football bowl games, the NFL and Fox News.

- Beachfront lunch spot La Buena Vida, 3 km up the road in bustling Akumal. Brave the traffic and humanity to reach LBV on the beach. Order the Lime Chicken Soup!

What we recommend:

- Replace poolside white plastic chase lounges. They kill a dark wood aesthetic that dominates the home's decor.

- Buy a new dishwasher, coffeemaker.

- Consider new furnishings in the TV room. A large-screen TV. More books, accents to fill up the stark shelving. Leather easy chairs and sofa. Blue slipcovers on existing chairs/sofa are an eyesore.

Owner's Response: Thanks very much for your detailed and considered review. A couple of comments after our offline communication. - I understand your comment about the plastic loungers, but I thought it unfair not to tell the uneducated that there are also 4 beautiful hardwood loungers. - We will purchase 2 new brewers so we have a spare and service or replace the dishwasher as suggested. But note that it is only one year old. - The living room. A refurnishing and repainting and redecorating plan is being conducted this year. Renters show no interest in books or in leaving them and English books have to be imported. Renters tend to use eReaders. Nick knacks can be stolen. We do concentrate on DVD's (60 at a 50% loss rate pa) and board and card games. - The roof. We have a concrete formed bench / bed and hammocks up there. The wind however is a real problem with unsecured furniture. A missile flying off our roof into next door is not appreciated. Again thans for your comments.

Family Holiday in Akumal Nov 2017

Enjoyed the beautiful Casa Kukulcan. Spectacular setting, immaculate home, and outstanding staff...weather quite nice too! Had 10 of us (3 adult children, 2 with spouses and 3 grandchildren) for 9 relaxing days. The home was very spacious and comfortable. Website information and owner represented accurately what to expect re beach and surrounding area. Would definitely return!
