Walk into the ocean and reef from this beachfront 6 BR (4 suites plus studio plus 1 other BR. 8500 sq feet of beautiful integrated indoor and outdoor living areas offering ocean and sunrise / sunset views from its suites, balconies and rooftop. Ocean views and breezes are created in most rooms through large windows and many recessing or sliding doors.
This newly constructed villa was designed by the most cutting edge architect in the area with soaring ceilings.
The house is about 2 to 3 times the square footage of most houses in the area. There are 6 air conditioned bedrooms in total. There are 4 suites with full baths. The main master suite is huge with Jacuzzi tub and double showers. Three of the suites have ocean and jungle (sunrise and sunset) views with access to broad balconies and verandahs. The 4th suite has not have jungle / sunset views but is located on the ocean side with magnificent views and sliding pocket doors onto a large balcony. The 4 suites sleep 8 adults easily and 3 have space for additional beds. In addition, on the ground level of the house is an apartment with a full bath that will sleep 3 and another bedroom that will sleep 3 with a toilet and wash basin but no bath.
The house is located on the south side of South Akumal bay which has a white sand beach fringed by coconut trees and wide reef. There is a small strip of beach in front of the house next to the water, but the main beach at South Akumal is 100 yards to the north along a sandy track by the water. It is a beautiful, quiet, secluded and usually deserted. The large beautiful reef is ideal for snorkeling and kayaking. The much busier Akumal beach can be overcrowded and its reef overused.
The second long white sand beach - Akumal Aventuras is about 400 yards further south.
The water is very close to our house. Just outside our property is a sandy strip then flat rocks which are easy to walk across. You step off these onto a shallow sandy bottom. This entrance point to the bay is the closest and best access to the unspoiled reef at South Akumal. It is about 50 yards from this point via a sandy shallow lagoon (2 feet) and protected part of the bay which is also a good area for learners / children. We also launch our kayaks from here.
We have a house manager who speaks very good English and will arrange anything for you including chefs and cooks. We also have a maid and handy man who will look after you.

SPACIOUS LUXURIOUS AND EASY
We had an incredible week at Casa Kukulcan.
My family and friends met at the gorgeous house to celebrate my birthday. it was a perfect setting for enjoying everyday in the sunshine- cooking, relaxing, swimming and snorkeling.
the house and staff were more than accomodating the whole stay.
Eva was our housekeeper, and she was incredibly sweet and so was Carlos. We felt safe every day and night due to the security man patrolling the grounds.
there were so many levels to relax on- from the sweeping views from the roof, to the patios on the second floor to the gorgeous pool that basically buts up to the rocky shore. a very short walk to clean , bright ocean with lots of fish and easy wading.
a quick drive to Tulum, there were all the amenities you need a quick car ride away. having a car is pretty necessary for day trips and grocery shopping - so having at least one or two was really perfect.
for anyone who arrives at night, we had a great experience with a shuttle service to whisk us to the house without the hassle of rentals.
We would love to stay at this wonderful house again!
Great place, wonderful location with beautiful views, we started the day watching the sunrise and finished with some sunset drinks on the rooftop. Master and three bedrooms on main and upper levels are very nice, those in the basement do not match this standard. Huge kitchen, lots of space! Lovely staff! We had a wonderful time!
Everything that was advertised. A perfect vacation house!
We had a full house with every room of the six available utilized and we were extremely comfortable. There are 4 different bedroom suites that the couples stayed in that were amazing. Each had its own air conditioner and well appointed bathroom. The two basement rooms were perfect for the singles to share and also were air conditioned. The setup is perfect. The kitchen (with two fridges for all your food and beer) leads right out to the pool deck and barbeque. The pool and deck looks out over the most beautiful bay and snorkeling reef. The top deck is perfect for watching sunrise and sunset or stargazing.
The staff was also amazing. The pool and pool deck were cleaned every morning and the entire house cleaned every day, including doing all of our dishes, which with as many people and drinkers as we had, were substantial. The night security guard made sure we felt safe and was happy to help with ordering a cab when we needed it.
We had the available cooks cook for us one two different nights. This is a MUST do. The food was amazing.
Overall an amazing vacation. Couldn't be happier with our choice of lodging.
Large house with a great pool
A group of 3 families stayed at Michael's villa. All told we had a great vacation. Here is what we think about the house:
Large comfortable rooms with comfortable beds. We liked the nice wood built in furniture.
Friendly staff. Fun rooftop deck. Fun pool.
Could use work:
The cookware at the house needed to be replaced- there were pans without handle, broken knives, pans with all of the coating removed. The basement apartment has a very musty smell to it. The bedding should be updated- the sheets are very thin and worn. We asked the staff repeatedly for massage recommendations and never got one- perhaps Michael can have a book with recommendations available for guests. The little "hot tub" next to the pool does not get hot. The kitchen could use more lighting. A cooler would be nice for guests to take along on picnics. The couch covering on the sofa in the living room is unappealing.
Things to know before you go: Most houses we have rented come with a nice supply of kitchen basics leftover from previous visitors. This house did not have anything but salt so you need to buy it all.
Thanks very much for your review. I am however at a loss to understand a number of your adverse comments. I am at the house now and have personally checked them out with the manager. I reply to them as follows:
1. The cookware, cutlery, crockery was all reviewed and topped up or replaced during my visit in November 2017. I now note several small and immaterial scratches on one of the 3 new fry pans. There are no pots without handles or tops.
2. We note that your complaint about mustiness was fixed overnight and you were happy with the result.
3. All sheets and towels were reviewed during my November 2017 visit. Every 3 months I bring 3 new 100% cotton sheet sets and microfiber comforters to Mexico from the USA. We do not have any thin or worn sheets or towels.
4. The masseuse used by the house is the manager's sister and the staff know this. If you had indeed asked for these services, the manager would have welcomed the opportunity. With regard to activity suggestions, we sent you many pages of links, maps and suggestions in a Welcome email.
5. We have a large hot water Jacuzzi tub in the master bath. We have another cold water one in the pool. It is hot enough from the sun at most times of the year and we have never claimed it to be heated.
6. We are very proud of the 4 lighting systems in the kitchen. There is task, recessed / mood, ceiling and then a light in the fan. Perhaps there are too many lights.
7. We usually keep salt and pepper and left over foil etc, but my instruction to the staff is to discard most food items, because of the adverse risks associated with heat and humidity. We are not responsible for supplying any of your groceries.
In closing I would like to mention that your cancellation of the chef service at 6 pm on the evening of the dinner, because you had already eaten in Akumal, cost the manager compensation and hurt the reputation of the house with a popular chef.
Beautiful Waterfront Villa
Casa Kukulcan is a wonderful seaside villa with plenty of room for everyone. We used the 4 bedrooms with ensuites which worked out great for our family of 7 -- our single daughter, our married daughter, her husband and 2 small children. There is lots of room for everyone to relax and the outside space is perfect. Our kids and grandkids enjoyed snorkeling and kayaking right from the beach behind the house. The staff is very good and everyday Lilly made sure the house was cleaned and all the bedrooms made-up. The gardener was there every morning to clean the pool and tidy up the outside of the property. The house manager was only a phone call away if there were any problems which basically we didn't have. We arranged for a private chef one evening and the dinner was outstanding. The menu had a lot of good choices which made our dinner selection very difficult. I would highly recommend having dinner prepared at least once during your stay. The villa is also close to many area attractions. Our favorite was swimming with the dolphins which I would highly recommend. The Akumal Animal Sanctuary was a favorite of our family. Also, prior to our stay, the owner provided us with lots of great information about the house, the staff, sightseeing recommendations, local grocery stores, beaches, etc. This made things much, much easier. We would definitely consider staying at Casa Kukulcan again in the future.
