Atlantis is rising! This Palatial 9,000 sqft home is a new construction home! Equipped with state-of-the-art electronics, a theater room, game room, heated pool & spa, elevator, 2 kitchenettes, 1 huge kitchen, dining area, master suites and more.

Only the finest is good enough for Atlantis, which sleeps 16 very comfortably in 11 bedrooms (10 of which are master suites with king-sized beds). Of the remaining bedrooms, one is a children’s paradise with 2 double beds. The bedrooms are spread over all 3 stories, so everyone in your group can find the perfect spot for their dream vacation! Each bedroom has an HDTV with Blu-ray, and most have desks for working and reading. The 10 bathrooms are 5-star quality, with many offering walk-in showers and several with tubs!

Everything about Atlantis is geared toward making your big group comfortable and your Palm Coast vacation easy to manage. There are 2 complete laundry rooms – one on the first floor with a sink for sandy swimsuits, the other on the third floor – and 2 kitchenettes as well as a full-size kitchen, so you don’t have to travel far to grab a snack or a drink. An elevator carries you within the house (it’s great for getting luggage and groceries up and down, too, not to mention its irresistible kid-appeal!) A summer kitchen on the ground floor makes al fresco dining a pleasure. And the fenced-in yard means you can turn the little ones loose on Big Wheels and skates while you enjoy a few moments’ downtime in the heated pool or spa!

Balconies on the second and third floors overlook the resort and the lake and even give you a peek at the ocean. Fantastic HUGE house

4 families gathered for a Grad School Graduation! We had a fabulous time and the house was large enough where we all had a little privacy. The young people had their own floor with pool, hot tub and media room & had a a great time. The kitchen is very large and much like other rentals had the minimum of equipment but we made it fine! Somewhat isolated but a Publix around the corner kept us well stocked. We didn't have a lot of leisure time because we spent a lot of time in St. Augustine! Rules & regulations at gate seemed strict at first but really not a problem...just want guests to be safe!

Lovely Property overall BUT

The rooms bathrooms and common areas are very very nice. Unfortunately the problems in prior reviews have basically remained the same.

The couches in the main living area on the second floor are very stained in the corners but covered by pillows. The outdoor kitchen is just filthy so if you plan to grill around the pool you would be sorely disappointed. The stoves and inside fridge were marginally clean. If you planned to cook meals you might be upset. There are only 3 wine glasses for a house of this size is just unacceptable. The home is booked so frequently you can tell that the issues aren’t dealt with despite complaints. The management company is unresponsive to emails unless they are contacting you about payment. I found this to be terribly unprofessional.

The blinds were broken when we arrived and some door locks didn’t work. Surprisingly maintenance came to fix them likely because of lawsuit liability because of the safety issue.

There are many remotes to the TVs with only instructions for one. If you aren’t tech savvy you will have trouble which is unfortunate because the theatre room is one of the draws for a vacation home. We weren’t able to get it to play Movies. This is more unfortunate because this is a complaint many have voiced.

Finally on our last night we happened to go into the kitchen around 2am and there were giant roach bug things all over. I wish I could upload the pictures. They were coming out of and going into the opening around the pipes. I‎t was disgusting. In Florida we expect pests but there were so many the managers could not possibly have pest control done regularly.

We really loved what this Home had to offer. Too bad management doesn’t care enough to resolve these issues to ensure returning customers. I certainly won’t be back.

Family Reunion 2017

Other than some issues it was good. The master bedroom on the 3rd floor air conditioner didn't cool the room at all it was st least 10 degrees hotter than the other ..... Garbage pickup instructions were little confusing, are they coming to pick it up or do we put out by the road?????? Rugs needed at doors and or steps to help with sand issues. I literally went and bought a broom to control the sand. The vaccum needs to be replaced!!! Shades at sliding doors 3rd level broken!

The rug on 2nd floor living room area needs to be replaced or steam cleaned!!!

The house was Definitely enough room for our Family Reunion just wish the 14 number capacity would be higher especially since it's an 11 bedroom house!! Probably would never stay at this location again just for that reason alone!!!!!!

Dream Situation

We needed a large house, close to the beach with King size beds throughout. The private pool, numerous bathrooms and large living space were added bonuses. They are stick about parking and gate passes but if you abide by the rules in place, you won't have an issue. We will be rebooking.

The property is lovely, but for the price, the service should exceptional and it is not.

This property is exceptionally pricey. Typically, a luxury price is accompanied by luxury amenities and service, this property was not.

For starters, the guest registration process appeared simple and easy, yet our preregistrations were discombobulated and it caused me and my guests a great deal of frustration and wasted a great deal of our time with security and others.

As noted earlier, the home is lovely. In fact, after visiting it, we are now considering purchasing in that area. However as also noted, the amenities fell short of the luxuries one would assume at this price point. Many of the appliances in the home did not work (the toasters, the blenders, and griddle was actually just missing). There were large ants in the kitchen, which we reported and no one returned a call of concern to address. We had to interrupt our vacation enjoyment to go to the store for ant spray. Given the pricing for the unit, it surprised me that the vacation rental company charges an additional, hefty clean up fee on top of the hefty rental price. It also surprised me that despite paying this fee, the management company skimps on leaving the guests access to any cleaning supplies at all during a one week stay. So on top of paying the hefty rental price and the hefty cleaning fee, we also had to pay for basic cleaning supplies to get us through the one week stay. For example, there were not even extra trash bags in the kitchen beyond the initial bags left in the trash cans. It would make sense, and show luxury level courtesy, for you to squeeze $100 out of your fees to give your guests the courtesy of including basic cleaning supplies for the length of the stay.

The home has a lovely entertainment system and is the ideal place for entertainment. That said, the components were not all arranged to allow for easy use. Some of the remotes were out of batteries and some things had so many remotes it was easy to get them out of sync. Again, for this beautiful property at a luxury price point, it would be worth offering a concierge review at check in so that guests are able to make the most use of their vacation time and not left to waste time figuring out how to enjoy these luxuries. The leave behind instructions are somewhat helpful, but only if everything else is set up correctly and the remotes are charged and ready to go.

Lastly, in order to protect the security of the guests and the owners asset, the locks on the front door should be replaced.
