If you have a boat or rent a boat the waters are deep enough to bring the boat right to the dock. The property is constructed to a high specification and has 2,500 sq ft of air-conditioned living area that is accessed via the elevator. Additionally, the entire ground floor is a large garage providing cool undercover parking. An electric heat pump maintains the swimming pool at a minimum 85 degrees year round and the three balconies all have paddle fans to provide cooling breezes on warm summer evenings.

At night the lights over on the mainland twinkle in the distance over the moonlit water. During the day look for dolphins playing in the wakes of boats and sailboats drifting leisurely by. The Waterside House has a fishing dock so if you are a fisherman just throw a line off the end - it is also a great spot to sit out and enjoy an early evening cocktail at sunset and contemplate the amazing variety of colors that light up the sky and are reflected in the water.
Larger parties will enjoy the open plan social nature of the layout and vacations with family and friends at The Waterside House will be fondly remembered - space, plenty of bathrooms, comfortable beds and a great pool. The brand new kitchen is located on the upper living level with the living area overlooking the open air balcony onto to water. The dining area is located off of the kitchen and allows a jack and jill access to the half bathroom. On this same living level you will find the spacious master bedroom equipped with a private en-suite bathroom and sliding glass door access to the balcony.
The remaining bedrooms and den are located downstairs with easy access to the wonderful backyard via the spiral staircase off of the second open air balcony.

The sleeping arrangements include 3 King sized beds, 2 sets of bunk beds (4 Twins) and a Queen sleeper sofa. Comfortably accommodating a group of 12! Plenty of bathroom space too! The floor plan tour that currently shows on this is not updated. The top master bedroom's bathroom is now private (not accessed from the living area) and there is a new community half bath adjacent to the kitchen next to the elevator.

If you would like to have your pool heated, we kindly ask that you please contact AMV at least 10 days prior to your arrival so that it ensures us ample time to fulfill your request. We do offer pool heat as needed as a courtesy to our guests at no additional charge. All of our pools and pool equipment are closely monitored by the pool company for your safety, we kindly ask that the controls not be tampered with- most of the systems are locked for this reason. Due to the island's strict 10pm noise ordinance, the pool heaters will not run overnight. Please remember, outdoor spas are not hot tubs (some properties have a spa, some have a hot tub). Generally speaking, our winter months are considered from November through April. During these months we do our best to ensure that the pools are heated to a temperature of 85 degrees. However, please be aware that even in Central Florida we do occasionally get cold spells that can send the temperatures down into the 30's for a few nights in a row. This will cause the pool water temperature to draw down to in the 70's and a pool pump will automatically shut down if the outside temperature gets too cold. The pump will then kick back on in the morning and begin re-heating of the pool back to 85, which may take several days depending on the severity of the cold spell. Ultimately, these situations are beyond our control. Other issues such as severe weather conditions, equipment malfunction, temporary loss of use of equipment or amenities due to maintenance purposes or other items do happen for time to time. Please be aware that AMV cannot issue refunds during your stay based on acts of God. However, please know that in the rare event of pool equipment malfunction during your stay, AMV will do everything in our power to expedite repairs as quickly as possible as we certainly want you to enjoy your heated pool and Florida sunshine to the fullest extent possible! 50% of your total rental amount plus tax is charged to your credit card at time of booking (We accept VISA, MasterCard and Discover). This is a part of the total cost of your reservation. The remaining balance due must be received within 90 days prior to your arrival. If the optional Traveler’s Insurance is purchased, the Travel Insurance premium payment is due at the time of purchase.
If the reservation is made within the 90 days prior to arrival, the full payment is due and payable immediately by credit card (VISA, MasterCard and Discover).
