Looking for that special vacation villa with all the ingredients for the ideal Caribbean holiday, away from it all? Then choose Villa Casona Palms. It is one of Costa Maya's newest secluded luxury properties with its private beach and all rooms facing the sea.

Enter the main house and step into the open great room that has all-round wooden latticed windows. You gaze immediately onto the palm beach and ocean and feel the cool breezes. Then step through double doors out onto an enormous covered terrace where you can dine or simply relax facing the ocean. Or, take a few steps to the covered BBQ area to cook the day’s catch ... and have a siesta in a hammock afterwards!

The villa has been beautifully furnished and decorated, striking a wonderful balance between rustic charm and modern eco-elegance. The master bedroom and guest casita (third bedroom) have king size beds, and there are two full size beds in the second bedroom. Each bedroom has its own balcony overlooking the ocean.

The villa is fully self-contained and services (cleaning, linens, bottled water, electricity, propane gas, internet, use of kayaks, etc.) are included in the rental rate.

The remote property has an exceptionally wide beach front (55 metres, 183 feet), lined with mature coconut -bearing palm trees. It offers great views and seclusion. The sea in front, protected by the coral reef 500 yards offshore, is always calm, affording safe swimming for all ages. You can swim out to the reef and snorkel and, if you are into scuba-diving, there are several dive centres in the nearby village of Mahahual.

Mahahual has a number of restaurants and souvenir shops, particularly busy on cruise-ship days, after which you might want to retire to your bit of tranquil paradise. This is a complete home that can be rented either as a 2-bedroom villa for 4-6 persons (2 on convertible couches), or with an additional double-bedroom casita. About Owner/Property Manager

Our villa is located on a secluded part of the coast, about 35 km. (35-40 minutes drive) north of Mahahual which, in turn, is about a 4 hour drive south of Cancun. For those wanting to get out and about while at the villa - highly recommended - renting a car is best. It is a very simple drive, mainly on the excellent highway 307, through Playa del Carmen, Tulum, Felipe Carillo Puerto and Limones. Because the villa is secluded, we recommend guests to stock up on groceries on the way. The local village has a number of food & beverage shops but, as an alternative, there is an F&B concierge service available. All these are described in the Guest Book that is available at the villa and mailed to you before you leave home.

What is there to do once you are at Casona Palms?

- Relax, sunbathe on our private beach!

- swim, snorkel or kayak in the calm sea;

- eat lobsters (in season) and delicious fish caught daily by fishermen along the coast;

- if you don’t feel like cooking, enjoy one of the many restaurants in Mahahual;

- scuba dive with one of the centers in Mahahual (35-40 minutes away);

- visit the many Mayan ruins in the area, some only 1 hour's drive away.

- explore the Sian Ka'an Biosphere coast up the road.

After retiring, we looked worldwide for a truly idyllic location for a second home where we could get away from the often harsh European winters. It is within easy reach of North America and Europe. We chose this spot for its beauty, seclusion, tranquillity, ideal swimming waters, year-round warm weather and friendly community. We also wanted a plot of beachfront land on which to build our dream vacation house.

Hi Michael,

We have had an incredible holiday here and will be recommending it wholeheartedly to anyone who asks. Your guest book has asked for comments and, while it is easy to nick pick little things for making life a bit easier when you compare to life styles at home or other holidays, the reality is that after 2 days or so you realise that you actually have everything you could really need for such a beautiful location and all you need to do is step back, breathe in the air, look at the view and begin enjoying your time here. So on reflection, what you have here is perfection - please don't change it. Mario [caretaker] is lovely and welcoming, the accommodation, the sea, the house layout and sea breezes fabulous and your help with the car, plus the emailed directions and things to see and do, simply top off what we had hoped to be our first trip to Mexico and holiday as a family of five.

The only shortfall of this place is that the internet photos don't do it justice – perhaps, in this way, we were lucky, as it ensured it was free for when we wanted it especially at short notice.

We are travelers who enjoy being away from the crowds. This is the place to come if you enjoy the same.

Casona Palms is a very well managed and well cared for home. When you walk in you are immediately blown away by the beauty both indoors and out. The home is well crafted with thoughtful details and beautiful landscaping. We enjoyed the patio area which allowed for enjoyment of the outdoors and beauty of the ocean under shade. Hammocks were set up daily for enjoyment of the ocean breeze between the palm trees.

The kitchen is very well equipped and has a full size 6 burner stove, blender, full size fridge and great food preparation area with loads of counter space. Coffee maker with filters is provided as well as a toaster. We never felt like we were lacking anything in the kitchen.

We stayed with our son, who is 8 years old. He loved the caretakers & the dogs, despite the language barrier they were able to form a wonderful connection. Our son spent most evenings hunting around the property for hermit crabs with a bright flash light. If you have kids bring along a light for them to do the same. Jorge helped him find several hiding under the bushes. Such fun!

The beach area is wonderful for swimming or just building sand castles. There are several toy buckets and shovels for the kids to have a great time. The kayaks are great for getting out a bit father to explore and do some snorkeling. There are a few life jackets on hand for both adult and kids.

The beds were VERY comfortable. The adjustable shutters allow for ample airflow throughout the bedrooms upstairs. We all slept very well here, waking each morning to the sounds of the birds, wind in the palms and sound of the waves. There is also a great closet. The bathrooms are very spacious. Bottled water is provided for teeth brushing. Showers are very big, there is no shortage of hot water.

The caretakers were very gracious and helpful. I suggest if you cannot speak Spanish very well, to download Google translate onto your smartphone for easy communication. They were always up early raking the beach and making things tidy, hanging hammocks and setting out the kayaks for our use. If you need them they are there for whatever you need, otherwise they are quiet and keep to themselves. They are a definite asset.

Michael, the owner, has always been very prompt and friendly with communication. My booking was seamless and easy. Do not hesitate to book this vacation home with him. We recommend it 100%!

Dream vacation

This house is an absolute gem....stylish,comfortable and very clean. The caretakers are wonderful.The location is amazing,far away from the tourist crowds,and a beautiful beach for swimming and snorkeling.

Everything positive that has been said in all the reviews is true,and even better.

I just wish,we could have staid longer.

The host is very friendly,easy to communicate with and always responsive.

If you want to experience a slice of true Mexico,tranquility,relaxation,water sports,excursions to jungles,ruins and so much more,this is the perfect spot.

Beautiful Getaway From the Crowd

We were looking for a quiet oasis away from the crowds with space to ourselves where we could watch our children while making meals and not worry about them getting lost or disappearing. The location and spacious house fit our every need. The caretakers were fantastic and very thoughtful about our experience. The fridge was a good size and was able to hold the food we brought from Playa for our family of four. It was everything we were looking for and expected based on the pictures. The sound of the waves crashing on the reef at night was the icing on the cake. It was a beautiful and restful place and we can't wait to go back one day.

Michael also spent a great amount of time providing as much information as possible on the location and it all came in very handy. We have stayed at other locations and have not received nearly half of the useful information.

Would recommend for anyone wanting to get away from it all. Literally.

Perfect!!

Our expectations were high since all of the previous reviews rated this Villa as excellent and the pictures looked great. We agree with the other reviews - this place is paradise and our expectations were greatly exceeded. We were a little apprehensive about renting a car in Mexico and driving this far from Cancun - a little over 4 hours if you obey the speed limit. The car rental process was easy and the directions to the Villa were very detailed so there were no issues at all. We stopped in Tulum at the Chedraui Grocery store and bought our supplies for the week. Great selection and very reasonable prices.

When we arrived at the Villa we were met in the driveway by Alfonso and Patricia. Both were very helpful and courteous throughout the week. The Villa itself is fabulous. We had some concern about no air conditioning but due to the design and constant breeze this was not an issue. The setting of the Villa reminded me of the Corona Beer commercial with the couple sitting on the beach - could not have been better.

By far this was the most relaxing vacation we've ever taken. We only left the Villa on 3 occasions to have dinner at the Mayan Beach Garden which was a wonderful experience and we highly recommend it. This is a destination that we plan to visit again.

It is obvious from the online pictures that this is a lovely home....but, WOW! We were kind of blown away when we first walked in by just how beautiful and spacious the house really is.

Beyond the aesthetics, the house was well stocked with everything you need to have a comfortable stay. It was fantastic having a full size stove, refrigerator/freezer (even had ice cube trays!), and every cooking utensil you could possibly need.

The house provides amazing views of the Caribbean Sea from every room. Quiet location.

The beach directly in front of the house is wide - plenty of outdoor seating, hammocks - very comfortable.

As most of the reviewers have mentioned, Michael (the owner), was so incredibly helpful and gracious about anything and everything. I really appreciated the time he spent answering questions and providing great information! He is the perfect host.

Alfonso and Patrice (the caretakers) were gems as well. Very welcoming and helpful but in an unobtrusive way. We hardly knew they were there until we stepped out the side door to ask them for something - before we could cross the grounds to make an inquiry, they were there to assist us.

As for the geographic location of the house, you definitely want to rent a car. It's a bit of a jaunt to town - or anywhere else for that matter without one.

If you enjoy snorkeling, you may want to have lunch/dinner at the Mayan Beach Gardens (just a few kilometers to the south of Michael's house). One of the owners, Marcia, is an avid snorkeler. She had some tips on a couple of really awesome spots near the house. She can also tell you where to snorkel a cool little shipwreck in the biosphere.

We had a wonderful stay at Villa Casona Palms. I highly recommend this property and the area to anyone who enjoys a little in adventure and natural beauty!

Outstanding!

We spent an amazing 7 days here in February, and I don't know how to describe our experience any better than the other reviews. Everything is true, just book it. Its family friendly, it has fantastic amenities, the house is perfectly designed to keep everything cool, and the caretakers are wonderful, available, responsive, and unobtrusive. The natural environment is amazing, we could spend hours beachcombing, snorkeling, kayaking, or birdwatching. Michael was amazingly helpful, giving us great tips on logistics and activities; and had a fantastic guest book that had everything you need to know before you arrive, and after. We'll definitely be back.

There is a Cancun Airport to Mahahual valet service for groups of up to 8 passengers, with stops on the way for a meal and shopping and combined with taxi support at the villa.
