After we agree on our discounted "owner rate," every financial transaction will be handled directly by you with our property manager, "Royal Shell Vacations" (RSV). RSV is consistently rated as the "best property management company" on Sanibel Island.

Sand Pointe 227 is a great place for a week or longer vacation. Sand Pointe is located directly on the Gulf beach. It’s one of the smaller complexes on Sanibel (45 units). The 40-foot heated swimming pool is surrounded by tropical vegetation and is on the Gulf side of the property, close to the beach.

The view from the condo is straight out to the Gulf of Mexico. You will be looking at the water. The large screened lanai is a great place to have meals and to enjoy the view. Ceiling fans on the lanai make it pleasant year-round.

To assure your comfort and to reduce wear-and-tear on the condo, rentals are limited to groups of 4 people or less. There is a new Sealy Optimum Destiny II king size bed in the master bedroom (with access to lanai and another direct Gulf view) and twin beds in the second bedroom. There are ceiling fans in the bedrooms and living room. The condo is kept in top condition.

Furthermore, the bathrooms were recently completely renovated with new vanities (double in the master bath), tiling, lighting, walk-in shower (in the master bathroom), and bathtub shower (in the guest bathroom). In addition, other improvements were made throughout the condo, including pocket doors and a new master bedroom closet. New sofas in the living room and dining room chairs are the latest improvements for 2015! Finally, during October 2016, latest renovations included re-carpeting the living room and bedrooms; and re-tiling the kitchen and hallway....and also adding tiling to the lanai.

The kitchen has updated cabinets and granite counter tops. It is very well stocked with dishes, glasses, and cookware. The kitchen's sink and refrigerator both include filtered drinking water. Linen service provides an abundant supply of quality bath towels and washcloths. Washer and dryer are in the unit. Four beach chairs, two beach umbrellas and beach toys are kept on the lanai for guest use at the beach. However, please bring your personal beach towels for use on the beach.

There are flat screen HD TVs throughout the condo: a 52 inch TV in the living room, a 42 inch TV in the master bedroom, and a 26 inch TV in the second bedroom. There is a dedicated DVD player for each. We have hi-speed, broadband internet service through ethernet and WiFi.

The condo is a no-smoking unit. Pets are not allowed. This is a 'lock-it and check-out' unit. No need to strip linens, clean linens, etc before you leave...Just simply lock the unit, turn in the key to the office, and leave!

Rentals are normally from Saturday to Saturday, but during the off-season reasonable exceptions are made. MasterCard, Visa, Discover and AMEX are accepted for deposit (22%). Balance must be paid by check. Security deposit waiver fee (2.3%) and non-refundable booking fee ($35) required. Florida tax (11%) is required to be added to all fees and rates. Optional travel insurance is available.

Our stay at Sandpoint 227 was wonderful as always. Mike and Beatrice have a very nice condo and we appreciate them sharing it with us the past several years. When we come to Sanibel there is no where else we want to stay.

Great location but bad business practice. Pros and cons below.

PROS

* Very comfortable King size bed in master

* Great location. Easy walk to the pool and beach. Easy to get to bike path across road.

* Beach isn't crowded. Always easy to get good spot

* Plenty of chairs and umbrellas for the beach

* Pool was very nice and never crazy crowded

CONS

* I had arranged with the owner to rent for an additional night. I had paid for it and NOT changed our plane tickets as we flew out very late Saturday night. Once I had paid and a few days from our vacation I get abrupt email stating that we will get refunded for the extra night and that he was sure we were disappointed but we could no longer have the extra night. NEVER was it mentioned to me that this could happen. I wrongly thought once it was agreed to and paid for we had the night. At this point it was to late to change our flight reservations. Had he told me no in the first place I could have done this. I'm sure the owner was able to rent for the entire week, however he had already taken my money and rented to us. I thought this was very unprofessional and this alone would make me not rent from this owner again. Offering me a free night IF I booked the condo for next year wasn't going to cut it. How did I know this would even be honored?

* The Master Bathroom shower had hair all over it. Was gross. I actually bought cleaning product to clean it before we used it.

* The Internet would go in and out. Was very irritating.

Sand Pointe 227 is FANTASTIC

Absolutely beautiful property. The beach was beautiful and full of shells, the pool (while small) was never overly crowded and nice. The condo itself was fantastic and very well kept. Also, the furniture was very comfortable. The mattress for the master bed was wonderful, and the couch was very comfortable to sit on (pleasant surprise). It was perfect. Thank you so much. We loved it; one of our best vacations ever.

Clean, well maintained condo and property

Condo had everything we were looking for as a family with young kids. A great view from the Lanai when the kids were napping, easy acess to the beach and pool. Condo had nice finishings in the bathrooms and kitchen.

Legendary vacation

Staying at Sand Pointe 227 was absolutely incredible. It is beautifully decorated, the kitchen was well stocked, lanai was absolutely gorgeous overlooking the stunning view over the lagoon, pool and ocean. The condo was very comfortable. We will definitely be staying here again. Highly recommend.

Very nice!

This was the second time that we stayed at Sand Pointe 227. The unit is clean and nicely equipped and furnished. The location is great. The property is well maintained. We will likely rent this unit again!

Royal Shell Vacations (RSV) is the on-island office providing front desk services before/during your stay & after hours services for a VRBO, owner-discounted reservation. During your stay, contact RSV if you need ANY assistance regarding maintenance issues, lock-outs or to send/pick up faxes. RSV security deposit waiver is 2.3%. RSV requires 20% deposit for multi-week or high-season reservations.
