DISCOUNT! $75/nt OFF: Beautiful luxury home, 20 private acres, ideal location

Bedrooms 4
Space 3,300 sq ft
Property type estate
Minimum Stay 4 nights

About the property

Elegant, spacious 4 bdrm home with waterfall, gorgeous ocean views, privacy

Discount on these dates only: March 18-23 2018: $75 off per night if you book at least 4 nights.

Experience the beauty: Expansive views of the ocean and the lush Hamakua coast from the spacious veranda.

Experience the elegance: Grand, architect-designed home, with marble and hardwood floors, wainscoting and fine details.

Experience nature: 2 streams, a private waterfall with a private natural pool below it that you can swim in, fruit trees you can pick, 20 private landscaped acres.

Experience serenity: No city lights or noise - only the gentle music of the flowing waters and the gentle trade winds in the palms.

Experience unparalleled privacy: no neighbors in sight.

Experience relaxation: soak in the hot tub -- bathing suits optional with no one around to see you.

Experience healing fresh air: Vog is very rare in this particular spot in East Hawaii, because the volcano is south-west of Kapehu, and the wind blows in from the north-east off the ocean. (Vog is the volcanic smoke and sulfuric acid fumes that plague the Kona side of Hawaii.)

Experience the best location: 'Out in the country' feeling, yet only 9 miles or 20 minutes from Hilo, a short drive to Volcanoes National Park, and surrounded by all the Island's stunning waterfalls and scenic canyons (waterfalls are found only on the Hamakua Coast). A few minutes away are several black sand beaches for swimming or surfing, several gorgeous botanical gardens, and 2 zip lines. within an hour are the most pristine snorkeling reefs on the island.

The climate at Kapehu Retreat House is perfect. Situated at 900 feet elevation, the air is cooler than at the beach or in Hilo: upper 70's F to low 80's during the day, and upper 60's F at night most of the year. In the winter it can get down to the low 60's at night with a daytime high in the low to mid-70's.

Despite being on the rainy side of the island, mosquitoes are rare at Kapehu Retreat House, because the eucalyptus groves on either side of the property emit a fragrance that is a natural mosquito repellent.

Amenities provided: The spacious home is beautifully furnished. The fully equipped kitchen has ocean views, granite counters, gas range, large refrigerator with ice maker, oven, microwave, blender, toaster, coffee maker, rice cooker -- everything you need to cook your gourmet meals. The indoor dining room has a beautiful mango wood table and 8 mango wood chairs, and the large outdoor dining table on the grand lanai has 8 chairs. The living room has a fireplace for those rare chilly evenings. The marble-floored laundry room is equipped with washer and dryer. You can park two cars on the carport to keep out of the sun and rain.

It's a large house with 4 bedrooms and 3 full bathrooms and a half-bath, plus an outdoor shower, and sleeps up to 10 maximum.

NO EVENTS: Because of zoning restrictions and the 1-lane farm road it's located on, the owners cannot allow any events, receptions, commercial activities, or large gatherings on the property. Maximum number of people using the house: 10. Maximum number of vehicles at the house: 3.

NOTE: The property is very rural, despite being only 9 miles from downtown Hilo. This means complete privacy and no city lights or city sounds, only the sounds of nature. But it also means no city water, gas, cable or telephone landline. The water system is 10,000 gallons of rainwater purified by filtration and UV light (perfectly safe to drink - the owners have been drinking it for 7 years). The gas for the stove and dryer are supplied by propane tanks, so if you discover the stove won't light, it means the propane tank is empty, and you'll call the caretaker and he'll switch from the empty to the full one. There are no cable companies in the area, so we have satellite internet for the WiFi, which tends to cut out during storms, as well as satellite TV. Bring your cell phones since there is no land line.

About Marcy Matasick

Most of the time we live in New Mexico at 7,000 feet in the mountains, though we spend as much time in Hawaii as possible. Our wonderful local Hawaiian caretaker, Kealani, will be the one to greet you and see that you have everything you need to feel at home when staying in our house.

Our plan is to retire to the Big Island, and we purchased the Kapehu Retreat to be our retirement home. But even though we're 66 and 70, we can't afford to retire yet. Nor can we afford to keep both the Kapehu home AND our New Mexico home and pay 2 mortgages. So we're renting out the Kapehu home to help us afford to keep it. The expenses are far higher than we imagined, and the rental income does not cover them. But it does help keep us out of foreclosure until we reach our retirement goal. So, thank you! May you be blessed by your visit to our slice of paradise.

Marcy Matasick purchased this estate in 2011

Why Marcy Matasick chose Pepeekeo

We chose to purchase property in this area is because the Hamakua Coast area is as beautiful as Hawaii gets, and this particular location is ideal for it's close proximity to the volcano, the snorkeling tide pools, the spectacular waterfalls and canyons, and all the other things we love to do and see. We also greatly prefer the authentically Hawaiian Hilo side over the touristy Kona side. We've been vacationing in Hawaii for decades, and when we saw this estate we fell head over heals for it:

We love the flowing waters.

We love the lush beauty of nature all around.

We love the privacy. (No need for curtains on the windows!)

We love the quiet (we dislike traffic noise).

We love the enormous sweeping views from every room in the house.

We love being able to grow papayas, pineapples, lilikoi, bananas, citrus trees, etc.

We love the moisture (being from the desert of New Mexico).

We love being so close to our favorite snorkel reefs and hiking trails.

We love everything Hawaiian.

What makes this estate unique

What is so unique about this place is that it's only 15 minutes from downtown Hilo and all the shops and restaurants museums, etc., yet it's so quiet and rural you feel like you're far out in the boondocks.

A great place to stay

  • 5 of 5

We enjoyed our week at the Kapehu house. Its secluded location was relaxing and it was great not to have to worry about noisy neighbors, traffic noises, etc. The only sound at night was that of the stream and the coqui frogs (which we knew we weren't supposed to like because they're invasive, but we liked them anyway). The house was very spacious for our family and friends with enough room for everyone to have a comfortable place to sleep, cook, and rest. Big kitchen, laundry, and 4 bathrooms made it convenient and the hot tub was great at the end of the day. The only negative, and it wasn't a problem for us since we'd left a very cold winter at home, was that the house has no heat (or air-conditioning) so it was a bit on the chilly side the first couple of cloudy days. Fire logs, it turns out, produce very little heat!

Before we arrived we wondered if staying on the east side of the island for the entire vacation was going to be a mistake. It did rain -a lot- but didn't put a stop to any activities, and the house was close to Waipio Valley, Volcano, and snorkeling, etc. on the SE coast. We did put in some miles (1300 in a week) to visit everywhere we wanted, but didn't regret our decision to stay here. It made a pleasant vacation on a very diverse island even better.

Owner's Response: Mahalo, Amber. I think you captured the main reasons we fell in love with this property - the quiet, the privacy and peace, the spaciousness, the spectacular beauty all around. As for the chilly mornings, most people are surprised and unprepared because they think Hawaii is a hot climate, but it's not at all - especially East Hawaii. And you were there during the coldest time of year, which is January through mid-April. I've stayed in the Kapehu house during the spring and I, too, found I needed to wear sweat pants and long sleeves in the mornings. And when I sit out on the lanai at night star-gazing, I'll even bundle up in a down jacket. Unfortunately, central heating is nonexistent in Hawaii, actually unheard of in private homes. To to find a place with heating (other than a fireplace like ours), you'd need to stay in a large unappealing hotel. Next time, bring lots of warm clothing, or come over in the summer or fall. Hana hou! Marcy

amazingly beautiful place

  • 5 of 5

We had just come from 4 days at an expensive fancy resort on the Kona side of the island, which was gorgeous but three times the cost for just a mere room. And then we drove across the island, and when we got to Kapehu we were totally wowed. Just driving up to house we were struck by how beautiful the setting is. Then it was great to have so much space to spread out, and a big living room and big lanai to hang out on, and a big kitchen to cook our own meals, and our own private hot tub, and the private waterfall and swimming hole, and the giant avocados on the trees in the yard. We were blown away by how much we got for the price. One thing we especially enjoyed was hanging out on the lanai at night, looking at the stars. We're from the big city and we never see much of a starry sky at night. We had brought binoculars but wished we had a telescope because the night sky is so amazing. And the complete quiet was new to us -- you don't hear anything except the sounds of nature. The location is great -- lots of sights to see and adventures right close by, and even though it feels isolated, it's close enough to downtown Hilo, plus there are a couple of small convenience stores a mile or two down the road.

The owner was superb at communicating, and the property manger Jack was helpful and an all-around great guy. We recommend it, and next time we go to Hawaii we'll definitely try to book Kapehu.

Exceptionally beautiful private retreat

  • 5 of 5

We have stayed at Kapehu twice before. After our first stay we knew we had to return. We travel a lot and we've been to a number of countries and all the Hawaiin islands, and we have never visited a place with such complete privacy. It's just so sweet to be able to get completely away from city lights, traffic sounds, neighbors, etc., and be completely immersed in nature. Sweeping views of the ocean and the green valley, gorgeous home with every amenity and impeccably maintained, gorgeous landscaping. We were there during november which is in the rainy season, and it rained every night and sometimes during the day. But we loved all the moisture. Soaking in the hot tub in the evenings under the lanai roof, with the rain pouring down all around, was like being in an exotic wilderness rainforest. So peaceful, so nurturing. We'll definitely return again.

Owner Marcy was very responsive to our questions, and so was the property manager.

OMG! heaven!

  • 5 of 5

First, the pictures don't do it justice. The place is drop-dead gorgeous: the house, the grounds, the views, everything.

Second, the location is ideal. Close to town, close to all the sights, but it feels like you're very far off the beaten path. Total privacy and quiet.

Third, everything we could possibly need for our vacation was provided. A well-equipped kitchen, beach towels and beach chairs, even snorkel gear we could borrow.

The owner was helpful, the caretaker was responsive, the booking process was easy.

We'll be back, and next time we'll stay longer.

The setting is utterly private. (In fact, in our hot tub, bathing suits are optional because no one is around to see you.) No city noises, just the sound of flowing waters, breezes through the trees, and bird songs. No roads or city lights are visible from the house, and the house is not visible from the roads, because there is a eucalyptus forest between the house and the nearest road. The scenery is gorgeous in all directions, especially the lush green valley sloping down to the ocean. It's located on the beautiful Hamakua Coast, which is filled with canyons, waterfalls, rivers, beaches, and botanical gardens. There are 2 thrilling zip line tours within a few minutes drive.

Hilo town is only 15 minutes away. There are several beautiful clear-blue swimming beaches right near downtown Hilo: Keaukaha Beach Park, Kealoha Beach Park, Richardson Ocean Park, Onekahakaha Beach Park, Leleiwi Beach Park, Lehia Beach Park - to name a few. Huge (people-sized) friendly sea turtles will swim with you at these beaches.

Other Activities: Volcano viewing, adventure sightseeing, Zip lining, diving, snorkeling, surfing, swimming, hiking, backpacking - everything you can ask for in a tropical vacation, plus a live volcano, is close by. In fact, the Kapehu Retreat House is located in the absolute most convenient spot on the island for accessing all the sights.

Hawaii Volcanoes National Park, of course, is a must-see. It's a good reason to stay on the east or Hilo side: the volcano and all the amazing sights in the National Park are much easier to get to from the Hilo side. (From the Kona side it's more than two hours to the volcano). In addition to spending several days sightseeing within the National Park, you'll definitely want to visit the Park at night to see the Hale MauMau crater glowing!

If you are an outdoor adventurer, the National Park is filled with wonderful hikes: short hikes, day-hikes, and overnight trips. One of our favorite hikes is a 3-day/2-night wilderness backpack trip to Halape Beach (with ruins and totems from an old Hawaiian fishing village, snorkel reefs and pristine sandy beaches) for the 1st night, and Keauhou Point for the second night, for pristine snorkeling pools and beaches. You'll need a permit from the Park Service, and they will provide directions and maps.
