Our home is located on the Big Island of Hawaii about 16 miles south on HWY 11 from Kailua-Kona town. The rates are: $130/night for 2 guests, $20.00 each additional guest/night, $725.00 for 7 nights for 2 guests, $80.00 for 7 nights for each additional guest, or $3,500 per month. A lease agreement, which will be sent email, is required. The road to the house is a somewhat graded/paved single lane road with turnouts and no street lights. We recommend that guests schedule their arrival during daylight. The house is approximately 1 mile up the road and located mauka (uphill) off the road with a concrete parking pad in front of the elevated house. A rental car will be okay for the road provided the vehicle is driven with care. The house is 950 square feet with 2 bedrooms and a 3/4 bath (no tub). As can be seen in the photos, the kitchen, living room, and dining area are an open floor plan. The front lanai (deck/porch) faces the southwest expansive ocean view as do the sliding glass doors for the living and dining rooms. All other rooms have views of the many producing coffee trees on the 5 acre farm. Our coffee is picked and sold to Greenwell Farms in Captain Cook. There are tours available at the facility. There are also producing (depending on the season) Papaya, Avacado, Loquat, Mulberry, and Banana trees. Feel free to pick the ripe fruit. The stove and water heater are run on propane. The pressurized fresh water system-shower, all faucets, and toilet are supplied with roof rainwater into above ground catchment tanks that is not potable, so water conservation is very important. Clothes washing (available for stays 7 nights or more) should be done with no other hot water in use.(THERE IS DRINKING WATER SUPPLIED FOR YOUR STAY). We may be in Hawaii but we still have a dry season. Because the house is our second home the kitchen is well supplemented with various condiments, dishware, cooking and baking ware. Please note there is no smoking in the house or lanais. The house is located in a semi-tropical area and there are various critters on the property that can be encountered. There is a 4 night minimum stay with no refund once the reservation is confirmed. Guests are to wash their dishware and return to cabinets upon departure, all furnishings should be in their original place upon departure. A mailing address is required for mailing of information packet and key. Fireworks are not allowed anywhere on the property or building. Check-in no earlier then 1:00 pm and check-our no later than 11:00 am.
In conclusion we hope you enjoy our house with fabulous oceans views, sunsets, crickets, chirping birds, geckos, coqui frogs, roosters, hens and most of all, lack of city noise.

After spending 7 straight weeks of upgrading the house we became attached and decided to keep the property. The producing coffee farm with the various tropical plants, ocean view, and fruit was also a big influence on keeping the place for a home.
Picking the fresh fruit, ocean view sunsets ( some with a green flash), working in the field, close proximity to snorkeling, kayaking, paddle boarding, picnics on the beach, and the warm temperate climate.
My husband's favorite place on a family trip to Oahu (Koko Head), Kaua'i (Princeville), and Hawai'i. A well-kept vacation home, with plenty of room and a pleasant sea turtle theme to the decor. There is a very comfortable lanai for breakfast, and drinks at night. The kitchen is well-equipped - we were happy to have the rice cooker and a waffle maker, and we grilled our dinner frequently. Fantastic views from the lanai and the master bedroom, with lots of privacy. This property has plenty of fans and cross breezes - we did not need AC at all, and usually it was cool enough at night to need blankets. The house quickly aired out if we were gone for the whole day. Steve the owner provided detailed information about the house and the surrounding property, and was quick to respond to our questions. We made use of the beach chairs and cooler, and the outdoor shower made clean-up after a day at the beach a snap. The location was perfect for us - close to excellent snorkeling in several locations. In December the best boogie boarding is north of Kona, maybe a 1 hour drive. We also appreciated the extra fleece jackets when we headed to Mauna Kea for watching the sunset and the free star-gazing program at the visitor center. This location was also better for getting to Volcano National Park and visiting Hilo - that is really a long haul if you are staying in Kona or Waikoloa village. My husband enjoyed exploring the farm setting, and usually came back from his morning walk with avocados, macadamia nuts, papayas, bananas - you get the picture! My teen was happy with the wifi, and we were all happy to have cable TV to watch our favorite NBA and college basketball teams play...in Hawai'i, that usually means before 8am!
Previous reviewers have complained about the road. We live in the country with a 1.5 mile dirt road of our own (rural northern California), so we were not fazed by the rough road to the farmhouse. We had a small Kia rental and had no problem, mainly because we are used to going slow on a dirt road. The broken pavement makes it seem worse than it really was - driving slowly, as in less than 10 mph, is the way to go. After all - part of the reason you visit the islands is to enjoy a slower, more relaxed pace, and that includes slowing down on the roads in general. Our days of booking a condo in Kona or Waikoloa are past - we will definitely stay here again on our next trip to the Big Island.
Three of us enjoyed Steve's place very much. The location is perfect, secluded and private but close to the best snorkelling spots, beach and towns. Steve allowed us to collect the ripe fruits on his property ...we will definitely remember the papayas and bananas we had for breakfasts.
We also have to thank Steve for very detailed notes, tips and suggestions. We used them when planning our day trips, hikes and adventures.
We would definitely book this place again.

Four adults stayed for 4 nights and enjoyed our time out of the hustle and bustle of the tourist areas. The kitchen is well set up - we cooked in one night and found everything we needed for meal prep. Early morning strolls through the coffee farm, feeding the chooks, reading on the veranda and the lawn, and the outdoor shower (yes, there's one inside too) were highlights. Steve has guide books and maps and left some of his excellent coffee for us to enjoy.
My wife and 2 young kids loved this tucked away, homey, gem of a spot. The rutty access road gave us a little worry as we made our way up the hill, but the pleasures that await are tremendous. It is not the Fairmont Orchid, but an adventurous family looking to be one with the Big Island can do no better than hiding away in Steve's place. The property is lush with tropical vegetation and pickable fresh fruit, not to mention coffee, birds, chickens, and koki frogs. The sunset views are astounding, the house is well stocked for daily living/cooking and the peacefulness you will find up here tops any you will find at any of the island resorts! We give it 5 stars for location/surroundings, family comforts and the view.
Other reviews give you give you great detail so not needed here. The pictures are 100% accurate. As to the road up to the house, yes it is rough. But it is an interesting 5 minute drive through 'rural' Hawaii and any passenger will see lots of birds. We had a subcompact car, I drove slowly and we had no problems. After too many days on Waikiki, the coffee farm was heaven. Among the perks, you are only an hour and a half from Volcano National Park. We got to explore the Thurston lava tube and no one else was there. Be early. Other than the day at the park we spent all our time in the Kona area. It is hard to tear yourself away from Place of Refuge, only ten minutes away and you can swim with the turtles and more. But there are other beaches and lots to do. In the area we found a farmer's market, an artisan bakery across from the ChoiceMart, a great pizza place next to the bakery, the Kona Living History Coffee Farm, breakfast at Tashima's ( on Hwy 11 at junction with 180) and tons of little shops and galleries along Hwy 11 for the curious shoppers. And local history sites span from Hawaiian kings to Captain Cook to Saint Damien. Then, you get to come home at night and have a beautiful sunset on the lanai. The Kona area is so much fun and the coffee farm almost makes you feel like a local.
This is a nice house located at the base of a hill dominated by macadamia nut trees. So depending on the season you go, there are plenty of nut trees and a few other fruit trees that may be ripe that one can pick if you have something to reach them. The banana and papaya trees are very tall and you need a pole to reach the fruit to knock it down. There is a nice small grass front yard but no backyard, just trees. The description given in the listing is accurate and the house is very clean and tidy. There are a friendly group of chickens and a rooster that one can feed in the morning and Coqui frogs singing at night. Typical country noises for Hawaii. The frogs can be distracting when trying to sleep but they are not too loud and don't go all night talking. The house is a nice 2 bed/one bath with an additional outdoor hot/cold shower. It has cable TV and WIFI and plenty of reference books on things to do while on the island. It has a king bed with a foam top layer making for a nice comfortable nights sleep. It's about a 25 minute drive north to the city/region of Kona and about 10 minutes south of the local grocery store. Grocery products can be much more expensive then mainland items, especially milk ($9 for a gallon). The water for the house is on a rain catchment system, so the owner provide 5 gallon jugs of water for drinking. There are plenty of fans and windows to quickly cool down the house at the end of the day, plus the 1000 ft elevation helps keep things cool at night. The property is easy to find, but be aware of the very rough, pothole filled road getting there. There are scattered spots of relatively paved sections of the road, but a lot of the road is rough, especially for a regular car. Fortunately it's not a long road, but it's something to keep in mind. The turn off from Hwy 11 onto the road is at the edge of a 35 MPH curve, so it is easy to miss and a little disconcerting exiting it onto the highway. The house overlooks the ocean below and on a clear evening one can watch the sun set. It is also about a 5 minute drive to a very good beach/snorkeling area nicknamed "the City of Refugee". All in all I would highly recommend this house to anyone looking to stay in the area, just be cautious driving on the road up to the property and go very slow so you don't puncture a tire or wreck the front bumper.
Because Hawaii is an island most of the activities are located within a 100 mile distance. The water activities such as snorkeling are located within a 4 mile distance. Hawaii Island has excellent snorkeling due to very little surface dirt runoff.

The $250.00 deposit will be returned upon return of the house key and the house has been inspected for check-out cleanliness and condition. The rates are; $130.00/night/couple, $20.00/night/additional guest;$725.00/wk, $80.00/wk/additional guest. There is a 3 night minimum stay. $225.00 for cleaning, opening and, closing. Other than linens and towels all dishware will be washed and put away.
