Sleeps 4. This elegant two-bedroom apartment is quietly situated yet minutes from the buzz and action of Britain's most cosmopolitan seaside town.

Occupying the entire ground floor of a listed Regency townhouse (built c 1830) the apartment is located in one of Brighton's prime conservation areas. There are sea views from the front room and the private south-west facing deck provides a tranquil space for relaxing in the afternoon sunshine. The excellent shops, cafes, pubs and restaurants of Kemp Town are moments away and the historic Palace Pier and Brighton Marina are both about a 15 minute walk. Everything is accessible on foot or by using the frequent bus services – there is no need for a car in Brighton.

There are four steps from street level to the front door of the apartment, which opens into a hallway with entryphone. To the left is a comfortable, fully carpeted lounge with 3-seater sofa, two armchairs and a dining table in the bay window. The room has high ceilings with ornate cornicing, a grand marble fireplace and features the original wooden shutters that are used instead of curtains. High windows flood the room with morning sunshine and provide an ever-changing view of the ocean, moments away at the bottom of the street.

The kitchen is open plan, with a hardwood counter top, modern fan-assisted oven, gas hob, fridge, toaster, microwave and dishwasher. Here you will find everything to prepare a light snack or a full meal.

Technology-wise there is free wif-fi, a flat screen HD television, satellite TV, DVD player, digital radio, CD and MP3 player.

The bedrooms and the modern bathroom lead off the hallway where you will also find a utility cupboard which houses the automatic washing machine. Bedroom 1 has a King size double bed. Bedroom 2 is smaller and has a single bed that pulls out to form two attached single beds or a double bed. Both bedrooms are fully carpeted and look out towards the private deck with garden furniture. The beds have comfortable mattresses, pillows and cotton sheets. There is a fitted wardrobe in the main bedroom and limited hanging space in bedroom 2. There is also a hairdryer.

The family bathroom has a WC, bath with a good shower over, sink with mixer tap, heated towel rail and shaver socket. Large soft towels and bed linen are provided. Towels and linen are changed every 7 days. Constant hot water and central heating are also included.

Brighton is a year-round holiday destination with a reputation for fun and culture. From the stunning heritage of the Royal Pavilion and the Regency architecture to the traditional seaside fun of the famous Palace Pier and pebble beach, it offers something for everyone. The historic Lanes is a fabulous maze of twisting alleyways offering an extraordinary mix of antiques and jewellery shops nestling alongside specialist contemporary and designer boutique fashion. Buskers often liven up the streets, making the Lanes a great place to grab a coffee and soak up the atmosphere to the sounds of some live jazz. Besides its eclectic range of theatres, art galleries and nightclubs Brighton also has more restaurants per head than anywhere outside of London. A major arts festival is held here in May but there is something happening in Brighton every month of the year.

Brighton is the ideal base for exploring the south of England, with its lovely gardens, castles, stately homes and national parks. The county of Sussex boasts numerous theatres and arts festivals, golf courses, horse racing, ancient churches and buildings plus walking and mountain-biking on the beautiful South Downs and in Ashdown Forest.

Central London is easily accessible by train in less than an hour. London Gatwick airport is 30 minutes away by train or taxi, Heathrow airport is about an hour away. The ferry to Dieppe in France is also close by in Newhaven.

Rental cycles are available nearby as well as numerous bus routes. On street parking on nearby Marine Parade costs £5.20 for 24 hours.

No smoking, pets or parties please.

Booking policy

I require a £200 deposit upon booking to reserve your dates and request full payment plus a £200 breakage deposit 4 weeks before your stay. The breakage deposit is refunded within 14 days of your departure (less any damage if incurred). I accept payment by electronic bank transfer, UK cheque or credit card via Paypal. For Paypal and international bank transfers I ask that you pay all bank charges and handling fees.

Change-over day is flexible. Check-in after 3pm, check-out by 11am.

This town has it all - vibrant night life, fantastic shopping, a cosmopolitan arts scene and outstanding natural beauty. When I viewed this apartment it was love at first sight, it has real character and is my favourite place to relax and unwind

What makes this apartment unique

For me the best thing about this apartment is its tranquil atmosphere. It is a well-proportioned space with high windows and ceilings and is full of sunshine and natural light. It is a wonderful place to escape to, yet only moments from the bohemian delights of Kemp Town and the city center beyond.

What an amazing find. A wonderful break in Brighton. A welcoming "home away from home", very clean and well maintained. Comfortable and cosy, with original features. Excellent location, close to the sea and an easy walk to the vibrant centre of Brighton. We will be back!

Exceptionally clean, light and airy flat with a great location

What a great place to stay for a week! Elegant is an understatement! Beautifully presented, the flat was really clean with everything one could need. It was spacious, light and airy with fabulously tall regency ceilings. The location was fabulous, lots of great bars, cafes and restaurants round the corner, including "Marmelade" which I'd recommend for breakfast, brunch and lunch. It was so close to the sea and a really great end of Brighton beach which was just a bit quieter. But the flat was also very walkable to the lanes and hubbub of Brighton centre. The beds were super comfortable, the curtains so well lined and the peaceful location meant that I slept like an absolute log. The view of the sea from the living room window made it feel particularly special and it was blissful to sit there with a cup of coffee, staring out to sea. The marina was close too with its bars, restaurants and cinema and a great place to watch the boats come and go.

Super weekend by the sea

Really enjoyed being in this tastefully and well equipped flat so close to the sea. Quietly situated but easy to get to the centre of Brighton, the Lanes and all the wonderful sights of Brighton by foot or bus. A delightful walk along the sea front brings you to the excitement of Brighton Pier and just a bit further the wonderful Brighton pavillion.

The flat is close to some great restaurants and pubs. Had a super English dinner at The Bristol Pub. Breakfast at Marmelade was really tastey. A real treat. At the height of winter we couldn't make use of the sweet little garden and grill but will come back in the summer sometime for sure to test it out. Beautifully clean and comfortable, perfect to relax after a day of sightseeing.

Smart and well presented apartment, ideal location

This was our first time in Brighton and won’t be our last. The apartment was easy to get to by the number 7 bus from the train station when we first arrived, but we walked to shops etc most days after that. The apartment was really well presented with a lovely front room where you could relax both before going out and when you had had a long day exploring. Very clean bathroom and bedrooms, comfy and warm bed! The welcome ‘food parcel’ was a nice touch and made you feel at home. Lots of info was there for the new Brighton explorers like us, but by taking the winding walk from the apartment along St Georges Rd and St James St you stumble on some excellent eating, drinking and shopping places (info on these in the apartment too!). Can’t recommend doing some shopping and eating around North laine enough though! Want to go back to the apartment in the summer so we can take advantage of its 2 minute walk to the beach! Thanks for a cracking stay! Incidentally we went to London for a night on the way home, hotel was appalling, wished we had stayed an extra day!!!

Enjoyable stay

The flat is spacious and very well equipped. We know Brighton, so mainly wanted to relax for a few days between a fairly hectic trip to the USA and going to France. The flat was perfect for that, so much better than an hotel and much better value, too. There is good coffee nearby and it's a short walk along the seafront to the Lanes etc. We would certainly stay here again.
