Our beach home has been in our family for over seventy years. We grew up in the Charleston area. My Mom first purchased the unit as beach rental property, then retired in the home in the mid 1990's. I am the second generation owner. Please enjoy our home with your family and friends.

Why Charles chose Folly Beach
My Mom purchased this property in 1948 as a single, twenty year old based on the recommendations of her Pastor. Reverend Pridgen had purchased a beach front home five lots away and felt this would be a great investment. I grew up changing the sheets and mowing the grass every Saturday morning in the summer. My mom rented the home for $75 per week.
What makes this House unique
All windows replaced with impact resistant glass, new entrance door and all new siding (February 2019). Wood flooring in all bedrooms, quiet ceiling fans, red metal roof, re-insulated home.

It’s been oh about 40 years since I hung out at Folly Beach. This home has maintained that old beach feel but has all of the modern conveniences you expect when on vacation. Well stocked with everything needed for grilling and entertaining, beach chairs, grill, deck, and right across from the beach made it a perfect spot to stay. And my how those A/Cs cool the entire place with each room having its’ own control! Thanks to Charles for checking on us and making us feel welcome!
The house was perfect for our family; 7 adults and one toddler. It is located steps from the beach and a few blocks from the town, so we were able to walk everywhere. Everything we needed was provided, from coffee makers to beach chairs, plenty of bathrooms and an outdoor shower. Highly recommend!
Wanted a nice relaxing weekend
I would say the property is fine. The house could use some freshening up, but in general it is fine for a family. There is plenty of space and the kitchen is stocked well enough. The location is right across the street from the beach. I have no problem with any of this. It is as advertised. I have a problem with the owner. Just like you don't want to be micro managed at work, you don't want to deal with Charles if you can avoid it. He demanded I give him my cell phone or I would not be able to check in. I don't give out my cell phone, so I had to scramble. He called me about 5x prior to check in and emailed me multiple times prior to check in. Then when we were checking out, The cleaning lady was on the door at 945AM. Check out is 10AM. I guess I don't appreciate going through business transactions like I am doing something wrong. I would not rent from Charles bc the transaction is against you. He requires a damage deposit and additional coverage or an even steeper deductible. He demands a cell phone even though some people don't transact on a cell phone. He requires you to leave prior to listed check out time. Thankfully, there was no damage but if you had an accident he would I am sure hold back the deposit. I would stay away. Lesson learned bc this beach vacation was stressful.
In my ten years of renting our home, I have never received such critical characterization for reaching out to a guest. I will list my emails to the guest and you decide.
I received this short notice rental with a disconnected phone number. VRBO support and I reached out to the guest for a call back. There is not any "demand for a cell phone number".
"Dear-, I have reached out to you, as has VRBO, regarding the disconnected phone number on your reservation. Would you send me your contact number. "May 2, 2019 request for a May 3, rental. Guest-Good Afternoon, If you need to reach me with info, you can email me. I am not willing to release my phone number.
Dear Guest, I need you to call me regarding the rental of my home. (There is no one to check in the guest on site. I always reach out to ensure the arrival is smooth and review any questions, a good host approach) I do not rent my home without first speaking with the person renting the property. Thank you for your consideration.

Please find attached the Booking Confirmation policy I emailed to you last week. Did you wish to use the last four digits of your cell phone for the locks? Please reply with the last four digits so I do not make a mistake.
Freshen up the home- The guest must have overlooked the $40,000 makeover I paid Lowe's to install 30 hurricaine resistant windows, all new siding, new rain gutters, new all glass storm door and new entrance door, eight weeks prior to his arrival May 3, 2019.
The $59 damage policy is a restrictive policy. VRBO allows and recommended the option of a deposit. Yes, damaged property requires photographs and submission of a claim to VRBO. The limited damage policy does not cover additonal cleaning of a trashed home, smokers in the home, animals brought in to the home.
The check out time is listed on the refrigerator, on VRBO's website and the booking confirmation. The guests are never asked to leave before 10:00 AM. Traffic to Folly Beach can take a cleaner 45 minutes to arrive on the island. If the person parked at the home, that is not a request to leave.
I only spoke with the guest one time, 24 hours prior to his arrival and had no contact during his weekend stay in the home. He had the option to have all questions answered or express any concerns during our one phone call 24 hours prior to his arrival.
Great family beach place!
Stayed here with another family for Spring Break. Beautiful weather the entire time. House was great for 4 adults and 6 elementary school aged kids. A few things arose that needed attention which the owner promptly addressed. We cooked or grilled in a couple nights with other nights taking an easy walk to Center St. and restaurants (about 10-15 min). Very relaxing to hear the ocean from the bedrooms.
