Location and quality. Our Guadiana Neighborhood is Golden. Walk a flat 5 blocks to Centro. And to parks, many restaurants & stores from one of the most desired neighborhoods in central San Miguel. Casa Sirena is in a quiet 7 home group on a non cobblestone street. The walking is easy on our flat paver street, with no steep hills between here and the centro jardine main plaza, which is about 10 minute stroll, good day and night. There are several different & interesting routes to take. Or a 30-50 peso ($2 - $3 US) cab ride which are always going close by. Beautiful Juarez Park is a 5 minute walk. NO noisy BUSES go down our street. There are several good produce markets 2 blocks away in an "authentic" neighborhood.
Casa Sirena is behind an always locked gate, secured with a buzzer system to let you know guests have arrived. Our home is at the end of the complex so no one walks by. It is private & quiet. With a complete remodel, it has all modern conveniences but is loaded with Mexican charm. We had most furniture and accessories made by local artisans. Colorful and tasteful art adorn the walls. Objects from all over Mexico are there to enjoy.There are 2 spacious bedrooms with new high quality bedding, very comfy pillows, comforters and custom made writing desks. And both have the gravity defying traditional high boveda (Spanish dome style)ceiling. The King (or can be 2 twin) bedroom has a Juliet balcony and the Queen has a private outdoor plant covered terrace. There is rooftop terrace access and a private hot water outdoor shower, which is a pleasure in this climate. Both bedrooms have heat. The bathrooms are furnished with tile made locally at a historic Dolores Hidalgo, We installed a new water system with pressure pump so the water pressure is great, which is unusual, and the hot water plentiful. The gourmet kitchen has been completely remodeled with custom cabinets from local carpenters, stone counter tops, custom designed tile back splashes and floor tile, and tons of storage space. A beautiful hand made mesquite table and chairs and local artwork make it a pleasure to be in. It provides a full dinner service for 8, bar ware and all the appliances, pots and pans and utensils you could ever need. There is a large pantry furnished with modern Corning Wear, old style Mexican cookware and a new set of aluminum cook wear, and tons of space for your stuff, food or otherwise. There is a full size double door frig, 5 burner stove and oven and large microwave. Even if you only make breakfast, you will have all you need and a great space to enjoy it.
In the living room is a shaft that goes up 3 stories with a skylight ceiling so the space is open and bright. The living room has new custom made comfortable couches and chairs, even for tall people. No tiny furniture here. Included are a gas log fireplace and a large 56 inch flat screen TV and DVD with the most American channels we can get. Netflix is included free. And TV trays for eating while movie watching. Local art and folk-art make it a joy. 3 remote telephones and free long distance are provided. For wireless internet, there are 5 routers so you can get a good signal in any area of the home. You don't have to hover in one spot. This is unique as the walls are so thick most homes only offer internet in one place.
There are 3 gas fireplaces for winter warmth, 4 space heaters, and fans for summer. Even thought the cross breeze is usually enough.
There are 3 outdoor spaces for soaking up the amazing weather. On the first floor by the front door entry is a lovely covered patio with festive bench, rocking chair, plants and extra chairs for guests. Great place to sit if it is raining. On the second level is a private plant filled terrazzo with chairs and an outdoor hot water shower. And there is a private roof top terrace with views of the lovely local Biajo hills and distant Sierra Madre mountain range. Great place for a morning coffee or sunset. Or just reading your book.
We have a local property manager 1 mile away who has managed this property for 15 years that will arrange for you to get into the property and take care of your needs. She speaks fluent English and is very professional and friendly. Her name is Leonor, She will arrange access and orient you to the property.The house keeper comes once a week. She cleans the house, washes dishes, changes beds, and takes all linens to the local laundry and returns them. For 50 pesos tip plus the cost of the laundry she will take your personal items as well. The local laundries are excellent, 2 blocks away or they will pick up and deliver. We wash many items by hand and hang them on the line provided on the sun filled terrace. In this dry climate things dry very quickly.
Upon arrival, there is a book in the property that explains how everything works - water, garbage, internet, TV etc.

Suzane and Rick live in Austin, Texas and we love driving to San Miguel to stay in our home. It is about a 15 hour drive. We love San Miguel and plan to come to stay eventually. We have been coming here for 12 years for at least a month each year. We are not quite retired yet and run a small business. After 17 years in corporate life, we launched out on our own in 1997, which gave us the freedom to travel. We buy and sell investment properties - about 550 to date. And related real estate areas. That 's one thing that appealed to us about this home. We could remodel it. In Austin, a lovely city, we have a nice home, and an adorable cat, Boris. (allergy people don't worry. Boris does not come to this home.) When in San Miguel , we love to walk, dine, meet with friends, relax at La Gruta hot springs & take the local scene. We are exploring many other places in beautiful MX. We have a car. It is quite an adventure. Recently we went to Zacatecas, Real de Catorce, Patzcuaro, Ajijic (try saying that!), Guadalajara, Mazatlán and Saltillo. We find MX people to be warm and generous. We volunteer at St. Paul's church for the Mattress Project, feed the elderly at So Others May Eat, help at Friends of the Park, and do whatever is needed at the animal shelter. Who doesn't want to pet kittens and puppies? We are "working on" our Spanish. Suzane is pretty good after managing a major remodel in Spanish We want another property to fix up. When not here or Austin, we spend time at our family beach home on the Outer Banks of NC. It is also a rental right on the beach. We have traveled a lot of the world. We were married in Kenya, Africa 25 years ago & still love to travel whenever we can. We are settling down a bit, but still plan some bucket list trips.

Why Suzane chose Guadiana
We looked many properties for years, in all sizes in every part of town. Casa Sirena won us with location, size & potential. Guadiana is an affluent neighborhood. Here was a unique opportunity to get a great place we could rent affordably rent out. And we don't need a big house. Its a perfect size for us. And for guests, usually one traveler or 2 friends, or 1 or 2 couples who also don't want a huge house to rattle around in. Work was needed, which is what we do. We remodel professionally, love it, & are quite good. We liked the floor plan with separate use areas, & that it has out door spaces but no yard to tend. We are avid gardeners, here potted gardening is fine. Snug behind a gate is comfy, but not in that gated community feel. We relish retiring here without big house upkeep. More time to live our interests & travel.
What makes this Condo unique
The Guadiana location has it all. You step right out of the front gate onto a quiet street without fear of being run over by those fast moving buses. Though the neighbor is alot ex-pat, the local scene is one or two blocks away. Just walk to Cinco de Mayo Street & be right in with the native residents and new hot restaurants. Or up the street to the tiny church which has lots of festivals that fill their plaza with vendors & dancers. Or down to Ancha San Antonio (just means broad street) with many good eateries that the locals & tourists alike use. Home of the Organic Market and new shopping experiences. That beautiful green spot, Parque Guadiana, 1 block away, is such a plus & so unusual to be right in the neighborhood. We savor the serenity of our little complex. I sleep so well. We enjoy our neighbors & meeting all the interesting guests that come to stay. We'll often get together in the evening on someone's patio to socialize, or we can keep to ourselves. And, the enormous cypress tress; some of the oldest & largest in San Miguel, rimming 2nd level terracita. They're home to pretty bunches of songbirds & hummingbirds to watch daily. Thats a real treat for us, being a nature lovers. One plant filled downstairs patio is covered to enjoy a rainfall experience or quiet moment. Our private second level terrace enjoys many plants, a fountain and an outdoor shower. Luckily being at the dead end of our complex give us maximum privacy. The construction of the property is important. The old style thick walls & traditional use of the vertical shaft in the home center maximizes natural heat & cooling. And, our 3 fireplaces and other heaters keep you comfortable in chilly times. No need for AC at all. Modern conveniences we tranplants really do want despite our rustic urges are all there. But not at the sacrifice of Mexican charm and sun light!

This was my second year spending 4 months at Casa Siena. Very comfortable, well provisioned and location is wonderful
Art Lover's Gem
This gem was a wonderful find in a perfect location. It took us a week to see all the art work tucked into various places. The owner spared no expense to make this an eye pleasing place for herself and guests with custom made furniture and cabinets and art work from all over the world but in keeping with the Mexican theme. It is very quiet except when there is a big fireworks celebration nearby but it never seemed to go too late. There are two master bedrooms upstairs with a shared bathroom in-between.
Note: The owner does require copies of passports from all people staying here. I've stayed in vacation rentals all over the world and have never been asked for this before.
The Guadiana area is absolutely perfect for convenience to walk into town as well as Market Sano, the Saturday market, lots of good restaurants. You just can't go wrong with this location.
Great Location and Value
Great location, easy street to navagate,not too steep...great local places to eat and shop within 2 blocks..an easy 3 minute taxi or 20 min.walk the the center of town, quiet street and friendly neighbors..internet was fast...W/D included..kitchen very well stocked if you want to cook! why bother so many great affordable places to eat
Sweet neighborhood...great home away from home!
Casa Sirena is a perfect place to stay in San Miguel. The Guadiana location is the very best! We walked to the Jardin, Parque Juarez, as well as nearby restaurants and markets. It is charming, convenient and quietly private. This home is cozy and comfortable with all the amenities stated plus more. The owner is super informative and her staff is easily available if needed. A friend of mine and I stayed 10 nights over Memorial Day weekend. The bedrooms are situated for maximum privacy. I plan to come back here again soon.
Truly a second home
Casa Sirena was my home for 4 months. Every comfort has been thought of and provisioned and it is more beautiful than the photos can capture. The location is excellent and proximity to many small tiendas and artisan bakeries. A beautiful neighbourhood park is a block away and the neighborhood is beautiful and quiet. Both the owner and the local property manager were very responsive to any questions I had. A nice extra was a welcoming basket.
Location! Location! Location!
We have visited San Miguel Allende one other time, and we loved this location in Guadiana. It is safe and quiet. Quiet is a bonus as San Miguel can be noisy. It is nice having the gated entrance to the six units. A 15 minute walk to Centro, and only a five minute walk to restaurants in either direction on the main road. Luna de Queso is a five minute walk - a great cheese and meat shop for purchasing your happy hour goodies to use on the wonderful rooftop terrace. We sat up here quite often looking at the hills and watching storms in the distance. Suzane is a wonderful host. Before the trip, she recommended restaurants, shops, markets, music etc. We were well armed with local info. Upon entering the unit, it was as shown in the pics. Colorful couches in the living and TV room, vibrant artwork everywhere. You feel like you are truly in Mexico. The kitchen is stocked with anything you would need for preparing a meal. Nice dishes, glasses, utensils, and Tupperware. A goody basket with breakfast items (granola bars, sugar, coffee, juice) is thoughtfully left for guests. CD's are available for watching in the TV section of the living room, which is very cozy. Both bedrooms upstairs are quite large. We slept with the windows open, and it was still quiet. Enough coat hangers for all of our clothes! It is little touches that make this a rental where you will want a repeat experience! Thanks, Suzane, for a great rental. We would definitely stay at Casa Sirena again if we hadn't just bought our own Casa!

Additional information about rental rates
If we do book nightly, such as some days over the monthly or weekly term, or the 3 night minimum on low season, the rates per night are usually $130 for low season and $150 for high season. The security deposit may be adjusted for special circumstances, length of stay, acceptance of a pet, etc. But it is typically $300 and is due prior to check in. Damage protection is available for US citizens. Otherwise the Security Deposit is $500. Payment for Rentals booked within 60 days of arrival are due in full at time of booking and cannot be cancelled without penalty.Cancellation earlier than 60 days before check in will receive a full refund. Please see Rental Agreement or ask for complete details. See Rental Agreement and Descriptions for fees associated with cancellation, gas, laundry and utilities. House keeping, linen laundering, local and most international telephone calls, local and cable TV and internet are included in rental amount.
