Las Gaviotas II is a perennial favorite and great value in Playa del Carmen and just four blocks from the beach! The property has one of the largest swimming pools in the area and we are only two blocks to 5th Avenue, with all its restaurants and nightlife. Las Gaviotas II is an enclave of Spanish Colonial Architectural elements in the Mexican Caribbean white washed style. It is private and safe, with 24 hour security.

Gaviotas II is a corner suite which offers open and airy accommodations, with lush tropical plants and has all the conveniences of home. Each master bedroom has queen size beds with pillow-top mattress, its own private balcony, private full bath and individually controlled air conditioning. An additional penthouse is available across the hallway with similar accommodations.

In addition, the spiral stairs off the living room, will take you up to your private open-air roof top terrace with a pergola, spa-tub, hammock, lush plants and room for sun bathing or entertaining.

On the main floor, besides the 2 bedroom suits, living room, dining area and full kitchen, there is a convenient half-bath, and a 4th lounging terrace overlooking the pool off the dining room.

A lifelong, now retired airline employee. After traveling the world, I have chosen Playa del Carmen and Las Gaviotas II as my second (and favorite!) home. I welcome you as a guest of the family and hope that you return again and again. I ask that everyone treat this special place the way they would treat their own home.

LOCATION, LOCATION, LOCATION! Walk everywere ... just a few blocks from the beach, ten minute walk to Mamitas beacimingh, large swimming pool on property and two blocks to 5th Ave. with restaurants, boutiques and nightlife. One block from grocery stores, money exchange, laundromat and Italian deli. Five minute walk to a or new major bus station, with direct service to the Cancun airport ( fifty minutes) and a ten minute walk to the ferry for Cozumel. Taxis are only about $3 to $4 in town.

A nice condo in Playa

The unit is accurately described in the listing, and the owner and local manager were responsive to a few very minor issues that came up. The owner’s method of receiving payments directly by Visa is trustworthy. The kitchen is well equipped, the AC was very good, the beds are very comfortable, TV was fine and the wireless internet was the best I’ve encountered in Mexico and about as good as you can hope for there.

The location is excellent: a 10-15 min. walk to the beach and 5 min. walk to the many restaurants on 5th Ave, however the best and cheapest were all a block or two off 5th. The nice balcony off the dining area that overlooks the pool was great for morning coffee, but can be a bit uncomfortable when there are people sitting on the balcony in front of it. However the real gem of the unit is the large and completely private rooftop terrace. There are a couple of good lounge chairs, and there is both sun and shade on it virtually all day. The tub on it is a hydro-tub, i.e. a large 1-person bathtub with jets.

The pool area and grounds are very clean and well maintained. The pool is quite large and there are 10 lounge chairs around it. We were almost always able to get lounge chairs although a few times it was the last 1 or 2, however we were there in high season when likely all units were occupied. A few more chairs would help but, if worse comes to worst you can always have a dip in the pool and then head up to the private rooftop terrace. Entry requires climbing 2 flights of stairs which might be a challenge for people with mobility issues. The building was very quite, with most of the units occupied by retired couples.

There is a large balcony off one bedroom and a small one off the other, however they both look out onto the street and there is little reason to ever use them. This brings up the only real problem with the unit: there is a major construction project going on across the street starting at 7AM. While the noise didn’t bother us too much (mainly because, unbelievably, they were using almost no power equipment) there were a few short very noisy periods. Unfortunately, there is nothing the owner or anyone else can do about this, so check with him on this if you’re sensitive to construction noise. Hopefully this will end in several months. Our electricity charge was US$30/wk, though we used very little AC. My only other suggestion: the small sofa in the living room is in great need of replacement.

Lovely condo in handy location

This is a lovely 2 bedroom condo with great amenities. A couple of things to know - if you like hot water for a shower and want to sleep with the A/C on please count on $160US a week for electricity charges. Use the provided water for drinking by filling up smaller water bottles to take along - the cost is only 40 pesos per large jug and Jorge the security man will buy them for you and truck them upstairs if needed. The pool is fantastic. I personally could have used more bathroom towels, but there is a lavandaria just a half block away.

Lovely place for a midwinter getaway

we thoroughly enjoyed our stay at gaviotas II penthouse. the condo is full of nice convenient details -drinking water, purifying solution for washing food, fillable local cell phone, big markets a block away and a cart to bring groceries home with, floating mat for the swimming pool and plenty of good towels, separate a/c controls for each sleeping area- and owner maurizio is easy to contact and work with. the building is quiet, and despite a construction project next door we had no disturbances from noise. all the transport options and restaurant areas are a short walk away, but the neighborhood is quiet. highly recommended. we would come again.

Happy Family Getaway

This is a relaxing and quiet area of town. Short walk to all the attractions. The decor is cheery and puts you in a party mood. All amenities are here and kitchen is well equipped. THE A/C WORKS GREAT! Go up the spiral staircase to a classy penthouse lounge area with an impressive view from above. The owner has made sure that renters enjoy their stay here and want to return. We can't wait to return and enjoy it again.

This condo was a beautiful place to stay. Close to shopping areas, grocery store, and great restaurants all in walking distance-very safe. Best hot chocolate ever! Very clean and comfortable. The pool is so relaxing and quiet enough to read by and large enough to swim laps. I love it! Looking forward to a return visit soon!

Loved staying here. Close enough to 5th Avenue and the Beach, but also quiet and calm enough to enjoy a calm evening, swim in the pool or relax in the private rooftop hot-tub. Would definitely return.
