This property was purchased for the adventure of log home living when I relocated to Central New York for work. Having lived in cities and visited family in rural areas, I was up for the adventure. That path has now included completely renovating the original main home (42 North), adding the garage and apartment (1 Phinney Creek@ 42 North) and continuing to tend the property, now for the use of guests. The property was simply too unique to sell when my wife and I moved into the Village of Cooperstown to occupy another adventure and project house - this time an 1885 Victorian. We are happy to be stewards of both properties and share 42 North with others.
What makes this Guest House unique
42 North is conveniently located 12-15 minutes outside the Village of Cooperstown but with very easy access to area amenities. The nearest gas stations are about 4 miles away in either direction and the nearest groceries about 15 minutes away in either direction. Larger shopping centers are 35 minutes to the south and 45 minutes to the north. In summer, 42 North is just far enough removed from area baseball tournament camps to be quiet and enjoyable yet convenient for families attending these camps.

Full service accomodation
Tom was great. Met us when we arrived. The garage apartment was fantastic and having the full size washer and dryer was a huge plus. Very clean apartment, and the bed was extremely comfortable. 10 minutes from cooperstown and DreamsPark. Would definitely recommend.
Would very highly recommend this quaint property! Everything about it is well done. Even all the little details are thought out!! Tom was extremely nice and accommodating. We had friends with extended family staying in the main house on the property and it was perfect to be together, but have a separate space. Will recommend it to friends!!
This was the perfect place to stay for the week that our son was at Cooperstown Dreams Park. In an area where it can be tough to find modern accommodations or amenities, this place has it all. Very nicely decorated and Tom has thought of everything. Just over 15 min from CDP, but nicely secluded in a beautiful area of upstate NY. Had everything we needed. Tom was extremely responsive and helpful.
Lovely apartment, idyllic setting
This is a beautifully appointed apartment in the most surprising country setting. I was returning to my hometown (nearby Cooperstown, NY) for a class reunion and discovered this gem. It had every amenity and was very clean. We had a problem operating the gas fireplace but owner Tom came right over the fix the issue. All around a very nice stay. Thanks!
Visited Cooperstown for a week while my son was at Dreams Park with his team. My husband and I loved this rental. Perfect size for the two of us and had everything we needed. Beautifully decorated. Would definitely recommend staying.
