It's a spacious and practical first floor apartment placed in a delightful 17th century Venetian palace , strategically positioned right in the beating heart of the popular Santa Croce    district. This charming apartment has been completely restored and refurbished in 2004 with authentic Venetian terrazzo floors. It has a master bedroom with a king size bed, fitted wardrobe and antique furniture, and a spacious living room with a big bookcase full of books and Murano glass chandelier. The new kitchen is fully fitted and is divided from the living room by a corridor.

The apartment is only two minutes walk to the 14th century Church of the Frari , the jaw-dropping Tintoretto-filled interior of the Scuola Grande Di San Rocco and the vaporetto stop and 'Traghetto' gondola ferry at San Tomà on the Grand Canal - ideal for trips over to the 'must-see' attractions of the San Marco district and beyond.

For a piece of the action you can join the local residents and students from the university who meet for a ‘spritz’ and to catch up on news at the always lively and always lovely Campo Santa Margherita just around the corner where caffè , pizzerie, restaurants , bars and gelaterie all join together in creating a wonderful and very local Venetian atmosphere.

Very comfortable apartment, excellent location

My husband and I spent a delightful month in this comfortable apartment. Giorgia kindly eased our arrival by guiding us from Piazzale Roma and advising us where to buy our supplies. She remained responsive and helpful but never intrusive. The apartment was exactly as described apart from not having a dishwasher. We loved opening the green window shutters in the morning and listening to the local church bells - which never chimed before 8.00 am - and hanging our washing on the line outside the window, like the Venetians. The front view over the square was always engaging while the bedroom at the back was always beautifully quiet.

The location was perfect; everything we needed was readily accessible. Settling into the neighbourhood was easy: Pasticceria Tonolo, Estro - Vino e Cucina and Impronta Cafe quickly became favourites. We heartily recommend this accommodation and would love to return.

Wonderful Venice Apartment

Location, location, location. The apartment is less than 10 minutes walk from the bus station and a bit farther to the train. The Toma vaporetto stop is nearby as are numerous restaurants and shops in Pizzza Santa Margharita, yet this apartment is a bit apart from the hustling crowds of San Marco. The apartment looks out on a small piazza, and large casement windows let in wonderful light. The kitchen is small but usable, and the washing machine is a great addition although you need to be sure to ask Giorgia how to operate it. Other folks who've stayed in this apartment have recommended the nearby Dolfin restaurant, and we heartily agree.

A home-from-home in Venice!

This was our first trip to Venice and as we like to stay in apartments rather than hotels, this was the perfect place! Giorgia met us from the bus, gave us a map and explained things well so we had no problem finding our way and got to know the local area very quickly. The apartment is clean and cosy and feels like a real home. We made simple meals on the new cooker and stocked the large fridge from market stalls, supermarket and bakery just over the bridge in the Campo Santa Margherita- a large square. This is a great place to sit with a coffee and croissant and watch the world go by (or eat ice cream!) There are also good restaurants nearby - we had a very tasty sea bass at La Lanterna- 4 doors away! There are several noteworthy churches and a wonderful Da Vinci exhibition a few minutes walk away. St Marks Square is a longer walk but it is well signposted (or just follow the crowd!) The best thing we bought were 24 hour Vaporetto tickets for 20 Euros each. We sailed the whole length of the Grand Canal and back on a Sunday evening- the bells of the Campanile rang as we passed! The next day we sailed round to the stop for the Islands and visited Burano- a small 'other-worldly' place with amazing, colourful houses and lots of lace to browse and buy. Then we sailed home again! The nearest stop is the Piazzale Roma, which is easy to get to. One lasting memory was listening to the girl upstairs, singing a haunting melody. We opened the windows and had a free concert! It was very quiet at night and we felt very safe. Just wander the streets and get lost- it's surprising what you find! What an amazing experience. Best Location

Upon arrival, Giorgia came to greet me at Piazzale Roma and walk me to the apartment, which is located in the perfect area to access everything you want or need within just a few minutes' walk. Although easy to reach, you don't know that when you arrive, so that was a nice service which made me feel secure. The apartment is small, comfortable and quiet. There is activity to watch out the windows in the square, and it's an easy walk around the corner and over the bridge to the outdoor markets, shops (gelato & bakery!) and grocery. Giorgia lives across the hall and is there if you need anything, and she also provided help and information prior to my trip, during the planning. As a female travelling alone, I felt safe and secure in this location!

delightful refuge

This apartment is as beautiful as it appears in the photos, and the views from the windows are pretty as well. The bedroom is perfectly comfortable for a couple, and our adult son slept well on the pull-out couch in the living room. We did need to fold it up each morning in order to use the small living/dining room. There is good AC in each room.

The kitchen is extremely constricted but it works for making coffee or keeping your wine and snacks. The laundry worked well. We hung some things in the bathroom and others from a line outside the bedroom window. Be careful not to drop a sock, as Giorgia will warn you, since the pretty courtyard you're hanging them over belongs to another house. (Luckily, a handsome young man came out and tossed mine up to me.)

We enjoyed walking in the neighborhood but I recommend taking the water bus to and from the St. Mark's area -- it's not that far as the crow flies, but it's very time-consuming to walk through the intricate maze of lanes and bridges. Giorgia was helpful at every step, from our late-night arrival (extra charge) to our departure. We enjoyed breakfasts at a nearby cafe she recommended, L'Impronta (hope the name is correct). When I got tired of the over-priced, mediocre pizza served all the cafes, I discovered that the Dolphin restaurant right around the corner offers a terrific bowl of vegetable soup! If I return to Venice, I would rent from Giorgia again.

It is easy to take a bus from the airport and walk to this apartment (with Giorgia's guidance) and equally easy to walk to or from the train station. When I say "easy" I mean for folks who pack lightly or have backpacks... there is nothing easy about hauling a full-sized wheeled suitcase around Venice, so please don't join the many Americans we saw doing it!
