Casale Santa Maria is a beautiful Country House in Umbria, transformed into a Villa 15 years ago by a famous English mime and choreographer; this ancient XVth century monastic structure still bears the original icon cross on its roof.

Built on a hilltop, this astonishing Villa is surrounded by a 1,5 hectares of private garden and lawns.

The property has a beautiful swimming pool (13x6m) with great view on Umbria country hills, sorrounded by lawns and olive trees.

A private parking area inside the property entrance can host up to 10 cars.

The garden also host a tree house built by the current owners for their grandchildrens, a small “calcetto” soccer field and a nice BBQ place.

The Villa is almost 500 sq.mtrs. and can host up to 12 people in its two floors.

On the main floor, there is a large entrance, main living room with large fireplace, sofas and TV set, a separated dining room (12 seated), and a large fully equipped kitchen with patio (12 seated also outside). Still, on the main floor there are 2 twin bedrooms with one full bathroom and a small toilet with basin. On the same level there is a very large internal play room (approx. 100 sqm.) with table tennis, a piano and several games for the rainy days.

On the first floor there is the master bedroom with 'baldacchino' bed and in-suite bathroom, 2 queen size double bedrooms, 1 twin (bulk) double bedroom, 1 bathroom, 1 kitchen (equipped) and a large living room with fireplace.

Transportation

1 hour driving from Rome (Highway A1, exit Orte, take E45 direction Perugia, after approx. 30km exit at ColleValenza, the property is 1,8km after the exit going towards Todi/Col Valenza)

Direct bus (1h45mins) from Col Valenza to Rome Tiburtina High Speed Train Station

Nearest train station is Terni.

About MASSIMO PAVOLINI

I live in Rome with my family (my wife and 3 kids) and 8 dogs. I studied abroad UCLA and Columbia University. Sport, travelling and movies are my major interests.

My father in law bought this house several years ago from the famous coreographer Lindsey Kemp. We use the house for family reunion and holidays with your friends.

ruly unique villa with great location ★ ★ ★ ★ ★ We stayed in August 2016 - our fourth villa holiday in the region. Two families with a mix of young and older children. The house is majestic, tastefully fitted out with all modern conveniences and lots of old world comfort and some nice touches of retro design. All the rooms and beds were very comfortable and we barely noticed the motorway 600 meters south of the house. The Vistas are really peaceful and comforting. We loved the salt water pool and made full use of the villa's location to visit the plethora of little cities and cultural beauties. We hired the cook for two evenings which just made for a great and peaceful start to the holiday. The owner is highly responsive and very, very easy to deal with and goes out of his way to be helpful. Two minor points - wifi was not that great (not that we really cared!) and the house book could use a tad of updating regarding local restaurants. Overall such a pleasant home and great location. We simply loved it and highly recommend it! Date of arrival 30 July 2016

A memorable holiday

We had a wonderful nine days in Italy. The villa was ideal for us: a family of eight spanning three generations. The Villa itself was spacious and unique with so many interesting rooms and features, including a large playroom with table tennis and a piano. We very much enjoyed eating out in the portico just outside the kitchen. The grounds were extensive and in addition to the many hours that we spent in the pool we also managed to have a family football game on the miniature football pitch and the children had plenty places to hide in our daily game of hide and seek. Relaxing in the gardens or next to the pool was a joy. The gardens were secluded and surrounded by beautiful countryside. We used the villa as a base to travel near and far. Nearby was Assisi, Perugia, Todi, Lake Trasimeno and the Waterfalls of Marmone. We also travelled to Rome and Florence. We made good use of the supermarket in Todi, only fifteen minutes away by car.

From the moment we booked until our holiday was over Massimo, the owner, responded promptly to all our emails and all our questions. Susan showed us around the villa on our arrival and suggested places to visit. Rosalba, the housekeeper, who arrived for a couple of hours each day was very friendly and helpful.

One day we hope to return!

Posto meraviglioso esattamente come da foto immerso nelle colline umbre. la casa grandissima ottima soluzione per più famiglie e poi che dire della zona piscina...fantastica. la signora Rosalba sempre molto carina e disponibile ci ha cucinato un ottima cena umbra! Assolutamente consigliato alle famiglie che cercano un po di tranquillità ma anche ottimo punto di partenza per visitare questa bellissima regione.=
