I moved here from L.A. by way of Colorado 15 years ago, it was a 'quality of life' decision that I don't regret even though small town life has it's own challenges. My husband and I were furniture 'reps' for a number of west coast companies and 13 years ago opened Peyton's Place a home furnishings store and design studio, here in The Plains, population 201. And somehow it worked. I must admit, it was my undying love of horses that precipitated the move here and playing with my horse is my favorite pastime still. If you'd like to share a glass of wine hear the crazy stories about our lives since moving here, just stop in Peyton's Place and we'll bend your ear for a while.

I always wanted to live and work in the same town, reduce my carbon footprint and my stress, become part of a community like this one and try and live a simpler life. Moving to The Plains, Va., population 200 allowed me to accomplish all of those goals in one fell swoop. I can't imagine ever living in a city again, although they're still fun to visit.
A visit to the country is always relaxing, but staying in town, population 201, is really different. You get to experience what it's really like to live in a small community. Just open your door and walk to three wonderful restaurants, art galleries, antique store and tea room. Our place is really private, not like your typical B&B so you can hang out and just watch movies or read or get in your car and go to a winery or antiquing in the other small towns nearby, like Middleburg, Upperville, Warrenton, Marshall, each one has it's own unique flavor.
I just stayed in Peyton's cottage last weekend. My sister lives nearby but has a house full with 4 kids. The cottage was very clean and adorable!
Love the decorations! It is a great location. You can walk to all the shops and restaurants. I brought my large rescue dogs and it was great. They loved the large floor space to lay around. Lots of great places to walk dogs and fields for playing catch. Peyton & her husband were very friendly and helpful! I highly recommend this lovely cottage and area!
We stayed a week in Peyton's charming cottage in The Plains while we came to town to visit our families. The location was ideal for us, but even better, the cottage was a warm and welcoming place for us to return to every evening. Peyton has decorated it with every thoughtful detail in mind, and we loved her use of fabrics to create a delightful space (no surprise, given that she runs a home decorating shop next door!). It really felt like a home-away-from-home for us. The Plains is our favorite town in the area, with three outstanding restaurants just around the corner, though it was wonderful to have a kitchen in the cottage so we could prepare our own breakfast. We will look forward to returning!!
My family and I enjoyed our stay at this cottage in November 2014. The property is well maintained and clean. We found the location to be quite convenient for visiting Middleburg and wineries in Delaplane. Be sure to have a meal at Forlano's, just steps away!
We didn't get to meet Peyton but, Kenny made us feel welcome from the moment we arrived. He went out of his way to make sure we were comfortable. The cottage was beautiful, the people were friendly and the food was wonderful. I can't wait to go back!

My husband and I stayed at this quaint little cottage during the VA Wine Festival. We wanted to stay close to the festivities, but I wasn't holding my breath on finding a place. When I came across this little cottage, I was so happy. I figured I had waited too long to reserve, so I was pleasantly surprised when Peyton replied to my message so quickly to let me know that there was a vacancy. Peyton and Kenny were so accommodating with our check in. We came early just to make sure we knew where we were to go after the festival and Kenny showed us in with no worries of our early arrival. We had a fabulous time at the festival and were so happy to have a 5 minute drive back to our cottage. We had dinner at Forlano Market, recommended by Peyton. It was a fabulous meal after a wonderful day. To our surprise, our dinner was served by none other than Kenny!! We didn't get to meet Peyton because she was out of town that weekend, but maybe next time. If you are looking for a quiet weekend of wining and dining, this is a great place to go. There are so many terrific VA wineries nearby and countryside is beautiful! We would definitely come back!! Thank you, Peyton and Kenny for a very nice stay!!
My husband and I have stayed twice at this property -- once in this cottage and once in a brand new unit. We will be back. Peyton and Kenny exude relaxation and enjoyment. We have visited this area often and have yet to find anywhere else as convenient, well-appointed with amenities, and spacious for this price. We spent our days traveling to the wineries and antique shops and our evenings in The Plains, which is highly underrated in my opinion. We have had great meals at Forlano's and several places nearby in Middleburg. We love the privacy of these units but the friendliness of the owners. They are so easy-going but always there if there is a need. I also have to add that both stays, the bed was the MOST comfortable bed I've ever slept on. If you are looking for a place where you can relax after a day of countryside exploring, this is it!
