The entire second floor of UpYonda is your King Master Bedroom with en suite Bath ... full shower, jacuzzi tub and washer/dryer. Additional accommodations in the suite include a daybed and trundle, perfect for those travelling with children.
Two additional Bedrooms are located on the 1st Floor ... a Queen with en-suite powder room ( second mini-Master?), and a Twin room (2 beds), making the house perfect for seniors and the mobility challenged.
A Full Bath in the Hall services these bedrooms, completing the guest sleeping accommodations contained in the house.
Seasonally, MAY through SEPTEMBER, the Cabin ... think "glamping" ... offers 3 twin beds, providing an opportunity to spread out. With 2 window A/C units, circulating fans and a television. Teens and the young at heart love it, giving them their own "space". Please note the cabin is available by request, only and there is a $10.00/night use charge. Must be requested for the entire reservation period.
NOTE: 1st Floor bedrooms make this property especially suitable to guests having physical challenges. There are 3 steps into the house, but wide steps make it a reasonable access point except for the most physically challenged.
Move towards the back of the house ... water side ... and you enter the Great Room.
Stretch out in our deep seating around the fireplace (operates 10/15-4/15), or enjoy a family meal at the owner made recycled barn wood farm table. You'll be able to prepare just about anything in the fully fitted Kitchen, all the while enjoying sweeping views of the water at every turn. The newly installed fluorescent under cabinet lights provide excellent countertop task lighting.
Walk seamlessly out onto the entertainment sized Covered Rear Porch with overhead fans before stepping down to the Lower Deck where you will enjoy the Hot Tub, Gas Grill, and multiple seating, sunbathing, and dining options. You'll be hard pressed to tear yourself away.
Enjoying time on, or in the water could not be easier. Located within a stone's throw of the Chesapeake Bay, if you bring your boat or jet ski you'll be able to launch it from local marinas and tie up at the house. We offer plenty of dock space and a 4' MWL.

Swim off the dock, or head to the very private VI-MAR beach, located just minutes from the property. Or, a few more minutes up the road to Hugletts Point where you will find a wide sand beach to yourself. Be sure to experience the FREE 2 car ferry to/from Sunnyside dock in Reedville across the Little Wicomico River to Ophelia (M-F 9am-4:30pm; Sat to Noon, weather permitting). It's a dying river crossing option, so don't miss the opportunity to meet the retired waterman operating the ferry and ask him a question, or two. He's a delight and loves to share his Northern Neck with visitors.
For those wanting to combine a leisurely paddle and day on the sand, head out to the Little Wicomico with a picnic lunch, pull up onto one of many water-only accessible sand beaches and enjoy your day. One favorite is just past the Sunnybank Ferry ... Coles "Island", a State governed peninsula with a beach that stretches out into the Chesapeake Bay. Accessible ONLY by boat, you will be one of the few "in the know", here.
Of course, you need not leave the grounds to be entertained.
From the outdoor games, to the hot tub, to sunbathing on the decks, to crabbing or fishing off the dock ... crab pots, fishing poles and basic tackle always available ... to enjoying a lazy afternoon on the breezy porch or swaying in the hammock with your favorite book, or an evening around the firepit roasting marshmallows or grilling oysters and telling stories... well, we hate to leave and know you will feel the same once you've spent time at UpYonda.

Virginia Beach and it's boardwalk, concerts, and amusement arcades are ca. 1.5 hours away, making it great day trip option.
For the BEST in oyster dining, head to Merroir at Locklies Marina ... cross the river at White Stone towards Topping, turning towards the marina. A dining experience you'll not have anywhere else ... in good weather on the crushed shell patio overlooking the Bay and the marina; in poor weather inside on the enclosed deck. All year 'round. A tad spendy, but inventive menu and the freshest oysters, nice selection of wines/beers, friendly and knowledgeable staff.

Kilmarnock ... shopping for essentials and antiques, as well as a host of restaurants featuring local cuisine and micro beers. Personal favorites include The Kilmarnock Antique "Mall", the ASPCA Thrift Shop, The Car Wash Café (breakfast and lunch, only), Northern Neck Burgers, Tri Star County Market, and the street car ice cream stand (seasonal). Best BBQ? Savannah Joes. Beef, porch or chicken, all slow smoked, with true "Southern" sides. Beyond great.
Bringing your dog? Kilmarnock's recently completed Dog Park is a great place to let your dog enjoy some canine company and for you to connect with like minded locals to get the (pardon the pun) scoop on dog friendly outing options in the area.

Or, bring a few dozen fully steamed and seasoned crabs back to UpYonda for a real feast. Alternatively, watch for local crabbers posting roadside signs ... usually 3 dozen for $30, live catch.
For full immersion into history consider a day trip to Williamsburg.
Or, for the really young at heart ... Busch Gardens or Waterworld near Williamsburg make another fun day trip ... then back to the tranquility of UpYonda.

A MUST ... Little River Seafood Company in Burgess. Open Fridays and Saturdays, only. Fishermen bringing in the best the sea has to offer, specialty dishes and a gift shop offering more than the usual ... wonderful place for hostess gifts, wedding gifts, or a little something for yourself.
In Reedville you'll find the Reedville Boat Museum ... lots of local water history and lore, as well as boat related seminars, hands on events, and restored boats ... many for sale to benefit the work of the the museum. Great little seasonal ice cream operation at the bottom of the road, near the dock.
Don't miss a quick bite at the DAIRY BAR on Route 200 in Burgess ... watch for the PINK trimmed building and Holstein Cow Benches. Ice cream in every flavor and form, as well as great PIZZA and other specials. Or, stop in at Newsomes for lunch ... a cross between a diner and mom's kitchen.
Watch for local Crabbers offering their wares, as well as pop up vegetable stands ... fresh off the farmers' fields. Doesn't get better than this.
