About Matt & Brian
We are a couple of science nerds living in Boston who needed an escape destination in our favorite place on Earth - Provincetown. Matt is an analytical chemist and I'm an oceanographer teaching Physics here in Massachusetts. After a long, record-setting winter of drives to the Cape we finally own the place of our dreams. Our new puppy, Salem has not yet been to P-town, but we are working hard this summer to train her for the hustle and bustle of Commercial Street and the wet and wild beach days that are sure to appear on our agenda frequently.

Why Matt & Brian chose Provincetown
Needless to say, Provincetown is a singular kind of place. I've been vacationing here regularly since moving to Boston for graduate school, and it never ceases to amaze me how the sun always seems to shine just a little brighter and the birds sing just a little livelier than any other place I've visited. The property itself is a gem in that it is on the beach side of Commercial Street, extremely close to the ferry, just east of all the late night action, right across from the library, and next to Wired Puppy - one of the many excellent coffee shops in town. We love the feeling our new place evokes that we're away from it all, yet nothing is more than a 10 minute walk from our secluded slice of heaven.
What makes this Condo unique
Although the condo is aptly described as a pied-à-terre , there is ample room for 3 people, and the nicely appointed kitchen, complete with stainless steel appliances, is more than adequate for preparing your own food if the restaurant scene is not your preference. The unit is nestled among 8 others in the complex. A large inlaid stone just outside our front door is rumored to be the actual geographic center of town! The complex is quiet yet central, and when we saw that the unit had a deck and private beach only a few paces from the door, we were sold!

Right in the heart of everything!
Cozy studio, where your backyard is a private beach and your front yard is Commercial Street in Provincetown. You couldn’t possibly run out of things to do with great restaurants, niche stores everywhere and art galleries galore. Plus a variety of shows to watch. I forgot to mention bike rentals to tour the beautiful forest right next to the two pristine beaches. My wife and I thoroughly enjoyed every minute of our short one week stay at this quiet, cozy gem!!
Lovely but tiny space - not good for three guests.
The property was lovely and well cared for . But it should not be offered to groups of three . The three of us and our three suitcases filled the space and we could even not move around . In order to open the fridge we had to move a heavy leather chair . Then , to sit down , we had to push it back near the fridge . The one night we slept there ( I ended up renting a hotel room for an additional $2,000 ) we had to place furniture outside and stack furniture inside in order to sleep ( with the Murphy bed down ). We were unable to relax on the space due to how cramped we were. There is no way we could have cooked . This space is meant for one or two guests , max .
I would like to reiterate that we are sorry you were not able to find a way to enjoy the studio. I would also like to reiterate what was said in our Homeaway e-mail exchange:
When you asked about having a third guest for a single night, I was clear that this guest would need to sleep on the sofa in the same room as the murphy bed, and that although it would work, more than a single night would be unwise. It sounds like your guest planned to join you for longer than you represented in your query. Additionally given this exchange, before accepting your booking request I referred you back to the unit's detailed description on Homeaway so that the possibility you were unclear about the size of the unit would be eliminated. You booked regardless of this exchange and my clear attempt at cautioning you.
We endeavor to be clear about our unit and whom it will serve well. I hope that in the future you will read property descriptions more carefully and communicate more effectively with owners so as to guarantee your needs are met. Having to spend extra money to book a hotel room is certainly regrettable. I wish you had contacted me upon your arrival so that I could have suggested ways of using the space more effectively. Not contacting me at all during your booked stay was unwise, and rendered impossible the chance that I might be helpful.
Great place to stay!
We thoroughly enjoyed our stay at Brian and Matt’s adorable little hideaway in Provincetown. It is tucked away off Commercial Street away from the hustle and bustle of everything. It is so private that you almost believe you’re in your own little oasis.
The beach is just steps away from the condo with a beautiful view of Provincetown harbor. The accommodations inside had everything we could possibly need to make our stay enjoyable. The deck area outside was perfect for an early dinner for two or just a nightcap where you can enjoy the lush gardens and twinkling lights.
We recommend staying here if you are considering a stay in P-town but like to have some privacy and still be in the thick of everything. Brian and Matt go out of their way before, during and after to make sure your stay is perfect in every way and ours certainly was!!!!
Outstanding In Every Respect
We have used VRBO several times before and have been mostly pleased with our rentals but this was our best experience EVER! To begin with, the location is absolutely perfect; very private and quiet yet within minutes you can be downtown on Commercial Street with all its great places to eat, shop, or just soak in the eclectic scene. We parked the car and never touched it again until we left (but as the host provided info reminds you, be sure to check what nights you have to be off the street for street cleaning....my mistake). The unit's deck overlooks a beautiful courtyard garden and was a great place for morning coffee and tea. The private beach was not even a minute away and great for walking, reading, sunning, or just watching the waves....people were incredibly friendly and we were entertained by a wedding rehearsal one day and an impromptu African dance troupe performance on another! Lastly, this was the absolutely best equipped rental we had ever experienced. I arrived with my usual bag of "necessaries" that we've always needed in other rentals (a good chef's knife, sponges, etc.) that I never had to use. Literally everything you might need for a great stay was already there.....wonderful! Thank you, Brian and Matt, for sharing this great property with us!
We loved our stay in Ptown! The space was in a perfect location, and had everything we needed.

This place provides everything you need - a bed, a couch, a kitchen, and a bathroom. Neighbors are friendly, location is close to the hustle and bustle of Commercial street, but insulated and quiet.
Additional information about rental rates
Special weekends such as Memorial Day, Labor Day, Spooky Bear, Holly Folly, Valentines Day and Presidents' Day are generally at premium nightly rates. E-mail for pricing. One half of the rental amount is due when booking. The final 50% of the rent and a security deposit of $200 are due 60 days before arrival. If no damage is discovered, the security deposit will be returned 14 days after checking out. The cleaning fee is $200.
