About the Property
7 Bedrooms, 5 bathroom Duplex available as a whole house or as separate levels
This vacation rental is ideal for large groups with its 7 bedrooms and 5 bathrooms. It is a duplex with 4 bedrooms and 2 ½ baths upstairs and 3 bedrooms and 2 baths downstairs. Each floor is self contained so there are two full kitchens, two living rooms and two dining areas, plus there is a downstairs patio and an upstairs deck, each with a barbecue and outdoor seating. There is room for all 14 guests to gather together, plus there is the opportunity for privacy. Many groups come year after year with their extended families and friends.
The floors can also be rented separately if just 3 or 4 bedrooms are needed. Please call or send an inquiry for more information.
Weekly rentals are offered throughout the summer. Summer rentals are available only on a 7 night weekly basis, running from Saturday to Saturday The rest of the year is offered as a 9 months lease. Please call or inquire for more information on the 9 month “off season” lease.
Altogether the beds are: 1 King, 2 Queens, 8 singles. All bedrooms have full sized closets and dressers. Linens are provided by a linen service and the number of bath towels and beach towels is flexible. All beds come with comforter-style bed spreads, pillows, and mattress protectors. Light weight blankets are provided. All bathrooms have a full vanity with drawers and new granite counter tops and porcelain sinks. Hair dryers are provide in each bathroom. Hand soap is provided but shower products and paper products are not.
THE 4 BEDROOM UPSTAIRS LEVEL has a standard king bed master suite with adjoining bathroom with a stall shower. A second bedroom has a queen bed. The other two bedrooms each have a set of twin beds. There are two bathrooms adjacent to the queen and twin bedrooms. One is a full bath with a tub/shower combination and one is a half bath with a toilet, sink and vanity.
THE 3 BEDROOM DOWNSTAIRS LEVEL has a queen bed master suite with adjoining bathroom with large stall shower. The second bedroom has a set of twin beds. The third bedroom has a single trundle bed, with a single second bed that rolls out if needed. Or there is room for a portable crib if you want to bring one. These two bedrooms share a full bath with a tub/shower. All the downstairs bedrooms and the living room feature furniture by Drexel and Ethan Allen.
The kitchens are fully equipped with dishes, utensils and cookware and each has a full size refrigerator with ice-maker, full size oven, 4-burner electric cook-top, microwave and dishwasher. There are two large Weber propane barbecues, one on the downstairs patio and one on the upstairs deck.
The living rooms are fully furnished and both have flat screen televisions and DVD players. They each have a gas log fireplace. There is also a television in the downstairs master bedroom. The dining area downstairs seats 6 people at the table plus 2 people at the adjacent counter. The upstairs dining seats 6 people at the table plus 4 people at the adjacent counter. A fold up table is also provided which can seat 4 people.
The deck and patio each have four swivel patio chairs with two cocktail tables. The patio faces a small rose garden with a seating-height low wall. It is a great place for relaxing or people watching. The upstairs deck affords more privacy but is open to views. 4th of July fireworks are partially visible from the upstairs deck. The full fireworks show can be seen from the bay just one block away.
Parking for two cars is provided in a street level carport. Street parking is also available, and due to the proximity to the downtown main street, there is a frequent turn-over, so finding additional places within a block is usually possible.
Many of our guests come back year after year for their family vacations. They enjoy our pride of ownership in our well maintained, nicely furnished and spotless beach house. Among our rental agents, it is considered the cleanest house on the island.
This beach house is uniquely situated on a southern corner lot with plenty of sunny windows and ocean breezes. Part of the charm of Balboa Island is the layout of the lots but many of the houses are sandwiched together blocking good light and breezes. If you want to escape the heat of your hometown, our house is your best choice for comfort.

About the owner: My sister and I grew up in La Habra Heights where our favorite pass time was going to the beach. Now I live in the mountains near Lake Tahoe and my sister lives in Redlands. We enjoy getting together every year for a few weeks at our family beach house on Balboa Island.
Why the Owner Chose Newport Center, Newport Beach, CA, USA:
My grandmother bought this property around 1930 from her sister who lived a couple blocks away on Apolena. When I was in high school, my parents built the existing duplex and my mother lived there for many years. Now my sister and I are lucky owners and dream of our retirement on the Island someday.
